    Attracting the right tenants is fundamental. Collectively, we have many years' experience successfully letting property in and around Chandlers Ford. All our staff are local property experts. We will provide a free, no obligation rental valuation service which will include listening to your individual needs, understanding your position and requirements, considering local supply of stock, researching rental trends and reviewing the condition of your property.

    As part of our Fully Managed Service, we arrange for a professionally compiled inventory of the property's contents and condition, carried out by an independent inventory company. This will give you a detailed and accurate written and photographic snapshot of your rental property both internal and external, including condition, decorative order, fixtures, fittings, meter readings and any contents included. Throughout the course of the tenancy, regular quarterly inspections will be carried out to help protect your investment.

    We offer the full range of different service levels from Tenant Find Only, to Rent Collection and Fully Managed.

    Rent Collect

    For landlords who wish us to administer their rent but deal with repairs and maintenance themselves, we offer a rent collection service. We market your property following our initial visit, arrange accompanied viewings, find a suitable tenant for your property, run full tenant referencing checks, organise a professional inventory and draw up all the necessary legal paperwork for sign up and move in. We also collect and transfer the first month's rent, deposit and ongoing monthly rental payments, chasing any late rent payment when necessary.

    This service is suited to landlords wishing to manage the maintenance issues for their own properties but pass on the tenant find and rent collection duties to Sparks Ellison.

    Renting a Home

Remember, although renting a property may not be such a long-term commitment as a property purchase, there's still plenty to consider such as the location, budget, length of tenancy and the property specification.

    Find Your Property

    Once you've found the property that ticks all the boxes, you may need to act quickly to secure it as the rental market moves much faster than the sales market. You'll need to pay a reservation fee to confirm your intention, a tenant set-up fee and provide ID for every adult occupier which needs to be verified in person. Landlord references, credit checks, proof of income and evidence of UK residency via the electoral role will be requested via our referencing agency, Let Alliance.

    Reservation and Set Up Fees

    After carrying out ID checks, a reservation fee and tenant set-up fee will need to be paid, the property is then taken off the market and the referencing process begins.

    Tenancy Agreement

    Once referencing has passed the move in date will be confirmed and a draft Tenancy Agreement issued along with other relevant paperwork. The Agreement is a legally binding document which sets out the terms of the tenancy and protects the rights of both the tenant and the landlord, and spells out the obligations on both sides. All relevant parties must sign this document which sets out the responsibilities of the landlord and tenant. Read this document very carefully as it may include for example responsibilities concerning pets, time away from the property or business use. Your belongings will not be insured by the landlord so we strongly advise that you take out contents insurance when renting a property. We can provide you with details of an insurance provider.

    Deposit

    A deposit (normally equal to one and a half month's rent) is taken and registered with the Tenancy Deposit Scheme against any issues which may be highlighted at check out, such as damages or cleaning.

    Money Matters

    Five days before move in, you will need to pay the first month's rent, the deposit, and a check-out fee to be used at the end of the tenancy. The reservation fee will be deducted from these completion monies. Please note however that without cleared funds by the day of move in we are unable to release keys. In most cases, future rent payments will be made monthly and paid by standing order. You will need to come into the office on move in day at a pre-arranged time in order to sign the Tenancy Agreement and other paperwork, and to collect the keys.

    Inventory

    In order to protect all parties, an inventory is prepared which lists in detail the contents and condition of the property at the time you move in along with supporting photos. You will be given this ingoing inventory at move in / sign up and asked to check it through, annotate if necessary, sign, date and return to this office within 10 days. The signed version will be held on file and used for the check out at the end of the tenancy in order to establish an accurate comparison between move in and move out. If the inventory is not returned this could have an impact on the return of your deposit.

    Visits

    Your landlord or agent will want to visit periodically to check that everything is in order, usually three or four times a year. This is standard practice and nothing to be alarmed about. If there are any problems with the property in the interim, for example if there are any breakages or faults, you must let the landlord or agent know as soon as possible.

    Tenancy End / Renewal

    As your tenancy fixed term approaches its end date, you will need to decide whether to extend your stay or move out. If you wish to extend your tenancy, we will talk you through your options, talk with the landlord and sort the necessary paperwork.

    If you decide to move out, you must give the required notice in writing. A tenant is required to give one month's notice from the Agreement start date / rent due date. During a fixed term contract this can be given one month from the end of the fixed term; in a periodic contract this can be given in any given month.

