    Unlike other agents we do not charge you to apply for a property this is FREE of charge. Once the landlord has accepted your application form you will be required to pay £100 holding fee, £72 for the first adult credit check and £60 for any other adults credit check. 3 weeks late on your move in day you will be required to pay your first months rent upfront, an administration fee of  £132 and a deposit. The deposit is the same amount of the rent. The £100 holding fee you pay at the start of the process does get taken off the final amount on move in day.

    Keith is proud to have been involved at Town & Country for over twenty years, building the business up from just himself and two part time ladies to the fantastic team that they have today. Keith believes strongly that the estate agent should always act in the vendor's best interests and so due to potential conflict of interest issues, Town & Country Deeside ceased offering mortgage advice although Keith has various financial services and mortgage advice qualifications. Keith is a self confessed workaholic but when he is away from work, enjoys a busy family life with his wife (and our lettings manager) Pattie and their two daughters as well as being a keen follower of most sports.

    Pattie Roberts
    Pattie is responsible for managing hundreds of properties from our office and believes in a proactive approach to property management. If there's a problem, Pattie (sometimes referred to as The Rottweiler) is straight onto it! However, she does have a compassionate side and some clients seem to see her more as a social worker! She has a wealth of experience in property and has a substantial portfolio of her own. She has worked in the family business since 1998 following a highly successful career in banking being the first female manager in North Wales for a well-known global bank.

    Sue has oodles of common sense and a down to earth approach to work and is primarily involved in lettings. Married to a soldier at an early age, she has seen a lot of the world and in the process, opened and run several Army Information Bureaus. Since her husband retired from the army, Sue worked for a letting agent and several solicitors in Chester. Apart from her work with us, she carries out voluntary work for a large charity and is our charity co-ordinator. She is a larger than life character and brings colour and fun to the work environment. She is also very family orientated and is now a proud grandmother.

    Andrea joined us in 2014 having successfully completed a media, broadcasting and journalism degree and working for several years in customer based retail environments. Whilst studying for her degree, she also gained various additional qualifications that have stood her in good stead for the career she has subsequently embarked on. Andrea brings a high degree of motivation and organization to the team as well as high quality photography and video skills. In her spare time, she enjoys horse riding and composing music.

    Helen Davies
    Joining the team in 2007, Helen is someone who can "think out of the box" in order to solve problems that may have others scratching their heads! Prior to joining us, she looked after rental properties for a Chartered Surveyor's office in Chester for ten years before leaving to have a family. We were quick off the mark and delighted to add her to the team when we heard that she was in the job market again!

    Brenda Edwards
    Brenda is the team member who probably gets more chocolates, flowers and thank you cards than anyone else. A key part of her role amongst other things is liaising with property sellers, buyers and their respective solicitors. She can always be relied upon to "go the extra mile" in order to ensure that people's home moves go as smoothly as possible and even gets thank yous from people who aren't necessarily connected directly with ourselves. Brenda joined us in 2009 after a long career in banking where she managed a local branch. She leads a hectic social life divided between socializing with friends, holidays at home and abroad and frequent trips to the theatre and concerts. Somehow she still finds time to walk her cocker spaniel Alfie!

    Caroline Grierson
    Caroline joined the team in 2014 with a list of impressive qualifications behind her including 9 GCSE's, A level psychology, a foundation course in household electrics and a BTEC national certificate in business and finance. She also qualified as a mortgage adviser and ran her own mortgage advice business for six years. Prior to that, she worked for BMW and Kia car dealerships (where she was the sole sales person!). Caroline is vastly experienced in property and has built up a substantial property portfolio. Her other passion is dogs; as well as looking after her own dogs, she fosters others and carries out home checks and assessments in order to find good homes for needy dogs.

