  • paragraph

    John Wrelton - Director

Many people from outside the area know the location of Wellington, without realising it, as it lies just off the M5 to the west of Taunton set in glorious countryside marked by a monument to the Duke of Wellington high on the Blackdown Hills. It is this peaceful environment that draws buyers for its convenient commute along with excellent sporting and educational facilities. There is also the lure of the easily reached north and south coasts at Minehead and Sidmouth.

  • paragraph

Wellington is a pleasant and relatively compact town with good shopping facilities, including a Waitrose store, two medical centres and a famous park which is listed Grade 2 by English Heritage. There is a good community spirit and many clubs and organisations covering most hobbies and interests. The focal point in Wellington is the interesting 15th century church. There is a frequent daily coach service from Wellington to London.

  • paragraph

The Somerset County Town of Taunton is about 7 miles away to which there is a regular bus service from Wellington and also a park and ride. Taunton has a main line railway station, bus station, major shops, county cricket ground and a comprehensive array of events occurring throughout the year.

  • paragraph

Wellington has its own motorway interchange M5 junction 26 and approximate journey times are Exeter (Park and Ride) 30 minutes, Bristol (Portway Park and Ride) 60 minutes. Plymouth 75 minutes. The Regional International airports at Bristol and Exeter are both reached within the hour.

5 Steps to Selling
  • paragraph

Step 1 - An accurate market appraisal

How much is your home worth? It's vital to get an accurate valuation so the best possible price is achieved. And no one is better qualified than Wilkie May & Tuckwood to provide precisely that - thanks to our unmatched knowledge of the local property market.

All it takes is a quick call and leave the rest to our friendly and utterly professional team.

  • paragraph

Step 2 - Marketing your home

Naturally, we use all available means to make sure your home reaches the largest possible number of potential buyers - from local property publications, through the leading home sale websites, to national press.

Once we've started marketing, our state-of-the-art technology goes to work matching suitable buyers to your home. But at Wilkie May & Tuckwood we're great believers in the human touch, so we'll carefully register and check all applicants, to ensure that they are serious potential buyers who won't waste your time.

  • paragraph

    Step 3 - Viewings

Taking care to match the right people to the right property makes it much more likely that a viewing will lead to a sale. So does the fact that our enthusiastic and incredibly hard working people know exactly how to show off your home to its best advantage.

With Wilkie May & Tuckwood, it really is all about you - and we'll stop at nothing to do the best possible job on your behalf.

  • paragraph

Step 4 - Agreeing the sale

When we receive an offer for your home, we'll liaise between you and the buyer until a price is agreed. This may include fixtures and fittings. And, at this point, we'll also be looking to agree a projected time-frame for exchange of contracts and completion of the sale.

If you're buying a new place, we'll also contact the estate agent concerned to find out about the state of the chain.

  • paragraph

    Step 5 - Instructing solicitors

At this stage, we'll need your solicitor's details. It's very important for you to supply these promptly, since the transaction can't start until both buyer's and seller's solicitors have been instructed.

We have a number of local solicitors that we recommend, that we're used to working closely together with, which can speed up the conveyancing process dramatically. Please let us know if you'd like a quotation.

5 Steps to Buying
  • paragraph

Step 1 - Think about your needs
  • paragraph

Once you have decided to buy, it is crucial that you understand what you require of your new home.

It would be useful to decide on the one main reason for your move as this will drive your search.

If you are borrowing funds, or porting an existing mortgage, Wilkie May & Tuckwood Mortgage Services Ltd can provide expert, independent advice and information on the costs involved in buying property, obtaining the most suitable mortgage for your needs, and protecting your home and family for the future.

Choose a solicitor. Again, Wilkie May & Tuckwood would be confident in recommending a host of local solicitors for you to use.

  • paragraph

Step 2 - How to find a house
  • paragraph

Check the online property portals as well as our own Wilkie May & Tuckwood website. These are updated on a daily basis.

