    Our dedicated team has experience in every step on the lettings journey - from preparing a property for the market through to property searches, the tenancy process, property management and renewal and termination of the tenancy.

    Fees are payable by the Landlord commensurate with the rental achieved and the total period that the Tenant we introduce occupies your property and are set out in more detail in our Terms of Business.

    Tenants are required to pay administration and reference charges and inventory check out charges.

    Temples service is designed for the Landlord who does not wish to become directly involved with the Tenant, the collection of rent, who wishes Temples to look after maintenance of the property and perform all other functions of management.

     

    Letting & Tenant Management Service

    • Carry out rental appraisal and establish current market rent.

          Market the property.

    • Arrange & accompany viewings.

     

    • Process applications including taking up our standard reference procedure.

     

    • Preparation & execution of Tenancy Agreement.

     

    • Collection of initial Tenant monies (deposit & first months rent).

     

    • Preparation & execution of Schedule of Condition & Inventory.

     

    • Demand monthly rent.

     

    • Check Tenants in & out.

     

    • Advise local authorities & take meter readings.

     

    • Regular property visits.

     

    • Advise Landlord of property repairs/maintenance and act on the instructions provided.

     

    • Prepare & issue Monthly Statement of Account.

Professional Tenants

    Temples welcomes all prospective tenants

    Our trained and experienced staff will help you in any way they can. Type and Initial terms of tenancy.

    Tenancies will be on an Assured Shorthold Tenancy Agreement for a minimum period of six months, unless agreed otherwise.

    Viewings It is our policy to protect the current occupier of any property advertised to let.

    An appointment to view the property must be made with the office in advance. A qualified member of our letting team will accompany all viewings; appointments are available between 9am and 5pm Monday to Friday subject to prior arrangement.

    Applying for a tenancy

    A completed "Temples Tenancy Application Form" with the supporting documentation will always be required.

    On receiving the Landlords approval

    Before a tenant moves in, you will be asked to sign the Tenancy Agreement and to pay the initial rent in advance plus a deposit usually the deposit is equivalent to six weeks rent.

    Tenants Insurance

    For the avoidance of doubt, the tenant's belongings, furnishings or equipment within the premises are his and are not covered by any insurance policy maintained by the landlord.

    The tenant is required to hold Tenants Contents Insurance to cover his personal possessions and accidental damage to the Landlords buildings and contents, additionally in particular the insurance obligations of an assured shorthold tenancy agreement.

    On taking up occupation

    A Schedule of Condition & Inventory will be provided at the commencement of your tenancy, you will be required to carefully check this through.This is most important, as the inventory will be our record of contents, condition of contents and condition of property.

    The document with any comments recorded by you will be lodged with the lease documents at Temples office.

    About Temples

    Temples Property Management (Bury St Edmunds) was founded by father and son partnership Derek & Daniel Wilson in 1997 with the aim of providing dedicated services to investment landlords and residential property investors.

    The decision to create the company was founded on the belief that serious property investors required the assistance of a professional services company to handle the day to day people and property problems that are experienced by landlords.

    Temples offer a full service to clients from the sourcing of suitable property, refurbishment, letting and management.

    Derek Wilson (Career Background)

    Derek retired in 1994 following a 34 year career with one of the UK's major banks and the last 15 years were at Director level. He then became a consultant in the field of investments, banking and marketing before agreeing in 1997 to work with his son in the creation of Temples.

    Daniel Wilson (Career Background)

    Following two years playing sport at a professional standard, Daniel settled into a career in residential property sales, investment, refurbishment and management for two of the largest property companies in the UK responsible for East Anglia and in particular the Bury St Edmunds area.

    Daniel who has some 25 years knowledge/experience of residential property investment, purchase, and refurbishment in the Bury St Edmunds and surrounding area is rightly proud of the fact that Temples are regarded by industry professionals as well as many leading local and national firms of solicitors, accountants, property developers, and house builders as leaders in the field of residential property investment, letting & management.

    There are no wild claims by Temples of being the number one agent however Temples let and manage residential property on behalf of individual/corporate clients and act on behalf of resident associations and freeholders of estates.

    Derek and Daniel are supported by an extensive hand-picked team of qualified property maintenance, letting & management staff who continually attend industry professional development courses and sit the appropriate examination.
