    A "Residential Property Managing Agent" is an agent or company who is responsible under an agency agreement for the maintenance and day to day management of the rental property. Not all residential properties are professionally managed, a landlord may choose to be responsible for the maintenance of the property, however, managing a rental property can be a 24/7 role.     This may be city centre, local suburbs, the coast or do you need to be somewhere close to your work. If you are a newcomer to the area and unsure of where to begin, please contact us to discuss your residential needs and the most suitable area for you.

    What budget do I have to spend each month?

    Decide on a budget and try to stick to it. We have numerous properties to suit any price range and can narrow a search to identify something for you. This will reduce the number of viewings you will need to find the right property and help to save you valuable time.

    What sort of property am I looking for?

    Consider your needs and the number of people you will be living with. Do you want an apartment, a house, or potential home-share? Try to imagine where you would be most comfortable and see if we can find that ideal new home for you. Please let us know if you have pets or require parking as sometimes these may be restricted.

    When do I want to move?

    Let us know your moving plans and we will try to smooth out any potential hiccups. If you are in a hurry, please tell us and we will do everything to get you into your new home as soon as possible.

      We understand that the process of buying a property can sometimes be daunting or maybe you are simply unsure of some of the terminology used or the legalities of buying a property. We are here to support you and offer initial and ongoing advice and support on each sale we agree, whether this be communicating regularly with all parties throughout the process, advising of chain details and updates or offering our knowledge and experience - all to make the buying process as easy for you as it possibly can be.

      We have noted below a handy 'Jargon Buster' to help you understand the meaning of words / phrases commonly used within the buying process:

      • Conveyancing:

        In law, conveyancing is the transfer of legal title of real property from one person to another, or the granting of an encumbrance such as a mortgage or a loan.

        This includes:

        Letter of Instruction

        Having decided to buy or sell a property you will need to instruct a solicitor or licensed conveyancer to transfer the legal ownership, by signing a letter of instruction. This gives your appointed representative the authority to start acting on your behalf and to collect the important information needed to buy or sell a property.

        Searches

        A local authority search is carried out at the local council in order to establish if there is any concern registered against the property, such as a compulsory purchase order, a road scheme or enforcement action for breach of planning permission. In certain areas a mining search will be undertaken to identify any mine working in the location and depending on the geological situation other searches may be necessary.

        Investigation of title and contract

        A thorough examination of the title documents is undertaken to ensure that the title is good and free from defects. A draft contract is also submitted and checked at this stage. It will outline the terms and conditions of the proposed purchase and will contain details of the seller and purchaser, full details of the property being sold, the agreed sale price and size of the deposit to be paid on the exchange.

        Exchange

        Exchange of contracts confirms your agreement to sell the property and the buyer's agreement to buy it. By this point you must ensure you are happy with all of the replies to enquiries, the survey and search results and that you have no further concerns regarding the property. You will then need to provide the conveyancer with the deposit monies. The deposit will be sent to the seller's conveyancer on exchange or held to their order pending completion. The deposit is paid so that in the event that the buyer fails to complete, the seller can forfeit the deposit (i.e. keep it), which can be used to cover abortive sale costs and the costs of re-selling the property. The deposit will usually be iro 10% of the purchase price; however, it may be less depending on your mortgage terms i.e. if you have a 95% mortgage. In this case, whilst you will put down a smaller deposit, you will still be liable for the full 10% if you are in breach of contract.

      Completion

      Congratulations! You have exchanged contracts; this means that a date for completion has been agreed between you and the seller (if you are purchasing) or between you and the buyer (if you are selling).

      Mortgage Valuation

      When you buy a house and need a mortgage, a lender will commission a mortgage valuation. The valuation advises the lender of the value of a property and of any characteristics of the property including significant defects which might affect its value as security for the proposed loan. They are not surveys, which have more detail, but are for the benefit of the lender, rather than you. The mortgage valuation involves a brief inspection (usually less than 20 minutes in length) and should not be confused with a survey. The report is for the lender and is very much a pro-forma in style and is usually only two to three pages in length. Many, but not all lenders provide a copy of the valuation report or an extract from it to their loan applicant.

      Homebuyers Report

      The homebuyers report is presented in a standard format and covers the general condition of a property being assessed. The surveyor's main objective is to give a client his professional advice following a general inspection of the accessible parts of the property. The information contained in the report should help potential buyers make a reasoned and informed judgement on whether to proceed with a purchase or to re-negotiate the price. Once the report is produced it should be read carefully and any questions should be raised with the agent or vendor as soon as possible.

      Help to Buy (HTB)

      With a Help to Buy: Equity Loan the Government lends you up to 20% of the cost of your newly built home, so you'll only need a 5% cash deposit and a 75% mortgage to make up the rest. You won't be charged loan fees on the 20% loan for the first five years of owning your home.
