    Tenant Find Service

    We offer a free Rental Market Appraisal of your property and are very happy to discuss your proposed letting in detail to understand your requirements.

    We provide a detailed explanation of the current market and a realistic understanding of what you should expect to achieve for your property. The rental market is dynamic, with rents constantly moving; marketing at the correct rental value maximises your return while minimising the potential void period.

    Our marketing service includes

    • A full colour brochure of the property including a floor plan and photographs
    • full listing on Rightmove.co.uk and our own website VitalSpace.co.uk
    • Erection of a 'To Let' board at the property
    • Accompanied viewings of the property
    • Full application process to review tenant applications: including previous landlord and employer referencing and credit check
    • Preparation of Assured Shorthold Tenancy Agreement
    • Collection of deposit and rent in advance for the first month

    Property and Tenancy Management Service

    In addition to all the items included in our tenant find service, our management package offers many additional benefits, including:-

    • Collection of rental payments into our clients account and make payment to the Landlord by bank transfer
    • Handling of tenant queries and concerns
    • Periodic property inspections with report back to the owner
    • Repairs and maintenance - obtain quotes and arrange contractors to maintain the property in good condition
    • End of tenancy check out inspection, negotiation of the return of deposit to out-going tenants and arranging for any remedial works to be carried out.
    • Registration of Deposits: VitalSpace is a member of the Tenancy Deposit Scheme and has fully bonded client money protection in place.

    Legal Requirements :

    To market any property, you need an Energy Performance Certificate (or EPC for short) which is effective for 10 years and helps any prospective tenant make an informed decision.

    In addition any properties with a gas supply require an anual gas safety check. We will be happy to organise these on your behalf using accredited professionals.

    Who are we and what do we do?
    Vital Space Manchester has had an office  in Castlefield at The Box Works for over 10 years. The rental business has grown steadily over the years mainly through recommendation of satisfied lanlords and tenants.Here's a quick introduction to the team as well as a brief description of our roles.

    Paul Whiteman, MARLA - Managing Director
    Paul established the Vital Space in 2001 - Since then he has been responsible for the growth and development of the operation, and expansion of the business.  Paul is always happy to talk to discuss the rental market with property owners, from an owner occupier tthrough to landlords with substantial portfolios, to identify the best approach to gain the maximum return from a property.

    Lee Johnson - Lettings Negotiator
    Lee is currently one of two lettings negotiators. He combines his extensive local knowledge with a friendly professional attitude when conducting viewings of our lettings properties. Additionally, he liaises with tenants and owners to ensure that move-ins are handled efficiently.

    Garry Tompkins - Lettings Negotiation
    Garry is our second lettings negotiator, and is more office focussed - though still accompanies prospective tenants on viewings.  His role  includes making sure the move in process is handled smoothly by  overseeing the accompanying paperwork and the property handover is completed to a high standard.

    Alan Lee - Property Manager
    Alan has worked for VitalSpace since 2007. His main role is to ensure the quality and condition of the properties in the management portfolio is maintained. This involves regular inspections, end of tenancy inspections and deposit return procedures. Alan has a strong understanding of  the requirements of the Tenancy Deposit Scheme and makes sure VitalSpace gets the best result from the scheme for all parties.

    Stephen Pitcher - Sales Operations
    Due to the continuing expansion of Vital Space's operation, Stephen joined the team in 2010 to be our primary Sales Negotiator.  He manages our extensive database, keeping contact with prospective buyers and home owners and is responsible for arranging and accompanying viewings. Whilst the sales market continues to be challenging  Steve has brought together many  buyers for  properties list with VitalSpace.

    Sally Bennett - Lettings Administration
    Sally has worked for Vital Space for over six  years,working in the administration side of the lettings operation.  Her role has three main focusses - Preparation and upkeep of tenancy documents, managing the lettings accounts for tenants and owners, and property management.

    Lawrence Clark - IT, communications and accounts
    Lawrence's role is to ensure our computer and communications systems are all working efficiently and correctly.  He is also responsible for graphic design, staff training on new technology systems such as our iPhone app, and development of our website.  Additionally he also reconciles the Company's clent accounts and maintains our ARLA compliance procedures.

    Siobhan Lockett- Sales and Lettings Administration
    Siobhan is responsible for managing our state of the art database and handling telephone and email enquiries.  Her duties include the marketing of rental properties when tenancies are due to finish, liaising with owners and tenants about re-marketing arrangements and uploading new properties to our website.

    Aaron Taylor, Apprentice 
    Aaron joined VitalSpace under the government Apprentice Scheme in 2011.  He Is a keen and enthusiastic member of the team developing a great understanding of the business: his current role includes producing photographic inventories for new tenancies, accompanying viewings on rental properties, handling telephone and email enquiries, and handling the administration and referencing of prospective tenants.

    Andy Loynd - Repairs and Maintenance
    Andy is our full time repairs, maintenance and handyman for our managed properties.  He is in charge of making sure properties are maintained in good running order, repairing and cleaning where necessary so that you can be sure that the flat or house is being well looked after and kept to our highest standards.
