    New homes are a specialist area and one that is very different to the residential resale market. There are some real benefits to buying a new home, not least, everything is done for you and you can just move in and start enjoying your home, without a long list of jobs to do. New homes can be bought once built, but very often sales are done off-plan.     Tips for Tenants

    Choosing Where You Would Like to Live
    Do your research and figure out the specific areas you'd like to rent in. Make a list of the things that are really important to you, like transport links, schools, access to shops and use these to focus your search. Be sure to share your list of 'must-haves' and 'nice-to-haves' with the local estate agents so they can start working for you.
    Viewing Properties
    Try to be available and as flexible as possible. Yes, we've said it before, but the lettings business is incredibly fast moving and when a good property comes to the market there can be a rush to view and offers are often made immediately. You could miss out if you can't make yourself available within 24 hours of the agent contacting you.Don't necessarily be put off by details in the property. If you don't like the wall colour, or the sofa isn't big enough, have a chat with the agent. We encourage our landlords to be flexible and accommodate tenant's requests whenever possible.If you want the landlord to undertake any improvement works, or add/remove furniture, put in your request as soon as you decide to make an offer. It can be much harder to get these jobs agreed once you have moved in.
    Dotting the I's and crossing the T's
    Once your offer has been accepted you'll need to hand over your deposit. The agent will be responsible for putting it into an approved tenancy deposit holding scheme and they should pass on the details to you - make sure you hold on to these.All estate agents will need to conduct security checks on behalf of the landlord, so make sure you have details of all your previous addresses to hand. Likewise, let your employer, and any other referees, know to expect a request for a reference.
    Other fees and charges
    When you agree to rent a property you will be expected to pay a security deposit and the first month's rent. There will be other administration fees that you will be liable for, too, like references and drawing up the tenancy agreement. Do ask your Winkworth office about these fees.Within the tenancy agreement you may also find that extra charges will apply if there is an unexpected change of tenant and also at the time the tenancy is renewed. At the end of the tenancy it's common for the outgoing tenant(s) to be charged for the inventory check-out. Check your tenancy agreement to see if these items are covered. 
    Once in
    Find out who is managing your property and make sure you have been given all their contact details. That way, if something goes wrong in the property, you'll know who to get in touch with.Look after the property as if it were your own. This reduces the likelihood of disputes over damage when the tenancy comes to an end.Remember that you should arrange insurance cover for your furnishings and personal property - the landlord is not responsible for insuring these items. 
    Moving out
    If the property was professionally cleaned when you moved in, then the chances are you will need to arrange for the same to be done when you move out. Whoever is managing the property - be it the estate agent or the landlord - they will want to see a receipt for the cleaning.It goes without saying that you should leave the property in tip top condition and remove all your belongings, otherwise you risk losing part, or all of your deposit.

    Mark Yelverton - Director of Lettings
    Mark heads both our Clerkenwell and West End offices, he is now in his eleventh year within the property industry and has a wealth of experience in lettings and sales. Mark retains an ARLA licence which means that he is fully compliant with all of the latest rules and regulations within the property industry. Outside work Mark has two young children who he spends as much time as possible sharing his love of swimming and rugby with.

    Buying in Central London is an Investment
    There's a lot to think about when buying a property, so here's a quick summary of useful tips and reminders for you buyers. 
    Finances in order?
    Before you do anything else, we say do your research and find how much you can actually afford to spend on a property. Take into account any available cash you have for a deposit and then speak to a mortgage broker, or a selection of providers and find out what they'd be willing to lend you. Make sure they put their 'in principle' offers in writing.
    Don't forget, you'll need to put money aside for the stamp duty land tax, too. Looking at propertiesSo, you've scoured the estate agents' websites and windows, poured over the property portals and pounded the streets figuring out where you might like to buy. Time to book in some viewings. When looking around a property, use the estate agent and ask questions. You might want to think about things like: 
    • The number of years left on any lease (if it's a leasehold property)

    • Does the property have things like gas central heating, modern insulation and double glazing? If not, these are big ticket items to get fitted

    • The council tax band the property falls in

    • Any service charge

    • Local transport links

    • Outdoor space

    • If you like a property, be sure to get in a couple of viewings at different times of the day and invite friends and family along for a second opinion.

    Making an offer
    You've found a property you're sure you want to buy. Call the estate agent and let them know how much you're willing to offer. Don't be surprised if your first offer is declined - that's the name of the game and buying a property is all about negotiation.If there are a number of people keen to buy the property, you might be invited to take part in a sealed bid.
    Fingers crossed. 
    Everything in order?
    When your offer is accepted, you'll need to employ a conveyancer. This legal specialist will manage any negotiations to do with the purchase of the property on your behalf. They'll check all the paperwork is in order and look after the details of the contract for you.
