They are first and foremost honest and secondly possess a very strong work ethic. Our hand-picked team has these qualities in abundance, as well as enthusiasm, common sense, determination ... we could go on.

And, of course, they are experienced in the conveyancing and lettings process. Appointing individuals with limited industry experience or local knowledge could cost you thousands of pounds. Moving can be stressful and our expert and friendly staff will do their utmost to make the experience as easy as possible.

You will be assured of a first class personal service from some of the areas most experienced property professionals, with an outstanding reputation for professionalism and service.

    Competitive Fees

We always ensure that our commission rates are competitive yet still offer a quality service second to none.

    Expert Knowledge

The majority of our valuations are carried out by the Directors or Managers of the business. Getting the price right is probably the most important aspect of achieving a successful sale.

    Feedback After Every Viewing

We will endeavor to produce honest feedback within 24/48 hours of every viewing, good or bad, with advice and recommendations if necessary.

    Regular Sales Progress

We will chase solicitors, brokers, buyers and the whole chain to effect a smooth transaction and keep you informed and updated. Our experience and expertise helps us identify potential problems before they occur, making sure everything runs as smoothly as possible.

    A  Dedicated Customer Check

The most stressful part of buying or selling is not knowing what's happening. That's why we will call you regularly to make sure everything is ok.

    Peace Of Mind

In the unlikely event of a problem arising which we are unable to resolve to your complete satisfaction, you will have access to the Ombudsman Scheme, an independent arbitration service. The Directors, Ian Williams and Colin Donovan, are also licensed members of the National Federation of Property Professionals (NFOPP).

Achieve the Best Possible Price For Your Home

As members of MoveWithUs, one of the country's largest network of agents, we will expose your property to the widest market possible.

    Newspaper Advertising

The internet might be the most popular way to look for property but getting your home in the right local magazines and newspapers still matters. We'll make sure that when a potential buyer leafs through a local paper they see us and your property. Unlike many agents we continue to advertise in the local newspapers and other key places.

We Are Open Seven Days a Week

We understand that selling a house is not a 9am - 5pm process which is why we are one of only a handful of agents who are open seven days a week. We do not miss any opportunity to sell our clients properties. If you work in the city and need to arrange an appointment early in the morning we will be there. If you need to make an appointment late at night we will be there. Our new Benfleet office is open until  7pm weekdays.

    Discreet Marketing

As well as high profile property marketing, we offer a more discreet service should it be required. This service is totally bespoke and tailored to your individual needs. We are able to find the best buyers and the best prices whilst preserving confidentiality.

    AND FINALLY

Our aim is to be "The Agent of Choice" by providing exceptional customer service, honest advice and creative marketing. Why Buy Through Williams & Donovan?

Williams & Donovan recognise that the purchase of your home is perhaps the most important and expensive transaction of your life.

From our list of available properties we are sure that with our local knowledge and expertise, we will be able to find you a property to suit your needs, be it a straightforward move or a 'Buy to Let' investment.

We are an independent estate agent specialising in Benfleet , Hadleigh, Canvey Island, Thundersley, Bowers Gifford, Hockley, Rochford, Ashingdon, Rayleigh and the surrounding villages of Canewdon, South Fambridge and Stambridge.

We believe our local knowledge and expertise is second to none. To enable you to unravel the complexities of buying your home, we have set out below an overview of the various procedures involved:

    Registration

At Williams & Donovan, we aim to carefully match your specific requirements to ensure that you are not inundated with unsuitable properties. Using the latest software, we will alert you via your chosen medium of text message, email or post and will phone you regularly to constantly monitor the service that we provide. Our Directors, Managers or Sales Consultants will keep you fully informed of the transaction and our entire team is dedicated to making the process of finding your new home as smooth and enjoyable as possible.

    Viewings

Our friendly team are available to arrange those all-important viewings of your selected properties.  Our new Benfleet office  opens seven days a week and has extended opening hours. The opening times are 8.30am to 8pm Monday-Friday, 9am to 5pm on Saturdays and 10am to 2pm on Sundays. Every effort will be made to arrange appointments outside these hours where possible.

    Mortgage

In order to speed up your house buying process, we recommend getting the mortgage agreed in principle before any final decision on your new property is made. This has the advantage of providing you with a clear indication of what is affordable and the fact that you have a mortgage agreed in principle is also attractive to sellers.

