    Richard has returned to Ferndown after successfully selling 'Richard Trowbridge Estate and Lettings Ltd in Cornwall to Countrywide. At the time of sale, Richard had built his business to become the number one agent in the town of Liskeard. Richard is a member of The Association of Residential Letting Agents and The National Association of Estate Agents. He is always available to members of the public to advise on property matters, specialising in Lettings Law. Richard was born and bred in West Moors and both he and his son Michael attended schools in the area.

    Richard originally started his Estate Agency career in Ferndown and Wimborne in 1985, whilst Michael worked in retail management and food standards for a leading supermarket chain.     LANDLORD INFORMATION

    Dear landlord,

    Trowbridges Estate and Lettings are a member ARLA, NALS and a Safeagent with client money protection insurance under The Association of Residential Letting Agents rules of engagement.

    We offer a professional service which includes the following services:

    1. Full Management Service:

    1. Finding tenants using the market leading portals ( Rightmove, Zoopla, Prime location)

    2. Credit check service with RENT4SURE.

    1. Rent guarantee for the first 6 months or 12 months if applicable.

    2. Arrange Gas Safety Certificates, EPC, Electrical Safety Test, Inventory, Rent Guarantee, Resident Checks, Deposit Certificates, Accountants Report For Rent Payment and Maintenance Costs.

    1. Collect rent and pay direct to nominated bank account.

    2. Monthly statements of accounts.

    3. 3 monthly inspections.

    1. Check in check out reports.

    2. Out of hours emergency contact numbers

    3. Access to professional services

    4. Shorthold tenancy and relevant section 21 forms dealt with by agent.

    5. Tenant deposits disputes and rent guarantee claims if applicable.

    6. Hold deposits in secure client account.

    A NO NONSENSE APPROACH TO LETTINGS

    TENANT INFORMATION

    Dear Tenant,

    Please find listed below helpful information regarding letting a property through Trowbridges Estate and Lettings.

    WE WILL REQUIRE THE FOLLOWING:

    1. A credit check for all tenants over the age of 18 years of age.

    1. In some cases we could require a guarantor who would need to sign a Guarantor form and be separately credit checked.

    1. The length of the tenancy is in the first instance 6 months but in some cases 12 month fixed term contracts can be applied. All tenancies would at the end of the fixed term operate as a periodic contract or you may agree with the agents landlord to renew your shorthold tenancy to a new fixed term.

    1. We will require a deposit of 6 weeks rent which will be protected under the My Deposits Scheme. The 1st named tenant on the shorthold tenancy agreement will receive the deposit back at the end of the tenancy should the property be to the necessary standard of condition or repair.

    1. The rent will be paid on the 1st day of the tenancy and a direct debit will be set up for the rent due date.

    1. The tenant will be required to sign the inventory within 5 days of the start of the tenancy and return to the landlords agent.

    1. The tenant will be required to give one month's notice in writing to the landlords agent on or before the rent due date. The landlords agent must give 2 month's notice on or before the rent due date.

    The costs for agent fees to include administration costs, credit check fees, inventory fee and protection of deposit are as follows:

    Up to 2 tenants credit check fees : £150 inclusive of VAT

    Admin fee and protection fee : £100 inclusive of  VAT

    Inventory fee : £50 inclusive of  VAT

    TOTAL : £300 inclusive of  VAT

    Additional cost if applicable :

    Each extra tenant : £50 inclusive of VAT

    Guarantor credit check: £50 inclusive of VAT

    We do not charge for inspections or check out fees.

    Important note:

    Once we have taken the fee's required to start a tenancy, we will not return any fee paid.

    It is important that you are confident that you wish to proceed with the tenancy or have no adverse credit that have not been divulged to the agent before proceeding.
