    REGISTER WITH ESTATE AGENTS Most buyers use the property portals to start their search, but registering with an agent (preferably us!) will ensure that you are informed as soon as properties are available-often a few days before they go live on the web. Indeed some properties are sold before they get to the portals.

    SURVEY/VALUATION A surprising number of buyers rely on a mortgage valuation, but be aware that the lender is only interested in establishing that he is covered for the amount of mortgage that is being lent. A mortgage valuation is not a survey. We can recommend a suitable surveyor and mortgage lenders offer surveys or home buyers reports as an addition to their valuation to be carried out at the same time. This is often a cheaper way to have a survey.

    CONTRACTS HAVE EXCHANGED A deposit of 5% or 10% is payable at this time and cleared funds need to be available on the day of exchange. The deposit is non-returnable and binds both seller and buyer.

    COMPLETION Its moving day and completion is usually between 12 and 4pm. The solicitors will release the keys once your money has arrived at the vendors solicitors bank, and will phone us so that we can release the keys.
