What is Tenant Referencing?

    Tenant referencing is a landlord or letting agent's way of finding out and confirming information about a prospective tenant. It helps to make an informed decision on whether to rent a property to an individual (s). Referencing can help build trust that a tenant will pay their rent on time, treat the property with respect and not be a nuisance to neighbours or others.

    Most agents will use third party organisations to conduct these checks and are therefore bound by their terms.

    What's usually included?

    • You will be asked for a reference from a previous landlord. If you have had a bad experience it's best to know this upfront, it really does save time.
    • Part of the referencing will involve running a credit check. Again, if you are honest about this from the outset, firstly it saves a lot of time but also means alternatives, such as guarantors, can be discussed. If you do have adverse credit, be upfront.
    • You'll need a deposit. No agent is able to ask for more than 5 weeks upfront, so do your maths before you start the process. If you are waiting for a deposit to be returned from a previous rental, this cannot be taken into account.
    • Most referencing companies work on an affordability calculator of your household income being 30x your monthly rent. As an example, if you and a partner want to rent a property costing £1,000 per calendar month (pcm) you will need a household income of £30,000 at least.
    • You will need to supply the following documents, so having these ready will really help: Bank Statements, Passport, Visa (if necessary), Self-employed - tax returns/accounts and Proof of Residency - council tax/utility bill

    After 30 years in the serviced office Industry she joined White and Sons in 2015 to work in the residential property sector. Debs in an integral part of the administration team and helps with the day to day running of this extremely busy department. In 2020 she was promoted to Lettings Branch Manager and an Associate of the Firm in 2023.

    In her free time she enjoys spending time with family and caring for her horses and her 9 orphan sheep.

    SARAH WYCHERLEY Head of Tenancy Coordination MARLA
    Sarah worked in the lettings team from 2016 to 2018 and re-joined in August 2020. She has worked in the Surrey area for over 8 years and knows the area well, having explored much of it on horseback. She prides herself on her organisational skills and enjoys ensuring the tenancy arrangement process is as smooth as possible for both tenants and landlords. 

    In her spare time Sarah enjoys cooking, baking cakes (as well as eating them!) and spending time outside in the fresh air.

    NICKY WILSON, Head of Property Maintenance
    Nicky has been working in Property Management since 2015. She started her career in London and moved to Dorking 3 years ago. She will be heading up the Property Management team dealing with day-to-day maintenance issues and communicating between landlords and tenants. 

    She has played hockey at a high level for the past 16 years and plays cricket in Dorking. When not playing sports, she enjoys taking long walks with her Cocker Spaniel, Ted.

    JAMES BUTCHER, Assistant Branch Manager MARLA
    James joined the firm in September 2017, having previously worked in the industry for over two years in both sales and lettings. James is very organised with great attention to detail and prides himself on providing excellent customer service. James passed his ARLA exams in March 2020, and was consequently promoted to Senior Negotiator. In early 2023 in recognition for his years of dedicated service, he was promoted to Assistant Branch Manager. 

     When not working, James is usually exercising or out with friends. He is also a car enthusiast with a love for driving and the motoring world. In addition, he has a keen interest in modern technology.

    Having gained previous experience within lettings for a corporate agent in Surrey, Freya joined White & Sons in November 2021 to progress her knowledge and gain experience in sales. Following the successful completion of her NAEA exams, Freya was promoted to Senior Negotiator. Along with useful experience gained in The Army, Freya is a motivated and enthusiastic member of the team and is always willing to help where needed.

    Raised in Westerham, Freya has a great knowledge of the local area including the best places for long dogs walks and Sunday roasts. Outside of work, she enjoys spending time with friends and family and keeping active at the gym.

    Megan joined White and Sons in 2023. After starting her career as a sales negotiator, she decided to take the jump and become a property manager. Megan loves a challenge, and helping to resolve any issues that arise, but also likes a good laugh whenever possible and building a good rapport with her clients. 

    Having lived in Surrey all her life, Megan is very keen on the countryside, and knows the area like the back of her hand. In her free time you will find Megan riding her horses either at home or at shows, or having a cuddle with her dog, Alula.

      SURVEY/VALUATION A surprising number of buyers rely on a mortgage valuation, but be aware that the lender is only interested in establishing that he is covered for the amount of mortgage that is being lent. A mortgage valuation is not a survey. We can recommend a suitable surveyor and mortgage lenders offer surveys or home buyers reports as an addition to their valuation to be carried out at the same time.
