    Thinking about renting a property? Here are a few handy tips from us
    Choosing the area you'd like to live in

    Do your research and figure out the specific areas you'd like to rent in. Make a list of the things that are really important to you, like transport links, schools, access to shops and use these to focus your search. Be sure to share your list of 'must-haves' and 'nice-to-haves' with the local estate agents so they can start working for you.

    Dealing with the estate agents

    Identify which local agents are marketing the type of property you like in your preferred area/s and make contact with them. Make sure the agent registers you on the system and take care to give them all your contact details - the lettings business is fast-moving and you don't want to miss out on your ideal property.

    Be very clear about when you need to move into your rental property. If you need somewhere urgently, let the agent know. They'll be sympathetic and will do all they can to find you a suitable place.

    Viewing properties

    Try to be available and as flexible as possible. Yes, we've said it before, but the lettings business is incredibly fast moving and when a good property comes to the market there can be a rush to view and offers are often made immediately. You could miss out if you can't make yourself available within 24 hours of the agent contacting you.

    Don't necessarily be put off by details in the property. If you don't like the wall colour, or the sofa isn't big enough, have a chat with the agent. We encourage our landlords to be flexible and accommodate tenant's requests whenever possible.

    If you want the landlord to undertake any improvement works, or add/remove furniture, put in your request as soon as you decide to make an offer. It can be much harder to get these jobs agreed once you have moved in.

    Dotting the I's and crossing the T's

    Once your offer has been accepted you'll need to hand over your deposit. The agent will be responsible for putting it into an approved tenancy deposit holding scheme and they should pass on the details to you - make sure you hold on to these.

    All estate agents will need to conduct security checks on behalf of the landlord, so make sure you have details of all your previous addresses to hand. Likewise, let your employer, and any other referees, know to expect a request for a reference.

    Other fees and charges

    When you agree to rent a property you will be expected to pay a security deposit and the first month's rent. There will be other administration fees that you will be liable for, too, like references and drawing up the tenancy agreement. Do ask your Winkworth office about these fees.


    Within the tenancy agreement you may also find that extra charges will apply if there is an unexpected change of tenant and also at the time the tenancy is renewed. At the end of the tenancy it's common for the outgoing tenant(s) to be charged for the inventory check-out. Check your tenancy agreement to see if these items are covered.

    Once in

    Find out who is managing your property and make sure you have been given all their contact details. That way, if something goes wrong in the property, you'll know who to get in touch with.

    Look after the property as if it were your own. This reduces the likelihood of disputes over damage when the tenancy comes to an end.

    Remember that you should arrange insurance cover for your furnishings and personal property - the landlord is not responsible for insuring these items.

    Moving out

    If the property was professionally cleaned when you moved in, then the chances are you will need to arrange for the same to be done when you move out. Whoever is managing the property - be it the estate agent or the landlord - they will want to see a receipt for the cleaning.

    It goes without saying that you should leave the property in tip top condition and remove all your belongings, otherwise you risk losing part, or all of your deposit.

    Exciting times, buying a property. There's a lot to think about though.


    There's nothing quite like a face-to-face chat with an expert, but here's a quick summary of useful tips and reminders for you buyers.

    Finances in order?

    Before you do anything else, we say do your research and find how much you can actually afford to spend on a property. Take into account any available cash you have for a deposit and then speak to a mortgage broker, or a selection of providers and find out what they'd be willing to lend you. Make sure they put their 'in principle' offers in writing.

    Don't forget, you'll need to put money aside for the stamp duty land tax, too.

    Looking at properties

    So, you've scoured the estate agents' websites and windows, poured over the property portals and pounded the streets figuring out where you might like to buy. Time to book in some viewings.

    When looking around a property, use the estate agent and ask questions. You might want to think about things like:

    • The number of years left on any lease (if it's a leasehold property)
    • Does the property have things like gas central heating, modern insulation and double glazing? If not, these are big ticket items to get fitted
    • The council tax band the property falls in
    • Any service charge
    • Local transport links
    • Outdoor space
    • If you like a property, be sure to get in a couple of viewings at different times of the day and invite friends and family along for a second opinion.
    Making an offer

    You've found a property you're sure you want to buy. Call the estate agent and let them know how much you're willing to offer. Don't be surprised if your first offer is declined - that's the name of the game and buying a property is all about negotiation.

