    Welcome to Tenantfinders.
    Dawn and Stephanie have more than 45 years experience in Lettings and remain at the helm of Tenantfinders started in 2001.
     We really enjoy what we do and we try out utmost to make the lettings proceedure easy for both our Landlords and Tenants.

    OUR TEAM
    Dawn originally came from an Estate Agency background but preferred the faster pace of Lettings.  She gained valuable experience as a Lettings Manager before starting Tenantfinders. 
    Stephanie had worked in Australia previously managing residential strata corporations, running the maintenance programmes and corporate budgets before moving back to England where she met Dawn.
    Allison is a very experienced administrator having worked in the Letting Industry since leaving school in 1992.  She is well used to the day to day running of a busy Lettings office.

    HOW WE CAN WORK FOR YOU:
    TENANTFIND - finding Tenants for an experienced Landlord who is able to look after the property ongoing.  We will;

    Meet you at the property and provide a realistic Valuation.
    Advertise via Rightmove and Zoopla.
    Accompany prospective Tenants on viewings
    Carry out references
    Obtain relevant proof for the Right to Rent Checks.
    Provide rental warranty (if required).
    Ensure Tenants have the information on How to Rent.
    Draw up an Assured Shorthold Agreement.
    Engage an independent Clerk to compile a photographic inventory.
    Set up a standing order for rent payments.
    Advise the utilities of meter readings.
    Collect the first months rent.
    Lodge the security deposit.
    Hand over to you the Landlord once Tenants take possession.
     
    FULL MANAGEMENT - Popular with inexperienced Landlords.
    There is a  'set up' fee (for the Agreement and Inventory) and a monthly management fee.  We do everything as our Tenant Find service as well as;

    Collect the monthly rent ongoing .
    Provide monthly/year end statements as required.
    Organise quotes, repairs and maintenance.
    Regularly visit the property and report back.
    Serve the Notice for Possession.
    Deal with the End of Tenancy.
    Administer the return of the deposit.
    Remarket - where we begin all over again!

    RENT COLLECTION - This is ideal for Landlords who prefer to attend to their own repairs. Very similar to a 'Managed'  service but Tenants contact the Landlord for all repairs and maintenance throughout the tenancy. Routine visits are also done by the Landlord in order to keep an eye on maintenance.

    LANDLORD OBLIGATIONS/PREPARING YOUR PROPERTY
    Before letting you need permission from any Mortgage Lender,
    Leasehold company and Insurance company.

    Instructions should be provided for all appliances, particularly the heating and hot water system.

    That gas, electric and water meters are easily identified.

    That the stop cock location is known.

    That the code for any alarm system or security entry is provided.

    To ensure all keys are labelled and checked.

    Income Tax is payable on monies earned from letting and overseas Landlords will need a tax exemption number.

    All smoke alarms are checked and in working order

    Garden areas/courtyard areas should be left tidy (the provision of a mower and basic tools will encourage Tenants to maintain ongoing).

    The importance of a clean, well presented property should not be underestimated. Carpets if not new should be professionally steam cleaned and if the oven / hob is in used condition we advise this is professionally cleaned at the start to set the standard high.  Fridge freezer to be defrosted and beds to have new mattress protectors in place (if provided).

    That all portable appliances are PAT tested

    That the gas safe certificate is in date

    That you have an energy performance certificate.

    Legal Requirements
    Amongst the relevent legislation to be aware of, Landlords have to comply with:

    * Gas Safety Regulations 1998
    * Electrical Equipment and Safety Regulations 2016   
    * Portable electrical appliance testing where applicable
    * Furniture & Furnishings (Fire & Safety) Regulations 1988 
    * Energy Performance Certificate 2008
    * Tenancy Deposit Protection 
    * Houses in Multiple Occupancy Licensed Scheme 
      (additional licensing introduced by Portsmouth Council 
       August 2013 for areas PO1, PO4 & PO5) 
    * Smoke Alarm Regulations 2015 (smoke alarms 
      must now be fitted on each level in the property)
    * Installation of a CO detector (duty of care) 
    * The Health and Safety Executive has deemed Landlords
       responsible to safeguard against Legionnaires disease.
       All properties vacant for long periods should be risk assessed.
    * Right to Rent Checks February 2016 - Tenants must have valid passport / visa to prove they have the right to rent.

    Tenants - what you need to be able to rent 
    Once you have budgeted what you can afford to pay (bearing in mind that usually rent does not include gas, electric, water and council tax) contact us! We will show you a selection of properties that may be suitable.
    We have use of a rent calculator to check what you can afford according to the reference criteria set down by the referencing company we use.
    Once you find a property you will be asked to pay a holding fee (non refundable) and references will be taken up with Landlords, Employers and credit checks (ounty Court Judgements.)
    You may be asked to provide a Guarantor to stand in support of your tenancy and they will need to be referenced. They will be responsible for any unpaid rent or damages and they need to corroborate their income.
    The recent Right to Rent checks mean you must have identification (passport, visa, driving license, birth certificate) proving you have the right to rent. Failure to provide any/some of the above may prevent you from renting.

    We offer you service
    We are in regular contact from start to finish ensuring you have as much help as possible to make the process smooth. 

    Before we accept your holding monies we will email you a How To Rent Guide, a draft copy of the Tenancy Agreement, our Tenant Terms and Deposit information for your acceptance.

    Referencing can then be obtained you will be eamiled an on line application form and written confirmation of what has been agreed and a breakdown of monies to be paid. (A referencing fee, the first months rent in advance and the deposit) payable before move in day.

    An independent (unbiased) inventory clerk will compile the inventory and take meter readings. Utility companies are informed of the meter readings and your details at the start of the tenancy.

    On the day of moving all Tenants make an appointment to come to our office (takes roughly 30 minutes.) You are given a folder with all the information you need for your tenancy and keys!

    Your deposit will be placed with the Deposit Protection Service in most cases (www.depositprotection.com)

    You should organise contents insurance (we can offer you this if required) and a tv license and communication providers.

    DAWN BURTON, LETTINGS DIRECTOR
    Dawn started working in Estate Agency 30 years ago and progressed from a Sales Negotiator to a Letting Negotiator where she preferred the faster pace of the Lettings environment. She is the main negotiator at Tenantfinders although for many years she was a Manager in a busy Corporate Letting Agency. She felt that often the larger organizations treated the business as more of a numbers game and the personal side of things was forgotten. So, with the encouragement of the many contacts she made over the years Dawn decided to start Tenantfinders in 2001 in Partnership with Stephanie. Dawn enjoys meeting people and visiting the vast array of properties that Portsmouth and Southsea has to offer. 'After all this time, I still genuinely look forward to coming to work!'

    STEPHANIE TWINAM, LETTINGS DIRECTOR
    Stephanie for many years managed groups of Strata Corporations in Australia, visiting complexes to assess maintenance and overseeing budgets, finances and chairing strata annual general meetings. In 1995 Stephanie moved back to Portsmouth and began working with Dawn. "I immediately liked Dawn's sunny nature and upbeat personality and thought that my organizational skills could compliment Dawn's go getting nature - I knew we would make a good team!"

    Allison started in the Lettings industry in 1992 and is familiar with all aspects of administration.
