    All applicants over the age of 18 will be asked to complete an application form.

    A full credit check, employers reference and previous landlords references will be obtained.

    An administration fee is payable per person to process the application. This payment is non-refundable should your application be unsuccessful i.e. adverse credit history or should you decide not to proceed, however should the landlord withdraw the property from the market a full refund will be made. Should a guarantor be required there will be a further charge.

    Rental Applications

    Once successful referencing is confirmed, the tenancy agreement is prepared for signature. At this stage, payment of the first months rent is required along with the deposit - which equates to one and an half months rent. We must receive the above payments as cleared funds prior to you moving in. Should there be a change of Tenants during the tenancy, you should inform us and subject to the landlords approval new references will be sought and new documents issued (admin fee applies).

    Tenants are responsible for their own insurance for his/her personal effects and furnishings, and must have adequate accidental damage insurance cover against the landlords belongings. Please ask for details.

    Thomas C Adams will take meter readings at the check in and inform the local authority and all utility companies of date of your tenancy. If you wish to change suppliers you must ask the permission of the landlord.

    An inventory is prepared for you to check at the commencement of your tenancy and must be returned to the office within 7 days. It is important that you check this thoroughly as it will help at the end of your tenancy if any damages are claimed by the landlord.

    A standing order is provided for you to complete and hand to our member of staff at check in, this will be the date you take the tenancy.

    Thomas C Adams carry out quarterly inspections on all our managed properties . We will inform you of this by telephone or e-mail. The purpose of these inspections are to check the condition of the property and upkeep of gardens.