Keep an eye on the local newspapers, take note of newly erected For Sale boards or visit us in the office. We know our seller's situation and properties extremely well and we will be able to match you to suitable properties.

  • paragraph

    Step 3 - Viewing a property
  • paragraph

At this stage it is important to re-evaluate your requirements and compare the properties you are viewing against this list. Consider the interior, exterior, neighbouring properties and the local area.

Picture how you would use the space. Where would your furniture go, and is there enough storage?

Don't worry if you are not able to assess the physical condition of the property at first instance as a survey will tell you more.

  • paragraph

Step 4 - Making an offer
  • paragraph

This is possibly the most delicate part of the house buying process. Don't be afraid to ask us for advice, it is our job to negotiate this deal.

Consider factors affecting the price you are prepared to pay for any one particular property such as the location, condition, the situation of the seller and also think about what the market is currently doing.

Once an agreeable offer has been accepted, Wilkie May & Tuckwood Mortgage Services Ltd can provide expert, independent advice on arranging the most suitable mortgage, and arranging a survey on the property, alternatively speak to your nominated mortgage company. A solicitor should be chosen to act on your behalf at this stage.

  • paragraph

    Step 5 - Conveyancing process

The solicitors of the sellers and buyers now perform a set of legal tasks, known as conveyancing, to transfer ownership of land and property from seller to buyer. During this process it is the responsibility of the buyer's solicitor to investigate and inform the buyer and buyer's mortgage company of the legal aspects of the property.

The seller's solicitor will prepare a draft contract of sale and send this to the buyer's solicitor. The seller will be asked to complete a Property Information Form (which gives important information about the property) and a Fixtures and Fittings Form (outlining what is included in the sale) which is forwarded to the buyer's solicitor. The buyer's solicitor may amend the contract or raise additional enquiries of the seller's solicitor based on the information in the contract or the Title information. The buyer's solicitor may also request any warranties for work undertaken (such as new windows) or evidence of planning consents. The buyer's solicitor will also order from a search provider a range of appropriate searches for things such as planning issues, environmental concerns or flooding.

The buyer's solicitor will draw up a Transfer document to transfer ownership from seller to buyer.

Once the final mortgage offer has been received by the buyer's solicitor, searches have been analysed and any additional queries are resolved, the buyer's solicitor will report to the buyer on any issues.

Once the situation is accepted by the buyer and seller and any required insurances have been purchased, their respective solicitors will fix a completion date and exchange contracts. At this point a non-refundable deposit is paid and the parties have entered a legal contract. Completion occurs when the buyer has paid land registry fees and stamp duty, arranged insurance and the outstanding balance on the property is paid. We are informed when this has happened and at that stage able to release the keys for collection by the buyer. The estate agent is paid by the seller's solicitor from the proceeds of the sale.

    Energy Performance Certificates (EPCs)
    image cannot be displayed

If you are buying or selling a home you need an Energy Performance Certificate (EPC) by law given current legislation. EPCs are required whenever a building is built, sold or rented out. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'D'.

Accredited energy assessors produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient. Wilkie May & Tuckwood will be able to help you arrange an EPC with an accredited energy assessor, just call any of our offices for more information.

  • service

Energy Performance Certificates-what they tell you

EPCs carry ratings that compare the current energy efficiency and carbon dioxide emissions with potential figures that your home could achieve. Potential figures are calculated by estimating what the energy efficiency and carbon dioxide emissions would be if energy saving measures were put in place.

EPCs also provide a detailed recommendation report showing what you could do to help reduce the amount of energy you use and your carbon dioxide emissions.

    What an EPC looks like

Information about energy efficiency and carbon emissions is summarised in two charts that show the energy and carbon dioxide emission ratings. The charts look similar to those supplied on electrical appliances, like fridges and washing machines.

    How to get an EPC

Wilkie May & Tuckwood will be able to help you arrange an EPC with an accredited energy assessor, just call any of our offices for more information.

