    Welcome to Tenantfinders.
    Dawn and Stephanie have more than 45 years experience in Lettings and remain at the helm of Tenantfinders which they started in 2001.

    OUR TEAM
    Dawn originally came from an Estate Agency background but preferred the faster pace of Lettings.  She gained valuable experience as a Lettings Manager before starting Tenantfinders. 
    Stephanie had worked in Australia previously managing residential strata corporations, running the maintenance programmes and corporate budgets before moving back to England where she met Dawn.
    Allison is a very experienced administrator having worked in the Letting Industry since leaving school in 1992.  She is well used to the day to day running of a busy Lettings office.

    LANDLORDS
    Tenantfinders began in 2001 - a small fish in a big pond but this (we think) works to our advantage because Landlords like to know who they will be dealing with.

    The three of us are a good team having worked together for more than fifteen years.  We are not driven by 'targets' or under pressure to earn commission, we take a more methodical approach to our work.  Our fees are competitive and transparent and we offer everything that the larger organisations profess to do.

    HOW WE CAN WORK FOR YOU:
    Tenant Find - finding Tenants for an experienced Landlord who is able to look after the property ongoing.  For a one off fee we will;

    Meet you at the property and provide you with a realistic Valuation.
    Advertise via Rightmove and Zoopla.
    Accompany prospective Tenants on viewings.
    Obtain references/Right to Rent Checks.
    Provide rental warranty (if required).
    Ensure Tenants have been given information on How to Rent.
    Draw up an Assured Shorthold Agreement.
    Use an Independent Clerk to compile a photographic inventory.
    Set up a standing order for rent payments.
    Advise the utilities of meter readings.
    Collect the first months rent.
    Lodge the security deposit.
    Hand over to you once Tenants take possession and our involvement ends.

    During the course of the Tenancy we can visit the property, draw up extension agreements, advise with rent reviews, serve notices, and deal with the end of tenancy (additional fees will apply).

    Full Management - Popular with inexperienced Landlords, or those not wanting direct involvement.  There is a an initial 'set up' fee (for the Tenancy Agreement and Inventory) and a monthly management fee.  We do everything as our Tenant Find service as well as;

    Collect the monthly rent.
    Provide monthly/year end statements.
    Organise repairs / quotes / maintenance.
    Regular visits to the property.
    Serve the Notice for Possession.
    Deal with the End of Tenancy.
    Administer the return of the deposit.
    Remarket - where we begin all over again and review the market rent.

    Rent Collection - Similar to 'Managed' except you the Landlord deal with all repairs/maintenance and visits to the property.  This service appeals to Landlords who can attend to their own repairs.

    LANDLORD OBLIGATIONS/PREPARING YOUR PROPERTY
    Before letting you need permission from your Mortgage Lender and Leasehold if applicable. You will also need to advise your Insurance Company.

    Instructions should be provided for all appliances including heating and hot water and any useful information for the Tenants such as instructions for kitchen appliances, location of stopcock etc.

    Income Tax is payable on monies earned from renting a property and if you are going to reside overseas you must obtain and provide us with your tax exemption number.

    The property should be cleaned to a good standard with carpets and oven professionally cleaned. 

    All sanitary ware and kitchen appliances should be clean and fridge freezers defrosted, plus all light bulbs, smoke alarms should be in working order.

    Garden areas/courtyard areas should be left tidy (providing a lawnmower and garden tools will enable Tenants to continue maintaining these areas).

    The importance of a clean, well presented property should not be underestimated.

    Legal Requirements
    Amongst the relevent legislation to be aware of, Landlords have to comply with the following:

    * Gas Safety Regulations 1998
    * Electrical Equipment and Safety Regulations 1994
       (Portable electrical appliance testing where applicable)
    * Furniture and Furnishings (Fire and Safety) Regulations
       1988
    * Energy Performance Certificate 2008
    * Tenancy Deposit Protection (Compulsory since April 2007)
    * Houses in Multiple Occupancy - Licensing Scheme (as
       applicable). Additional licensing was introduced by
       Portsmouth City Council from August 2013 for PO1, PO4
       and PO5 areas.
    * Smoke Alarm Regulations 2015 - As of October 2015
       Landlords are required to have a smoke alarm on each
       level in the property.  It is also adviseable as a Duty of Care
       to provide a CO detector.
    * The Health and Safety Executive has made it the Landlords
       responsibility to safeguard against Legionnaires disease.
       If a property is vacant for any length of time a risk
       assessment should be carried out.
    * Right to Rent Checks February 2016 - It is now the
       responsibility of the Landlord/Landlords Agent to make sure
       that all Tenants have acceptable documents for residing in
       this country.  Tenantfinders have opted for FCC Paragon to
       carry out all their Right to Rent checks ongoing but
       Landlords who use our Tenant Find service will be
       responsible for making sure that they hold current id
       ongoing.

    We offer you service
    We aim to be in regular contact from start to finish ensuring you have as much information as possible to help you make your decision. 

    You will be given a How To Rent Guide, a draft copy of the tenancy agreement and our Tenant Terms giving you time to read through.  We are on hand with any questions you may have.

    We have independent inventory clerks who offer their unbiased opinions when compiling the inventory and again at check out.

    We read meters and advise the utility companies that you are in occupation at the start of the tenancy.

    We can provide you with Tenants contents insurance if required.

    Your security deposit is placed with the Deposit Protection Service. www.depositprotection.com.  Should the Landlord elect to use another scheme you will be advised accordingly.
