    PROSPECTIVE TENANT INFORMATION


    1.Holding Fee

    This is required to secure a let subject to contract and acceptable references. This equates to one weeks rent and is payable once your application has been sent and you have received a copy of the specimen contract. This payment will go towards the first month's rent.

    We reserve the right to keep part or all of your holding fee if you as the Tenant:

    1. Withdraw your application

    2. Provide false or misleading information (examples of this is if you complete your application form incorrectly or if you do not advise of something that will come up in your referencing checks- this commonly applies to income or landlord references)

    3. Fail the right to rent checks

    2. The Security Deposit is equivalent to 1.5 months rental and is held by us as stakeholders. If there is a dispute we will forward the disputed amount to The Dispute Service.

    3. The rent is payable in advance and should be clear funds by the time the rent is due. Once the initial payment has been made, future payments should be paid by Standing Order in reference to our Terms and Conditions of our Tenancy Agreement.

    4. No smoking is a requirement of all our properties as per our Landlords request. Should smoke damage occur then damages can besought by the Landlord.

    5. Utilities Bills such as Council Tax, Water Rates, Gas, Electricity, Telephone and TV licence are the responsibility of the Tenant, unless otherwise stated. We will notify the provider at the check in and check-out of the Tenancy.

    6. The Landlord is responsible for the insurance of the building. Items belonging to the tenant should be insured independently. A charge will be made for the renewal of the tenancy. We will also require a copy of the contents insurance. The Tenancy once signed by both parties is legally binding, which commits both the Landlord and the Tenant.

    Forest Favourites - Esther lives in the pretty town of Christchurch with her husband, twin teenage football mad sons and her daughter. Esther enjoys her drive into work though the forest but at weekends you will find her pitch side cheering on her sons or walking her Jack Russell called Roxy.
