    As your agent, the relationship starts the day we visit. We will want to learn everything there is to know about your home, what you've enjoyed and how you've spent your time there. Its then our job, through the text we write, to weave a compelling story to help a potential buyer imagine how their life will be better enjoyed living in that home.

    We use beautiful photography, comprehensive floorplans with the all-important room dimensions and virtual tours (where appropriate) to give buyers an insight into the property, and the kind of home it could become for them...after all, we all deserve to Live Beautifully.

    Introducing Buyers To Your Home

    Our accompanied viewings are friendly, knowledgeable occasions where we give people the chance to really engage with the house, absorb the spaces and even sit on the sofa and look out of the window to admire the garden....... if we feel it will help seal the deal!

    We'll sometimes suggest an open house if your property lends itself to a flow of people going through it, at any one time.

    We take pride in providing a viewing platform that showcases your home in the best way possible! You will always hear from us immediately after the viewing with some initial feedback, and further feedback will follow. We like to keep you in the loop!

    Identifying The Right Buyer

    Our end goal is to get you moved to your new home and to do this it's imperative that any buyer is pre- qualified by us, available funds for purchase are evidenced and chains checked! We will not knowingly leave you exposed to a 'flaky' buyer as this could potentially cause upset down the line. Yes, cash can sometimes be king, but often it's a strong motivation to move (job relocation, impending parenthood, school placement) which will influence a buyer's commitment.

    The Sale and Purchase Journey

    We appreciate that people don't move house that often, which is why we help guide buyers and sellers through the conveyancing process. It's our job to advise both parties involved, so that all paperwork is completed in a timely manner and key dates are met. . Keeping everybody up to date and reassured is imperative to a successful completion. As is being available for contact outside the hours of 9 till 5! Our success rate of completing sales is way above industry average. We may get a few more grey hairs but we believe strongly that the extra effort is worth it to keep you moving on your property journey, plus we LOVE the day we are handing keys over to new owners!

    Prior to Vivendi Louise was fortunate to gain experience as a licensed realtor in the USA and sold property for a high-end waterfront developer in Florida as well as new homes in a prestigious golf course community. Returning from sunnier climes in 2011, Louise decided to use her experience in real estate and joined a boutique estate agent in Stratford-upon-Avon. Six good years, many happy buyers and sellers and a sterling reputation for customer service, empathy and good business sense led Louise to take the opportunity to open her own agency with Suzanne.
    What do I do for pleasure? 'I cook - a lot! It could be following a recipe or just simply throwing a bunch of ingredients together in a creative way which is my idea of fun! Sharing good food with friends and family makes me happy. 
    Favourite part of the day? Early mornings out with my dogs is my favourite time of day and walking the beaches in Padstow, Cornwall is probably my favourite place for me and my partner. 
    How do I relax? Well, reading completely absorbs me, but is so relaxing it also puts me to sleep too!'

    Suzanne worked in estate agency in the Warwickshire area, before joining the same boutique agency as Louise, this is how they met....maybe it was fate! Her younger years were spent working for British Airways where she learnt everything there is to know about customer care! By implementing this level of service to her property career, Suzanne has some very happy previous buyers and sellers. 
    What makes me happy? My little boy, seeing the world through the eyes of a little one puts a very different perspective on things! 
    What is important to me? My family and friends, and always making time to laugh. 
    My favourite treat? Currently a rhubarb gin and tonic! 
    Favourite houses? Anything with potential! I love seeing the floorplan for a new property we market, and imagining what I would do with the space. In terms of era, it would be a Georgian house that would steal my heart!