    If there are a number of people keen to buy the property, you might be invited to take part in a sealed bid.

    Fingers crossed.

    Everything in order?

    When your offer is accepted, you'll need to employ a conveyancer. This legal specialist will manage any negotiations to do with the purchase of the property on your behalf. They'll check all the paperwork is in order and look after the details of the contract for you.

    Most people hire a chartered surveyor, too. The surveyor will do a full survey of the property, highlighting any possible problems that might need looking at. There are two types of survey you can buy; a homebuyer's report and a building survey.

    Money, money, money

    Buying a property costs money; a lot of money. You'll be asked to hand over your hard-earned cash throughout the process.

Why Move To Beckenham?

    Beckenham's proximity to London has attracted people here since the 1900s and today is no different. With easy access to the centre of London in just 20-30 minutes by train, the tranquillity of Beckenham Green and Kelsey Park right on your doorstep, plus reputable schools and decent shopping too, Beckenham offers the best of both worlds. . A little bit of history Beckenham spent most of its history as a small rural village in Kent. But when the railway came in 1857, it brought with it population growth and property development. That included the building of large, grand villas around the new station, some of which remain today.

    The Shortland's area sprung up in 1863, followed by Clock House in the 1802 and Park Langley in 1908, with further building in the 1920s. Elmer's End, with its smaller suburban houses, was developed in 1911. And Eden Park was established in 1926. Modern Beckenham is part of the London Borough of Bromley and very much a London suburb. But thanks to our rich history, Beckenham offers a veritable patchwork quilt of period properties, that makes our area really standout. You can choose from Victorian, Edwardian and 1920s homes and even alms-house's from 1694. For those with more contemporary tastes, the Copers Cope and Albemarle Road areas have beautiful modern apartments too.

    Charles Darwin lived in Beckenham and Enid Blyton wrote some of her much-loved children's books here too. 

    As well as all the usual supermarkets and high street favourites, Beckenham offers interesting independent stores aplenty, including Villager's Sausages, Horton's Fresh Fish, Beckenham Flower Studio, interiors shop Allure and Walsh Brothers jewellers. 

    We are spoilt for choice when it comes to outdoor space in Beckenham. Enjoy the spectacular Kelsey Park, complete with duck pond and pleasure gardens. Crease Park is another favourite with dog walkers. And kids love Croydon Road Recreation Park. For less outdoorsy types, St Georges Church with its 13th century lichgates and breath taking stain glass windows is well worth a visit too. Or catch the latest films, at Beckenham Odeon. Finally, no round up of things to do in Beckenham is complete without mention of The Spa at Beckenham, on Beckenham Road which boasts a gym, multi-purpose sports hall and, according to the readers of The Independent, the best public swimming pool in the UK.

    There are eateries and takeaways to suit every budget, taste and occasion in Beckenham. We also have branches of popular Italians Zizzi and Prezzo on High Street. And when only fish and chips will do, The Big Catch Fish and Chip Shop just over the road from our Beckenham Winkworth office never fails to hit the spot.

    Beckenham is well-served by rail, Beckenham Junction and Kent House station will take you to Victoria in around 20 minutes. Beckenham Junction and Birkbeck have access to London Bridge, in around 30 minutes. Eden Park, Elmers End, Clockhouse, New Beckenham all connect to London Bridge, Charing Cross and Cannon Street in between 24mins to 32mins. Finally, Ravensbourne to Blackfriars takes about 28 minutes.

    By bus: Catch the 54 bus towards Elmers End and Woolwich; the 227 towards Bromley North and Crystal Palace; 354 towards Bromley North and Penge; 367 towards Bromley North and West Croydon and the N3 Night Bus towards Bromley North and Oxford Circus.By car: For parking in Beckenham, head to Fairfield Road and Village Way. You'll also find parking meters on the High Street. By taxi: Reputable local firms include Clockhouse Taxi's and Cannon Cars.
