    For starters, there is nothing to lose! We don't charge for valuations, or for listing your property, and we don't ask for exclusivity in marketing, so its fine if you use other agents as well. If we don't find a tenant, there is nothing to pay, so there is nothing at risk if you instruct us.

    2) We deal fairly - we don't rip people off. We have a duty to look after both you, the landlord - AND the tenants. We insist that everyone behaves in the right manner, including us. We don't add in hidden charges, or make charges for things that are unfair or unnecessary. We don't add on call-out or maintenance charges. We don't insist on renewed contracts when existing contracts remain valid, and we don't charge anyone for re-signing the same tenants in the same property.

    3) We only charge for things we've actually done! We don't charge landlords for listing a property - so there is nothing to lose by instructing us. We don't charge tenants for looking at properties - so there is nothing to lose by viewing through us.

    4) We reference-check thoroughly, using an external agency that involves credit scoring, past tenancy referencing, employee and bank referencing. We take every possible precaution to ensure we only place high-quality tenants, and use exactly the same process for the properties we own, as for the properties we manage.

    5) We are a family owned, local business with a dedicated, local staff. This means if we need to go the extra mile - with viewings or maintenance calls out of hours, or other hands-on services that only an owner would normally do - then we'll do it!. Our own properties are managed through our agency, and all our landlords and tenants receive the same level of service that we expect for ourselves.

    6) We are members of The Property Ombudsman scheme, giving you confidence that you are dealing with a trustworthy and accountable company. We subscribe to the Deposit Protection Service, an independent organization with a free resolution service if required, so both tenants and landlords are assured of a fair deal, supported by independent, third-party protection.

    7) All our lettings team have, or are working towards industry recognised qualifications, so no matter who you are dealing with, you can rest assured that you are in safe hands. Our contracts are provided by a dedicated legal provider, ensuring we are always up to date with new regulations and legislation.

    8) When working with contractors, we use our commercial power, as a high-value customer, to force prices down and keep your costs to a minimum. We carefully vet all of our suppliers to ensure that they are correctly qualified and insured, and that they provide an efficient and effective service.     9) We maximise the marketing when your property is available. As well as listing on all the major websites, our prominent offices and active database ensures few or no void periods. Tenants - Why Choose Us?

    No landlord wants a property empty because the tenants don't stay long, or because the house is not well looked after. No landlord wants maintenance problems to upset the people paying the rent, or to do damage to their building.

    A Common Interest and a Duty of Care
    Looking after the landlord's interests means looking after you, the tenant. We have a duty of care to you. This is exactly the same principle that we explain to our landlords - feel free to look at our pages aimed at prospective landlords to confirm that.

    Reputation and Standards
    It's in our interests, too - unhappy tenants cause us work and damage our reputation. We won't deal with landlords who don't take their responsibilities seriously. Although it's rare, we have on occasion refused to manage properties that we don't feel are being looked after well enough. Bad landlords are unfair to tenants, and thankless work for us, so we won't work with them.

    Fairness
    As a business, we believe in fairness. We won't charge you for looking at properties. We don't charge holding deposits, either. All our tenants are referenced through an external agency, so when you pay to be reference-checked, that is your assurance that nobody else can jump the queue for that property. If you pass the reference, you are the tenant - guaranteed.

    Protection from fees and deductions
    We don't rip off existing tenants. We don't insist on contract renewals when the fixed term of your tenancy ends, and we won't charge you re-signing fees at any point if you stay in the same property. We hand deposits over to the entirely-independent Deposit Protection Service. We cannot deduct from deposits without your agreement, and in the unlikely event of any dispute, there is a free arbitration service.

    A Warm Welcome from our Specialist Lettings Team
    Underhills' founding Directors are property investors themselves, and so the Lettings Department was integral to the creation of the business and its ethos.

    We take great pride in being totally upfront about our services and our charges - and with that in mind, we know very well that your property is your future, your pension, your investment. It needs to be looked after and nurtured, and you do not want a sudden raft of unheralded and utterly unnecessary bills for things like listing properties to rent, or re-signing unchanged contracts with existing tenants.

    Our staff work as a team, each with areas of expertise, but each with the ability and enthusiasm to address themselves to any issues that may arise.

    If you have more complex and involved enquiries - whether it be asking our assistance in finding new properties for your portfolio; revisiting your investment strategy in the light of tax and regulatory changes; or even a more general overview of the local and regional property market, then by all means ask for a more detailed meeting with the Branch Manager, Tess Wigram, or with the Company Directors, Joe Catcheside and Melinda Fonda.     Tess Wigram - Branch Manager
    Tess is a double Gold Medallist for Customer Service with the AllAgents independent review site, and she has led her team to Area Gold Medals with the same site, and to the Shortlist for Best UK Small Lettings Agents at the Negotiator Awards 2016.

    A highly experienced Property Manager and Lettings Negotiator who has been in the industry for a decade, Tess has a wealth of knowledge to offer landlords and tenants.  She joined Underhill Real Estate Agents in 2014 after finishing her studying at the University of Exeter, and was promoted to Branch Manager in summer 2016 after establishing herself as one of the best rated Lettings Agents in the City.

    Having grown up in and around Exeter, Tess has excellent working knowledge of the city and its suburbs and surrounding villages. When not in the office, Tess enjoys spending her time playing tennis, walking and exploring the great outdoors... usually not to far from the sea!

    Lindsay Tabberer-Stewart - Compliance Manager
    Lindsay is experienced in both Sales and Lettings Agency, and has a background in high end retail. She brings that customer service ethos to her work in the Lettings team, specialising in the compliance issues such as gas safety, electrical testing, and compliance with the ever-changing regulatory environment.

    Lindsay's job is to ensure our Landlords don't need to worry about the new laws, which now include such diverse responsibilities as checking the immigration status of tenants, and complying with tax declarations for overseas landlords.

    Melinda Fonda - Managing Director
    The founder and head of the company, Melinda has been involved in investment property for more years than she cares to remember - in fact her first property purchase was an investment apartment in Darlinghurst, in her native city of Sydney. Her portfolio currently includes residential and commercial property in Exeter and further afield. She is very happy to discuss strategy with current and prospective landlords.

    Joe Catcheside - Director
    One of the founding directors, Joe Catcheside financed the early days of Underhills by virtue of releasing equity from a London property bought at the low-point of the market in the mid-1990's. It is not an exaggeration to say that Property Investment was integral to the very existence of Underhills!

    Perhaps more important, Joe provides the underpinning philosophy, based on bad experiences as both Landlord and Tenant, of agencies only to willing to levy pointless and unjustified charges to both parties. Underhills is pledged to make sure that Landlords and Tenants both are well treated and looked after.

    Away from the company, Joe still holds a portfolio of residential and some commercial property. in Exeter, Plymouth, London and Greater Manchester. He'd love to sit and chat through any aspect of property investment with potential or current landlords.