    Making Your Offer

Once you have located your ideal property, your offer will be submitted by us to the vendor for their consideration. This will be done both verbally and in writing. NB: Please note that all offers are "subject to contract" and therefore neither party is legally bound until the contract is actually signed. As soon as your offer has been accepted by the vendor, you should instruct a solicitor to act on your behalf. Your solicitor will handle all legal requirements of your purchase (property conveyancing). At this point, you also need to formally proceed with your mortgage application and instruct your mortgage consultant/broker accordingly.

    Survey

The next step is to obtain the Mortgage Valuation if you need one. This will be carried out by a Chartered Surveyor acting for your Lender. The report is to provide a valuation to determine whether the amount to be loaned is secure and it also deals with the basic condition of the property. Since you, as the buyer, are also provided with a copy it allows both parties to evaluate the findings prior to entering into a commitment to purchase. There are two types of survey available:

    Home Buyers Report

This is the mid-range option as it is more expensive than the Mortgage Valuation but less than the Building Survey (see below). It is a basic service and therefore more appropriate to properties in apparently good condition and conventionally constructed. The survey's purpose is to highlight any pressing or significant defects and problems which are likely to have an overall impact on the value of the property. The objective of the Homebuyer Survey is to provide a more in depth report which will assist the buyer in making an informed decision whether to proceed with the purchase and also whether the agreed price reflects the actual value. Moreover, the professional opinion of the surveyor as contained in his report will also set out particular features of the property which may possibly have an effect on the present value and potential future marketability.

    Building Survey

Unlike the Homebuyers report, this is suitable for all types of property whether conventional or unconventional. The term "unconventional" encompasses properties that have an unusual construction, are historic or Listed Buildings, have been extensively altered or where major work is planned. The Building Survey is comprehensive and lists full technical details of the construction, materials and condition. It highlights the full spectrum of defects from the more serious down to the insignificant and the terms of the survey are therefore tailored to fit the client's specific needs. However, it should be noted that this does not include a valuation and is only conducted by prior agreement.

    Searches

These are conducted by the buyer's solicitor who submits a Local Authority Search to the local Borough Council. The purpose is to ascertain if there are any planning consents previously granted on the property or any other matters that affect the property or may do so in the future.

    Draft Contracts

The draft Contract is drawn up by the seller's solicitor and is forwarded to the buyer's solicitor for consideration. Any additional queries or questions will be asked and answered and the Contract amended accordingly, subject to final approval.

    Mortgage Offer

Once the Lender is in possession of a satisfactory survey and valuation report and provided all references and checks have been conducted satisfactorily, the Lender will approve the mortgage application. A formal mortgage offer will then be sent to the buyer and their solicitor.

    Exchange of Contracts

Once the Contract has been signed by both parties, a deposit (normally a small percentage of the purchase price) is paid by either bank transfer or banker's draft. At this stage, the parties agree on a date for completion.

    Completion

Completion usually follows a few days or weeks after exchange of Contracts. The balance of the purchase price is transferred by the buyer's solicitor to the seller's solicitor and the keys released.

     - Congratulations! You are now the owner of your new home!

    CONVEYANCING

Instructing the right professionals to assist you in moving home is essential. We have a panel of around 5 local companies who we recommend. We would normally recommend two panel conveyancers and if they are too busy to give the level of service we expect we will recommend another off the panel.

Unlike other companies who can only recommend their own in house conveyancers we can move the business around the five companies if their case load is too high. This ensures you will always get the level of service we expect them to provide our customers. They all operate on the basis of NO MOVE, NO FEE. They will only charge a fee if you move.

If for any reason your sale or purchase falls through they will not charge you anything for their time. In addition, any part of your upfront fee that has not been used to pay disbursements will be returned.

All the conveyancing companies we work with have strict service standards and have years of experience of conveyancing to ensure they provide a fast, efficient and professional service backed by the highest levels of customer care at all times.

  • Introduction

We know that an agent's success is built on reputation. And there's nothing better than a client's recommendation. But don't just take our word for it.....................

