    With our COLLECT AND PAY service we will guarantee your rent will be paid ON TIME EVERY TIME, whether your tenant has paid or not!  This service is optional but is better than most rent guarantees which usually have exclusions and excesses.  We can also offer a standard rent guarantee if required.

Here are just some of the things we'll do for you:- We will ensure that your rental price is the best achievable.     So you've decided to rent a property? Our lettings team will guide you every step of the way.  From organising the viewings to actually reserving your property, undertanding the referencing process and signing the tenancy agreements to finally getting the keys!

    Step One: Finding that property

    Once you contact us we will inform you of all our properties available (and those coming soon) and arrange a suitable viewing time.  We are available seven days a week and often work outside normal hours weekdays and weekends.  Once you have decided on a suitable property we will ask you to pay an application fee to reserve the property and we will take it off the market.  Once your references have been approved we will agree a proposed moving in date.

    Step Two: Signing your life away

    As moving in date approaches you will be asked to sign an Assured Shorthold Tenancy, pay the first month's rent and a security deposit.  This will be held in an approved government scheme until you leave the property.  We will complete an inventory of the property which you will need to check as this will be used on the check out when you leave. - we will then leave you to quiet enjoyment of your new home!

    Step Three: During the tenancy

    From time to time there may be things that go wrong with the house - don't worry - just call our lettings team and they will get these sorted for you.  We will need to carry out inspections of the property every few weeks but this will be arranged with you.   We will contact you towards the end of the tenancy to see if you wish to re-new your tenancy.

    Step Four: Moving out

    If you decide that it's time to move on, we will try our best to find you an alternative property and conduct viewings on your current property to re-let it for the landlord.  We will arrange a check out appointment and compare the property against the inventory from the start of your tenancy and discuss any deductions that may be necessary from your deposit.

    As one of the partners of the company, Greg is responsible for the smooth running of the lettings business and works tirelessly to make sure our landlords are happy. Many landlords trust him to make the right decisions for them and are never let down by his advice. As a landlord himself he sees things from the landlords point of view and will go above and beyond the call of duty to make sure that they are looked after. Greg has let literally hundreds of properties and keeps an eye on the local competition to make sure the rental prices are the best they can possibly be. There isn't alot he doesn't know about lettings!

    Ian Mills
    As a member of ARLA (Association of Residential Letting Agents) Ian has access to the professional body to make sure our landlords are up-to-date with all the latest regulations and requirements that will affect them. He has access to a Legal Hotline making sure the correct advice is given on any legal matters regarding the letting of property. When doing viewings Ian is quick to make suggestions that will make people think about how the property can work for them and having a good knowledge of the local area helps him sell that particular area to tenants when it comes to local amenities.