    Tara Pearson
    Tara is a vastly knowledgeable member of the team with over thirteen years of experience in various aspects of residential sales. After completing her university degree, she made such a good impression during work experience at a local independent estate agents, a large rival national estate agency firm offered her a position and just five months later she was awarded "Newcomer Of The Year". After just 13 months she was headhunted by another local agency where she remained for nine years working her way up to the position of Associate Partner. Tara joined us in 2015 after previously helping us in a consultancy role. Her qualifications include NAEA level three Sales of Residential Property Award (gained with one of the highest pass marks in the country), she holds a diploma in website design and is a qualified Domestic Energy Assessor. She has a busy home life with two young children as well as being in the process of renovating and extending the family home with her husband.

    Joe has been with us for three years, combining working part time for us with doing A levels. He plans to study civil and structural engineering at university from September.     After a successful career with a high street bank where she gained invaluable experience in property as a Mortgage Manager and a Financial Planning Manager, Kim Joined us in 2012. Her qualifications include the Certificate in Mortgage Advice and Practice, the Certificate for Financial Advisers and a Diploma in Financial Planning. Kim has many strengths such as her attention to detail and provision of a high level of customer service in her "front of house" role with ourselves. Kim is born and bred locally and enjoys holidays, eating out and spending time with her husband and two children.

      Before looking around for suitable properties it is always advisable to know what you can afford.  We would suggest speaking direct to a financial advisor who will search the  market for the best deal for you.

      Here at Town & Country we can recommend a suitable mortgage advisor who will offer you informed advice.  The mortgage adviser will endeavor to provide you with an AIP (Agreement in Principle), sometimes referred to as a Decision in Principle.  This will clearly illustrate how much a lender would be willing to lend you based on your personal circumstances at the time.

      Having an AIP ultimately puts you in a stronger position once you have found your chosen property.  It illustrates that you are a serious purchaser and adds weight to any offer you place during negotiations.  It also helps when you are at the looking stage, as you will have a clear understanding of what price range you need to be searching in which is useful for mailing list  and data base requirements.

      To place an offer on a property please call in branch or phone us so that we can speak to you direct.  We need to collect as much information as possible to ensure your offer is put forward in the best possible light.  We will need to establish your position i.e. if you have anything to sell first, if you are already sold subject to contract, or if you are a first time buyer etc.  We will also need to know how you intend to fund the purchase i.e cash in the bank or mortgage purchase, and if you do require a mortgage this is where your AIP automatically puts you in a stronger position than another potential purchaser who may be looking to make an offer on the same property and doesn't have an AIP.

      Conveyancing Procedure

      Once a sale is agreed, on average the whole process from the day that the offer is accepted to moving day takes around 12 weeks.  (Usually 10 weeks to exchange of contracts and a further 2 weeks to legal completion when keys are handed over.)  

      Once a property has exchanged the sale becomes legally binding and this is at the point where the buyers deposit is transferred from their solicitor to the sellers solicitor in order to guarantee the transaction.  On moving day, the remaining funds are transferred between each solicitor.  This is usually around 12 noon.  Once the money is successfully transferred the property belongs to the buyer and should be vacant for their possession.

      The conveyancing procedure can be complicated at times as there can be a lot going on all at once.  Your mortgage offer (if you need one) will be processed after a survey is instructed and this can take a while to arrive.  At the same time, your solicitor needs to apply for searches on the property you intend to purchase after raising pre-contract enquiries.  There can be a lot of transferring of information between each parties solicitors during this time, and we endeavour to make this process run as smoothly as possible with regular chasing by direct communications with all sellers, buyers and their solicitors.

      Helen Davies
      Joining the team in 2007, Helen is someone who can "think out of the box" in order to solve problems that may have others scratching their heads! Prior to joining us, she looked after rental properties for a Chartered Surveyor's office in Chester for ten years before leaving to have a family. We were quick off the mark and delighted to add her to the team when we heard that she was in the job market again!

