    We have a fully qualified database of applicants' actively searching for property to rent.

    Full vetting of all applicants using the UK's leading provider of referencing reports.

    We provide you with a comprehensive Tenancy Agreement that complies with the latest legislation and offers you the protection we know that you require based on our 15 years' experience in dealing with residential lettings law.

    Applicants are sent a copy of the Tenancy Agreement in advance and then on the day of signing we go through each clause with them to ensure they understand their responsibilities.

    We ensure that the Tenants complete a Standing order mandate that we send tothe bank to ensure prompt payment of rent to you.

    Think Property Management Service Summary

    Registration of the Tenants Deposit with the DPS which is the only Government authorised custodial scheme

    Full and detailed inventories which are agreed on site with the tenant before they move their belongings in.

    Rent collection and transfer to you by BACS before or on the day the rent is due.

    Arrears chasing, including the service of notices if required. (Please note we have no tenants with any arrears)

    Dedicated point of contact for your tenants to report maintenance issues, which will then be communicated swiftly to you to gain your instructions.

    Renewal of tenancy agreements which can incorporate a rent review and Issuing a Section 13 notice to increase rent if new tenancy agreements are not required.

    Periodic Inspections, the first six weeks after the tenant moves in and then every 3 months thereafter.

    Check Out - we will write to your tenant one month before their departure reminding them of their obligations. On the day that they leave we will meet them on site and go through the inventory with them. We will telephone you with a summary and send you a full report within 48 hours.

    Mark founded Think Property in 2010 after running another local property company for 10 years gaining a wealth of experience in the property sector. Mark lives a stone's throw from the office in Leigh on Sea and has extensive knowledge of the local surrounding area. The business is his passion and by ensuring that customer service was the number one priority from day one he has gained a reputation as trustworthy experienced property expert. Mark is a fully qualified member of ARLA and the NAEA.

    Outside of work he enjoys spending time with his 11 year old Daughter and is found in a gym nearly every day!

Lucie has over 5 years experience working in the Leigh on Sea Lettings sector, previous roles have included Independent Financial Advisor and Mortgage Advisor.

    I have been working at Think Property since October 2010, I joined firstly as an apprentice as it was my first role in the Property Sector. During my apprenticeship I sat and passed my ARLA Residential Lettings & Property Management and the NAEA Residential Sales exams, I also gained an NVQ in The Sale of Residential Property. My role has evolved since joining and I am now Lettings Manager. My job is to make sure the Lettings Department runs as smoothly as possible alongside Mark, Lucie and Hannah.

    Outside of the office I follow most sports and I am a keen Triathlete.

    A Will, often known as a Last Will and Testament, is one of the most important documents that you will ever write, or be involved in writing. It is likely to be the piece of paper that has the most influence on the way your affairs are handled after your death. The basic purpose of a will is to outline the intentions of the writer with regard to their affairs after their death.

    These affairs are primarily financial, although a will often covers other areas. The document will include several key elements, including the nomination of executors; an outline of the individual's assets; a list of their dependants; a list of any debts the individual owes; a list of any debts which are owed to them; details of arrangements to be made for any children; and finally, the individual's intentions with regard to the distribution of their estate. If you die without making a valid will, you leave what is known as an "intestacy". This means you have not validly disposed of some or all of your assets.     When I first put my property on the market it was with a leading chain in Leigh Broadway . We had on average 2 viewings a month and after 6 months took the property off the market.

    A year later we decided to go with Think, the rates where nearly half that charged by the majority of agents in Leigh and they were on practically every property website you could think of .