    Moving Out

    You will be sent a move out check list and asked to leave the property in good, clean condition. Any professional cleaning carried out prior to move in (for example, carpets, oven etc) obliges you in law to return the property in the same condition and so you will need to arrange for professional cleaning to be done and provide a receipt for this work.

    You will need to hand the keys back on the last day of the tenancy. A professional check out will be carried out after you have vacated and a copy of this report sent to both you and the landlord. If any issues are highlighted at check out the landlord can propose deductions from your deposit for remedial works. Agreement on deductions will be sought from both landlord and tenant, and once this is resolved your deposit or the balance will be returned to you.

    Debbie is our Lettings Director and joined the team in 2015 to head up our growing Lettings operation.Debbie has a wealth of knowledge and experience in Lettings having moved into the Lettings industry in 2004 after 11 years working for HSBC. She is a qualified member of the Association of Residential Letting Agents, demonstrating her high level of professionalism and care for her customers. She is passionate about doing things the right way in the complex field of Lettings, which is driven by ever changing legislation.Debbie lives in Chandlers Ford with her husband and daughter, which also gives her an excellent understanding of the local market and local infrastructure including schools.

    Liz is the newest member of the Sparks Ellison team, having joined in October 2015.  Liz has a dual role within the company combining a weekday role in Lettings with weekends in the Sales team.  Liz supports Debbie with a number of aspects including Property Inspections and viewings. Chandlers Ford born and bred, Liz has a thorough understanding of the local area and also successfully completed the sale of her own property in 2015 with Sparks Ellison. In her spare time she enjoys spending time with her family (usually on the side of a wet football pitch) and walking her dog. Liz would love to visit New Zealand as her cousin emigrated there 10 years ago and take the boys along one of the famous hiking trails'.

      Adam Sparks CertREA - Owner
      Born and bred in Chandlers Ford, Adam Sparks is a founder Director of Sparks Ellison and has been working in estate agency since 1986. With a commitment to quality and an instinctive understanding of property matters, Adam is a skilled negotiator and has particular expertise in marketing and branding. Educated locally at Scantabout and Thornden schools, he is married to Zoe and they have a son Henry. Sport-mad Adam lists golf, cricket, football, running/gym among his pastimes, and he is passionate about affording children the best coaching in sport to develop life skills. He coached a junior Hiltingbury side for seven years and is now the junior organiser at Stoneham Golf Club. Adam, who holds a Certificate in Residential Estate Agency from Reading University, attributes Sparks Ellison's success to the team of dedicated, professional and outstanding people. He has been fortunate enough to have travelled to over 30 countries and in 1990 took down part of the Berlin Wall, and (eventually) would like to retire to a warmer climate, play golf and indulge in good food and wine!

      Mark Ellison MNAEA - Owner
      Mark Ellison is a founder Director of Sparks Ellison and has been working in estate agency since 1993. With a seat on the National Advisory Council for the Relocation Agent Network, Mark knows the property world inside out.  Mark is ambitious, charismatic and with a deep-rooted commitment to customer service. Married to Tracy since 1998, with two boys Chris and Mikey.  Mark loves football and is not only a  qualified referee, he also manages Botley Village Under 13s (Mikey's team) and the Under 15's (Chris' team) along with being Vice Chair of the club . He's also a Saints season ticket holder. Less well known is that Mark's family tree contains the famous playwright Oscar Wilde and that he proposed to Tracy whilst on top of the Arc de Triomphe in Paris. Mark's motivation in creating Sparks Ellison was to build a business which would enable him to provide a great future for his family. His dream is to walk to Machu Picchu along the Inca trail in Peru.

      Chris Bailey MNAEA - Associate Director
      Associate Director Chris Bailey has been with Sparks Ellison since 2009 and has a further 12+ years in estate agency. An invaluable member of the team, Chris is fully conversant with all aspects of property valuation and marketing for both sales and lettings. Happily married to Sarah, and proud to have three sons, Luke, Jack and Harry, Chris lives in Southampton. Among his interests are playing and watching football, involvement in coaching and development of youth football, and reading autobiographies. In 2005 he ran up Ben Nevis, the highest mountain in the British Isles, and raised over £1,500 for CLIC Sargent, a charity for children with cancer. Above everything else he feels passionately about his family's happiness and well-being. Top of his Bucket List is to travel across America in a Winnebago, planned for his retirement years!

