    • The Square Room will provide a free no obligation valuation.
    • Advice to landlords on furnishings, health and safety issues and any maintenance recommendations.
    • Advertising your property on our website, Rightmove, Zoopla, Prime Location, excellent quality photographs, emailing and sms message details to all potential applicants.
    • Erect a 'To Let' board at your property.
    • We accompany all viewings
    • Extensive referencing of tenants who wish to rent your property.
    • Preparation of the tenancy agreement.
    • Protection the deposit and serve the prescribed template to tenants.
    • A professionally prepared detailed written inventory and date stamped photographic inventory of contents and condition.
    • Carry out immigration checks.
    • Notify utility providers and the local authority of the change in tenancy
    • Collection of initial rent and deposit.

    The complete service includes (all the above) plus:
    • Arranging maintenance quotations.
    • Conduct quarterly property inspections and provide the landlord with a written report.
    • Dealing with day to day tenant problems that may arise.
    • Provide monthly and annual rent statements with copies of all maintenance receipts from contractors.
    • Transfer of utility accounts, electric, gas, council tax and water.
    • Arrange for your annual gas safety check to be carried out
    • Service of notices: Serve Sections 13, 8 or 21 Notices
    • Closing inspection and check out at end of tenancy.
    • Negotiate the return of the deposit in line with the terms of the tenancy agreement and The DPS guidelines
    • Look to find suitable new tenants prior to expiry of the existing tenancy.

    Renting a home can sometime be complicated, sometimes even frustrating experience, particularly if you are unsure of the process. To help make the experience as straightforward as possible for you, we have outlined the key stages.

    Register with us

    To find your ideal property, we need to know as much as possible about your requirements. This includes your rental budget, the date by which you need to move, the type and size of property you need, etc. You can let us know all about your requirements by registering online, by phone or by visiting us where a member of staff can assist you.

    With a clear understanding of your requirements we will then be able to access all properties that match your criteria.

    When you have registered, details of property can be sent to you by SMS, by Email or Post.

    Viewings

    Viewings can be conducted 9am - 5.00 pm Monday to Friday and 10am to 3.30pm on Saturdays. You can book a viewing by phone Monday to Friday 9.00 am - 5.30pm and Saturday 9.30 am - 4.00 pm,

    We accompany and conduct all property viewings and the Landlord will not always be present. In some cases, a Landlord may give us specific times for viewings, although we do ask them to be as flexible as possible. We normally keep keys and can generally access properties to suit your availability. To save time in the long run, you should try to ensure that anyone likely to share in the decision views the property as well.

    After the viewing we need to know if you have any questions or if you are interested in renting the property. So please allow time to discuss your thoughts with us.

    Making an Offer

    At the viewing, you will be provided with an application form. When you apply for a property, this must be filled in and all requested paperwork handed to the office.
