    Renting your property can be a daunting experience. There are a number of regulations regarding safety and deposits which must be followed when letting out your property. We have listed below some of the things you need to think about before you rent out your property.     Any Electrical work carried out in kitchens, bathrooms, outdoors or adding new circuits or fuse boards to any part of the house will have to be carried out bay an electrician who is suitably qualified and it is recommended that all work is checked by a qualified and registered contractor.

    Electrical equipment (safety) regs

    Electrical equipment (safety) regulations (1989 and 1984):

    All electrical equipment supplied as part of furnished accommodation must comply with the regulations under the Consumer Protection Act and be "safe and be of no risk or injury to human or animal".

    Check for a CE mark on all packaging, this confirms the appliance has been tested and is safe under the regulations.

    There are no specific requirements or check lists in the regulations, however a check of the fuse box earth bonding, all fuses/breakers, electrical plugs and the actual appliances and power leads should be examined to determine that they are safe to use. A qualified electrician should carry out these checks. Once work has been carried out a report or invoice stating what has been done should be requested from the electrician identifying the items by model name and listing any comments made. Good practise would be to carry out these checks annually or whenever a new tenant moves in.

    Instruction manuals should also be made available on how to operate any electrical appliances. If lost, most manuals can be found in on-line form.

    Fixed wiring is recommended to be checked every 4 to 5 years.

    Plugs and sockets safety (1994):

    Relates to anyone supplying electrical goods to a property which have an electrical plug or adapter for domestic use. Also applies to appliances with a maximum voltage of 200 volts and all sockets within a property.

    All relevant electrical equipment, which has been included or supplied to the property from the commencement dates of these regulations under part 1, 2 and 3 must be compliant.

    Gas safety regulations:

    The regulations require that all gas installations and maintenance of gas fittings, appliances, meters, pipe work and ventilation flues are checked for their safe use (includes portable appliances fuelled by Calor Gas propane or other liquid gas).

    Gas installations and appliances are required to be maintained in a safe condition with regular annual checks carried out by registered plumbers who are gas safe registered or British Gas contractor engineers.

    Before a tenancy can commence a Gas Safety Certificate/report must be issued which is valid for twelve months. A copy of the certificate is retained by the landlord to keep on file for up to two years. A copy should be left with the tenant at the property. At the tenants request a certificate must be made available within 28 days.

    If gas meter is locked landlords must ensure the tenant is provided with a key to access it.

    The landlord is not responsible for any gas appliances supplied by the tenant(s).

    The furniture and furnishings (fire)(safety) regulations 1998 (amended) 1993 & 1996:

    Where a label is not present, a receipt may be used as proof that it was purchased after 1st March 1990, and therefore complies.

    The regulations do not apply to carpets, curtains, bed sheets, linen, sleeping bags or antique furniture manufactured before 1950.

    It is also the responsibility of the Landlord to check the compliance of any furnishings left behind by the previous tenants, if included in the next let.

    Tenancy deposit scheme:

    The Housing Act 2004 has provisions for a mandatory national tenancy deposit scheme. The Act only covers Assured Shorthold Tenancy Agreements starting on or after 6th April 2007.

    The Government has awarded contracts to three companies to run the Tenancy Protection schemes from 6th April 2007. One of these is a custodial scheme and two work on an insurance based scheme.

    Energy performance Certificate EPC

    If you are a landlord, you'll need to make an EPC available to prospective tenants the first time you let a home after 1 October 2008. An EPC is only required for a property which is self-contained, and is valid for 10 years. An EPC isn't required when a tenant rents a room and shares facilities.

    The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. It gives the building a standard energy and carbon emission efficiency grade from 'A' to 'G', where 'A' is the most efficient and with the average to date being D.

Letting process

    Register on our website or call the office and speak to one of our friendly negotiators 0207388696 explaining your lettings requirements.

    We will then arrange viewings of properties that match your criteria. You will be accompanied by one of our friendly and professional negotiators at all times during the viewings.

    When making a formal offer we will require at least one week's rent as a holding deposit. This will allow us to take the property off the market and make the offer to the landlord (sometimes a two week holding deposit is required depending on the landlord).

    If your offer is accepted the holding deposit will be deducted from your final deposit of six weeks.

    If your offer is rejected due to the amount of rent offered, move in date or any other of the requirements attached then the holding deposit will be fully refundable.

    Once the offer is accepted we then need to collect references. We require employer's reference, previous landlord, bank reference and next of kin details. Student's will need a UK guarantor who is a home owner and in employment. In the event that there is not a suitable guarantor students are will be required to pay six months rent in advance.

    In some circumstances we will be required to carry out referencing through a third party referencing company.