      A pivotal member of the Sparks Ellison team, Nicola Waddilove looks after the Sales Progression and has been with the firm since its inception in 2003. Prior to that she gained five years estate agency experience with a National chain. A tenacious, organised and committed communicator, Nicola's key strengths include progressing sales, dealing with solicitors and clients throughout the often complex property chains, updating and advising all parties to reach a successful completion. She lives in Chandlers Ford with her husband Paul and they have one son, Daniel. When not at work, Nicola enjoys swimming, gym, cooking and socialising with friends. What many people don't know about Nicola is that she donated a kidney to her twin sister in 1994. One day, she would love to travel to Canada to see the brown bears. She believes passion and drive to deliver an outstanding service are the keys to Sparks Ellison's continued market leading position.

      Rachel Healey - Sales Consultant
      Sales Negotiator, Rachel Healey joined Sparks Ellison in 2012 and initially became part of the team to work at weekends, whilst working during the week for the Holiday Inn as a Sales and Marketing Coordinator. Both roles demanded strong communication skills and a positive outlook, working with the general public in a customer facing role. As a result of enjoying Estate Agency so much and being part of a positive, energetic team , Rachel became a full time Sales Negotiator in March 2016. She lives in Chandlers Ford with her two children, Holly and Samuel, and in her spare time she plays netball for a team in a local league. Rachel would love to visit Paris and go up the Eiffel Tower!

      Victoria Robinson - Sales Consultant
      Sales Manager Victoria Robinson has been working with Sparks Ellison since 2005. Victoria has three children and has been a resident in Chandlers Ford since 2003 so is well placed to offer advice on local schools and things to do. Prior to starting a family, Victoria worked in customer services, primarily for the financial services divisions of major banks at management level, so has considerable experience in ensuring service standards are met. Having seen many examples of both brilliant and awful customer service, she believes that nobody should be on the receiving end of anything less than excellence! When not at work, Victoria loves spending time with her family, plays chauffeur to her children (!), enjoys spending quality time with her friends and loves shopping, books and music. Victoria grew up in Singapore and among her school trips was a week in a Malaysian rainforest; she hopes one day to return with her children to share just a few of the wonderful experiences she enjoyed as a child.

      Lisa Chalk - Administrator
      Administrator Lisa Chalk plays a key role within the team, keeping the office running smoothly and everyone on their toes! She has been with Sparks Ellison since 2006. Lisa lives in Chandlers Ford with her husband Derek and, when not at work, loves walking, camping, travel, growing vegetables and socialising with friends. Among her passions is The National Trust; she admires the work it does to restore and protect historic houses and monuments, along with its gardens and footpaths which enable people to walk and enjoy the gorgeous English countryside. When Lisa retires, she hopes to complete the 630 mile South West Coast Path from Minehead to Poole with just a back pack and her husband! In describing Sparks Ellison's success, she speaks of dedication, determination to be the best agent, 100% commitment to customers, positive attitude, and organised, self motivated staff.

      Zoe Sparks - Sales Consultant
      Another original member of the Sparks Ellison team, Zoe  is a Sales Consultant. Success in this varied and challenging role demands effective communications with colleagues and customers. With a degree in marketing and a background in marketing management for a banking company, Zoe brings her flair for creativity and marketing into activities across the organisation. She lives in Chandlers Ford with her husband, founder Director Adam Sparks, and the couple have a son Henry. Zoe and Adam are rightly proud of Henry and all his sporting achievements: County Cricket and County Golf to name but two. When not at work, Zoe loves gym classes, travelling, baking, fashion and watching cricket. A keen traveler, Zoe has visited over 30 countries. A dream for the future is to tour the Far East.

      Kim Rushton - Sales Consultant 
      Sales Consultant Kim Rushton is married with two young girls and has lived in Chandlers Ford for 14 years. She has worked with Sparks Ellison since 2007 and had previous experience in the customer service sector working for a large insurance company as a Claims and Complaints Manager and Fraud Consultant, managing a team of 13 staff. Top of her list of passions is her girls, and she also enjoys movies and going to the cinema. She has just started circuit training, but wouldn't list this as a passion! Her claim to fame is that she once had afternoon tea with Billy Connelly, although nobody is quite sure how that came about! She believes that Sparks Ellison stand out from the crowd because they have an extremely motivated team of people with high standards who are consistently offering an excellent level of customer service.