    Which buildings need an EPC

An EPC is required when a building is constructed, rented or sold. A building will need an EPC if it has a roof and walls and uses energy to 'condition an indoor climate'. This means it has heating, air conditioning or mechanical ventilation.

Which buildings don't need an EPC

The following buildings don't need an EPC when they are built, rented or sold:

    • places of worship
    • temporary buildings that will be used for less than two years
    • standalone buildings with total useful floor area of less than 50 square metres that aren't used to provide living accommodation for a single household
    • industrial sites, workshops and non-residential agricultural buildings that don't use a lot of energy

      Knowledgeable, personable, efficient...
I both bought and sold my house with Wilkie May & Tuckwood, Wellington. I found both processes with them as the appointed estate agent courteous, knowledgeable, personable, efficient, trouble free and excellent value for money.  I cannot recommend this estate agent and its staff who carry out the work, any higher and would recommend them to anyone in the area thinking of finding an agent for house purchasing or selling reasons.

We can't speak highly enough of the professionalism and efficiency of the Wilkie May & Tuckwood team and in particular, Sharon, in helping us sell our house. Sharon demonstrated expertise in the sale of 'Help to Buy' properties and secured the perfect buyers within a week of going to market. • Seller Testimonial

      highly professional and supportive practice
I invited Wilkie , May and Tuckwood , Estate Agents of Wellington, Somerset, to act in the sale of a property in South Street as part of a deceased estate. As an executor of that Estate, and living a long way away from the area, I relied completely on these Agents who were acting on behalf of the Estate. I can report that they carried out their role with complete professionalism and honesty. The brochure they prepared was a perfect representation of the property - wonderful photographs. Sharon, the Office Manger, and her team, kept me informed at every step of the way with excellent advice as the market in the area changed. I recommend them to future sellers as an excellent, highly professional and supportive practice.

    Testimonials from Buyers

    • Buyer Testimonial

      I'd happily use them again.
We recently purchased a flat through WM&T in Wellington. Delays between the Solicitors and Landlords etc meant it was a very lengthy process and quite stressful, but the staff at Wilkie May were excellent, especially the Sales Progression Team. We always felt supported, and they were tenacious in getting the purchase through. Communication was also excellent from this friendly and professional team, and I'd happily use them again. It's 5 Stars from me!

      Clare Rant
    • Buyer Testimonial

We felt cared for, individualised and valued.
Thank you for your help and support in the purchase of our new home. I do believe that your continual communication and persistence relieve some of the inherent stress surrounding home buying. Issues were dealt with professionally and courteously. We didn't feel like a drop in an ocean of homebuyers, but instead we felt cared for, individualised and valued. I have sincerely recommended your services to friends and colleagues who may be looking to buy or sell. We couldn't ask for better service. You have certainly changed our view of estate agents (after a previous involvement with another company) for the better. Should we be in the need to sell or buy again in the future, Wilkie May and Tuckwood are at the top of our list and especially Naomi and Abby who unfortunately had to become the sound wall for issues we encountered. Thank you again.

      Mr Stokes-Hudd
    • Buyer Testimonial

Kept us informed right the way through.
We recently have purchased a house from your office and we would like to congratulate your staff but in particular Abby Walker for her professional service; she kept us informed right the way through the process also negotiated on our behalf with the vendors during a difficult time with Covd etc. Abby is a very pleasant young lady and a credit to your company. Once again thank you for a wonderful service.

    • Buyer Testimonial

Handled efficiently, politely and with humour.
We recently moved to a property marketed by Wilkie May and Tuckwood in Wellington. From the initial enquiry phone call, through second visits and completion, all contacts with the office were handled efficiently, politely and with humour. When the purchase was in danger of stalling, the staff made a number of phone calls to the solicitors involved to facilitate the move and always ensured we we kept up to date with progress. We were very grateful for all their efforts to ensure the purchase was completed as quickly as possible.