Testimonials from Sellers

  • Seller Testimonial

    These guys are totally professionals
The first thing Ian did right was value our property correctly. We didn't choose Williams and Donovan initially (but wish we had done) perhaps because the other agents flattered our property with higher valuations. We went on the market with a couple of agents before coming to Ian. What a marked difference we saw from the Williams and Donovan team when comparing them to the other agents we used! These guys are total professionals. As soon as we joined them we had a lift in the number of people who came to see the property. For each and every viewing, we received good quality feedback. On occasion, when the viewers could not be contacted, Williams and Donovan would still be on the phone to us to let us know that they are still trying to get in touch with the viewers. So every step of the way, we were assured that they were doing all they could. when we eventually gained the all-important offer and the process was handed over to the solicitors, Williams and Donovan were still part of the process to keep us informed and help ease the process along. Williams and Donovan maintained their proactive role in bringing the case to a successful conclusion, keeping the lines of communication open between buyer, seller and solicitors. I would not have wanted any other agent involved during this quite stressful time. I would thoroughly recommend this agent to any friend selling their home. Matt Foreman, Rochford.
  • Seller Testimonial

they are on of the best Estate Agents in the area
I received an excellent service from Williams and Donovan and would thoroughly recommend them to sell or buy a property. James went above and beyond his job role to ensure that our sale was completed in the shortest time possible. It was such a long chain involved in our sale and there were many obstacles involved but James handled this in a professional manner and took the initiative to be the "go between" with all solicitors and agents involved. In the absence of James I could rely on Paul who also did all possible in ensuring the sale / purchase of our property was seamless. All in all Williams and Donovan have a very professional and reliable team ethic and they are one of the best Estate Agents in the area. Miss L Collings, Rochford.
  • Seller Testimonial

They are a rare breed of agent, being honest.....
From the beginning to end personal communication skills were clear, concise, helpful, and above all honest with feedback at every aspect of the sale before, during and after. Williams and Donovan secured a higher property price for us so we could fund a rental property to secure our sale, we do not feel any other agent would have been able to do this as courteously and professionally still keeping all parties happy. The hours of opening are extended compared to other agents therefore very helpful when you need contact out of normal working hours. They are a rare breed of agent, being honest, committed and helpful. They are experienced, and have the ability to make everyone feel important, never has there been a time when we have not had an answer to our enquiry in a speedy, professional manner. We would always sell through Williams & Donovan and having purchased our property 6 years ago with them, the personal touch of receiving flowers as a welcome in our new home also went a long way, we are only sorry we have not got a house to buy. Cannot thank them enough. Mr & Mrs Yates, Hawkwell.
  • Seller Testimonial

    Excellent communication and negotiation
Having had an unsuccessful experience with another agent we chose Williams and Donovan based on various family and friend referrals. I can say we couldn't be happier. What I have realised is that selling a property is not just about placing an advert and getting viewers through the door. The crucial part is putting the deal together not just with your sale but also with the purchase and ensuring that the communication is running up and down the full extent of the chain. Williams and Donovan did this brilliantly ensuring excellent communication and negotiation which ensured our sale and purchase ran as smoothly as possible. I will never use another agent. It's also worth noting that something they do very effectively in the current climate is putting a complete chain together even if it means them selling a house that someone else will make commission on in order that all the other sales and purchases happen. Thanks very much for your patient support and professionalism during my recent purchase, it was very much appreciated. Steve Newland.
  • Seller Testimonial

thank you for all the help and support
I just wanted to take the time to express my sincere thanks for all the help and support you provided to me during my recent property sale. This was not in any way a straight forward property sale, and I think that you maintained a high level of professionalism during your communication and negotiations. I would not hesitate to recommend you in the future. Kevin J Robinson.
  • Seller Testimonial

    impressed with your service
Martin and I were very impressed with the service you all provided and will be much inclined to recommend you in the future. Martin and Jill Mackenrie.
  • Seller Testimonial

without your tireless chasing i'm sure we would
Just a short note to thank you all for the work you did on my house sale. You have done the most prodigious work in bringing everything together. Without your tireless chasing I'm sure we would not have completed the sale so smoothly. David J Enders.
  • Seller Testimonial

Dave and I would like to thank you all very much for the way you have advised and helped us through the sale of our house. We have been most impressed in the way in which everything was dealt with in a most calm and professional manner. David and Margaret Pearson.
  • Seller Testimonial

    you made this a breeze
Just a short note to thank you and your team for all the help, advice and assistance that I have received from your Hockley office. Moving is a traumatic experience for most people, however with personal and professional advice you made this move a breeze. Fay Hall.

Reserve Price: Each auction property will be subject to a “Reserve Price” below which the property cannot be sold at auction. Normally the “Reserve Price” will be set within the range of “Guide Prices” or no more than 10% above a single “Guide Price.”