      Brenda Edwards
      Brenda is the team member who probably gets more chocolates, flowers and thank you cards than anyone else. A key part of her role amongst other things is liaising with property sellers, buyers and their respective solicitors. She can always be relied upon to "go the extra mile" in order to ensure that people's home moves go as smoothly as possible and even gets thank yous from people who aren't necessarily connected directly with ourselves. Brenda joined us in 2009 after a long career in banking where she managed a local branch. She leads a hectic social life divided between socializing with friends, holidays at home and abroad and frequent trips to the theatre and concerts. Somehow she still finds time to walk her cocker spaniel Alfie!

      Caroline Grierson
      Caroline joined the team in 2014 with a list of impressive qualifications behind her including 9 GCSE's, A level psychology, a foundation course in household electrics and a BTEC national certificate in business and finance. She also qualified as a mortgage adviser and ran her own mortgage advice business for six years. Prior to that, she worked for BMW and Kia car dealerships (where she was the sole sales person!). Caroline is vastly experienced in property and has built up a substantial property portfolio. Her other passion is dogs; as well as looking after her own dogs, she fosters others and carries out home checks and assessments in order to find good homes for needy dogs.

      Jackie Inglis
      Jackie joined the team in 2015 having successfully worked in managerial roles in customer facing environments. She has also run her own business and is heavily involved in property both as a landlord and in carrying out renovation projects. This experience proves invaluable when Jackie is advising property owners in how to present their properties to their best. She enjoys family life with her husband, two sons and Molly the dog as well as foreign holidays and socializing with friends.

      Daniel Jones
      Daniel is our most recent recruit and has made an impressive impact. He is another member of the team who combines working for us part time with his final year of A level studies. He enjoys playing for a local football team and is another musician in the ranks - his instrument of choice being the ukulele.

      Jacky Lashbrook
      Jacky has been with us since 2002 and there aren't many roles within the business that she hasn't filled during that time! Educated locally, Jacky has a wealth of invaluable local knowledge together with a very diligent approach to work. Highly intelligent, she has also lived in other parts of the country and worked in diverse businesses, gaining a wealth of experience and knowledge which has resulted in her becoming the undisputed "Quiz Queen" of the team.

      Tara Pearson
      Tara is a vastly knowledgeable member of the team with over thirteen years of experience in various aspects of residential sales. After completing her university degree, she made such a good impression during work experience at a local independent estate agents, a large rival national estate agency firm offered her a position and just five months later she was awarded "Newcomer Of The Year". After just 13 months she was headhunted by another local agency where she remained for nine years working her way up to the position of Associate Partner. Tara joined us in 2015 after previously helping us in a consultancy role. Her qualifications include NAEA level three Sales of Residential Property Award (gained with one of the highest pass marks in the country), she holds a diploma in website design and is a qualified Domestic Energy Assessor. She has a busy home life with two young children as well as being in the process of renovating and extending the family home with her husband.

      Joe Walsh
      Joe has been with us for three years, combining working part time for us with doing A levels. He plans to study civil and structural engineering at university from September. He is an important and well liked member of the team who will be sadly missed but will no doubt enjoy a great time at uni followed by a successful career. Joe is a keen golfer and footballer and takes an interest in most other sports.

      Kim Williams
      After a successful career with a high street bank where she gained invaluable experience in property as a Mortgage Manager and a Financial Planning Manager, Kim Joined us in 2012. Her qualifications include the Certificate in Mortgage Advice and Practice, the Certificate for Financial Advisers and a Diploma in Financial Planning. Kim has many strengths such as her attention to detail and provision of a high level of customer service in her "front of house" role with ourselves. Kim is born and bred locally and enjoys holidays, eating out and spending time with her husband and two children.

      Archie The Dog
      Archie (Keith and Pattie's family dog) was born in 2010 and is the youngest member of the team. He spends most of his time in the back office because his customer service abilities and concentration levels leave a lot to be desired! He is currently on a final warning for continually sleeping on the job!
