    Managed Service - You simply turn over all aspects of letting your property to us. We'll find tenants, agree the tenancy and maintain the property.

    Or

    Let Only Service - We'll set up the letting - finding tenants, referencing, & collecting the 1st months rent & registering the deposit with The Deposit Scheme, the Landlord then manages the property.

    Stephensons are always ready to help and advise on all aspects of current legislation. We are regulated by the RICS, NAEA & deposits are registered with The Tenancy Deposit Scheme.

    • Reference Requirements

    REFERENCE REQUIREMENTS

    All tenants will be referenced by Homelet, an independent referencing agency. It is a Homelet requirement that a tenant's gross monthly income is a minimum of 2½ x the monthly rent and that tenants should have been permanently employed in the UK for the previous 6 months.If you do not meet these requirements a guarantor may be required. A Guarantor's monthly income should be 3 x the monthly rent.

    Each applicant aged over 18 must complete the application/referencing forms.

    Applicants who cannot provide the required documents will not be accepted.

    We will require copies of the following documents to prove current address and identity:

    Driver's licence showing current address

    Council Tax bill

    Utility bill dated within the last 3 months (not mobile phone)

    Bank or credit card statement (dated within last 3 months) or current mortgage statement

    Confirmation letter from employer (on company headed paper)

    Proof of Identity

    The Immigration Act 2014 requires us to check the right to rent. Each applicant must, in person at the office, provide a copy of one of the below.

    Passport

    National Identity Card

    Biometric Residence Permit

    If the applicant does not possess these, other documents may be acceptable. Contact the office for details.

    • Application process

    We require a holding deposit of 1 weeks rent. Following receipt of the deposit, we will proceed with references & credit checks. The parties have 14 days from receipt of the deposit to enter into a tenancy agreement unless an alternative timescale is agreed.

    If the Landlord decides to proceed with the tenancy the holding deposit will be held towards the tenancy deposit.

    Where the landlord / agent decides not to proceed with the tenancy, the deposit will be refunded to the applicant unless:-

    1) The tenant fails a Right to Rent check regardless of when the deposit was accepted.

    2) The tenant provides false or misleading information to the Landlord or letting agent, which the Landlord is reasonably entitled to consider in deciding whether to grant the tenancy because this materially affects their suitability to rent the property.

    3) The tenant notifies the Landlord or letting agent before the deadline for agreement that they have decided not to enter into a tenancy agreement.

    4) The tenant fails to take all reasonable steps to enter into a tenancy agreement.

    On receipt of satisfactory references each adult will be required to sign the Tenancy Agreement. We will require payment of the initial month's rent & the Tenancy deposit (5 weeks rent less the holding deposit). Payment can be made by bank transfer, debit card, bankers draft or Building Society cashiers cheque. We do not accept credit cards.

    NOTE

    All applications for tenancy are discussed with the Landlord. The submission of a completed application form does not guarantee the offer of a tenancy.

        Hi Iain, Sarah and Laura, I just wanted to take some time out this weekend to write you this email of thanks. A couple of weeks have elapsed since Completion - and for us, we seriously needed some time to pause, and reflect - as it was a very busy and emotionally exhausting time. I know that we paid you a fee for your professional estate agency services in the sale and acquisition of Poppleton Hall Cottage, but with the time elapsed - and the difficulties as the chain meandered along, I think it became more than that. I think we all invested a lot of emotional energy in this chain of craziness! We just wanted to say a big thank you for your assistance and tenacity in getting the deal over the line. It was a stressful time for us a family, so apologise for the volume of emails and difficult conversations at times. But, the great news was that in the end it all was resolved.
        Oliver - I am sure you know this already - but you do really have the best team of staff working for you in the York office. I will continue to recommend Stephenson's to anyone who's asking, and many thanks again for helping us sell our home, so we could acquire and build a future home (for life!!). Lots to do, but I look forward to inviting you all (summer 2021?) to our house warming (if Covid allows - ha ha).         Dear Oliver, I am just writing to say how happy we were with the fantastic service provided to us by Sarah and, during Sarah's holiday, by Ian during our recent sale of Ascot Court. It was a strange, confusing process at times; covid was an unexpected factor and our buyer's conveyancing company, combined with our managing company, made it a difficult few months. Sarah was - at all times - a model of efficiency and compassion; we were never in any doubt that she was working extremely hard on our behalf to get our sale pushed through. She was extremely kind and considerate throughout the whole process; our wedding and honeymoon plans had been devastated by covid and she took considerable care in trying to ensure that the house move did not have a negative affect on our plans. We felt that Sarah really cared about us, which is a credit to her, considering how tough this year has been on everybody. She has been utterly superb and we are incredibly grateful to her for her hard work. Likewise, both Iain and Laura were extremely pleasant and helpful. Ian took over our sale when Sarah went on holiday and did so with seamless professionalism.
