If you're thinking about letting your property, you've come to the right website

    Tried and tested

In the UK, letting is a very popular way of making money from property. Whether you are a first-time landlord with a single property, or a seasoned professional with a large portfolio, Winkworth's unparalleled experience means your property is in very safe hands.

    What works for you?

Quite simply; we get it. As a landlord, you want to rent your property out as quickly as possible for the best price. You want to avoid empty periods and guarantee a regular income. If you don't want to be bothered with the day-to-day management of the property, we'll sort all that out too.

Letting property has been a core element of our business since we opened our doors in 1835 - we understand the complexities. Every landlord and every property is different, so we'll tailor our proposal to you. You want to be kept in the loop at every stage? We hear you. Prefer to leave it all to us while you get on with other things? No problem.

    With you all the way

There are lots of parts to the process of letting. We'll advise you at all stages, or just step in when you want us to. Fees charged by Winkworth offices vary according to location and are displayed on your local office's microsite.

Preparing the property, we'll advise on
    • Fixing up and decorating to suit the target tenant
    • Required safety checks
    • To furnish or not to furnish?
    It's all in the detail
    • Powerful marketing, targeting the right audience
    • Managing viewings with the minimum disruption to you
    • Coordinating feedback and offers
Dotting the I's and crossing the T's
    • Full tenant checks
    • Preparing the tenancy agreement
How much do you want us to be involved?
    • Want us to just market the property and find the right tenant?
    • Maybe we can offer a little more by collecting the rent every month saving you the hassle?
    • Or, perhaps we can manage the property for you ongoing? (No late night calls when the boiler conks out; guaranteed).

Thinking about renting a property? Here are a few handy tips from us

Choosing the area you'd like to live in

Do your research and figure out the specific areas you'd like to rent in. Make a list of the things that are really important to you, like transport links, schools, access to shops and use these to focus your search. Be sure to share your list of 'must-haves' and 'nice-to-haves' with the local estate agents so they can start working for you.

    Dealing with the estate agents

Identify which local agents are marketing the type of property you like in your preferred area/s and make contact with them. Make sure the agent registers you on the system and take care to give them all your contact details - the lettings business is fast-moving and you don't want to miss out on your ideal property.

Be very clear about when you need to move into your rental property. If you need somewhere urgently, let the agent know. They'll be sympathetic and will do all they can to find you a suitable place.

    Viewing properties

Try to be available and as flexible as possible. Yes, we've said it before, but the lettings business is incredibly fast moving and when a good property comes to the market there can be a rush to view and offers are often made immediately. You could miss out if you can't make yourself available within 24 hours of the agent contacting you.

Don't necessarily be put off by details in the property. If you don't like the wall colour, or the sofa isn't big enough, have a chat with the agent. We encourage our landlords to be flexible and accommodate tenant's requests whenever possible.

If you want the landlord to undertake any improvement works, or add/remove furniture, put in your request as soon as you decide to make an offer. It can be much harder to get these jobs agreed once you have moved in.

Dotting the I's and crossing the T's

Once your offer has been accepted you'll need to hand over your deposit. The agent will be responsible for putting it into an approved tenancy deposit holding scheme and they should pass on the details to you - make sure you hold on to these.

All estate agents will need to conduct security checks on behalf of the landlord, so make sure you have details of all your previous addresses to hand. Likewise, let your employer, and any other referees, know to expect a request for a reference.

    Fees and charges

When you agree to rent a property you will be expected to pay a security deposit and the first month's rent. There will be other administration fees that you will be liable for, too, like references and drawing up the tenancy agreement. All tenants fees can be found on local offices microsites.

Within the tenancy agreement you may also find that extra charges will apply if there is an unexpected change of tenant and also at the time the tenancy is renewed. At the end of the tenancy it's common for the outgoing tenant(s) to be charged for the inventory check-out. Check your tenancy agreement to see if these items are covered.

    Once in

Find out who is managing your property and make sure you have been given all their contact details. That way, if something goes wrong in the property, you'll know who to get in touch with.

Look after the property as if it were your own. This reduces the likelihood of disputes over damage when the tenancy comes to an end.

Remember that you should arrange insurance cover for your furnishings and personal property - the landlord is not responsible for insuring these items.

    Moving out

If the property was professionally cleaned when you moved in, then the chances are you will need to arrange for the same to be done when you move out. Whoever is managing the property - be it the estate agent or the landlord - they will want to see a receipt for the cleaning.

It goes without saying that you should leave the property in tip top condition and remove all your belongings, otherwise you risk losing part, or all of your deposit.

    TIPS FOR SELLERS
    • paragraph

If you're thinking about selling your home, here are a few handy tips from us

      Working with your agent

Work with your agent and make them work for you. At Winkworth, we believe every seller and their home is unique. We'd like you to tell us what made you fall in love with your home and what you enjoy most about it now. We'll highlight this information when we start marketing your home to like-minded buyers.

Make sure your agent is aware of your situation, too. If you are just testing the water and aren't 100% committed to moving, they need to know. Likewise, if you can't move for six months, or, if you need to move imminently, tell your agent and they may be able to regulate the pace of the sale.

Listen to your agent's advice. They do know the local market and fundamentally, they have your interests at heart.

      Money matters

Settling on an asking price will be one of the biggest decisions you make in this process. Invite a selection of local agents to come in and value your property, but don't just go with the agent that provides the highest valuation and/or the lowest fee. An over-inflated asking price may really inhibit the speed of the sale. A low agent fee may mean you get a mediocre service at best.

Do your own research on the Land Registry website and find out what similar properties to yours have sold for in the area. If an agent gives you a much higher valuation than the others, ask them to provide examples of comparable sales.

      Preparing your home

There's no avoiding those little DIY jobs that have been waiting to be done for years when you are looking to sell. Take some time to fix those loose floorboards, finish paint jobs, nail down the squeaking floorboard and fit the last skirting board. These details matter.

Once that's done, have a good clear out. Get rid of any clutter and thin out your personal items, like bulky ornaments, family photographs, paperwork and toys. This gives buyers the space to visualise themselves living in your house.

Before the viewings begin, make sure your home is sparkling clean from top to bottom, especially the kitchen and bathroom. If needs be, have the carpets professionally shampooed, particularly if you have pets.

Improve your home's kerb appeal, too. Paint your front door, polish up the brass (if you have any) and sweep away any leaves from the front of the house. Mow the lawn and make sure your garden looks neat and tidy. Show how particular areas can be used for al fresco dining with strategically placed garden furniture.

By law, you will need to commission an EPC (energy performance certificate) for your property. Your estate agent can help you to organise this. You won't be able to market the property without one, so get it sorted as soon as possible.

Line up your solicitor and do some pre-planning

Instruct a solicitor from the outset so that you are ready for action. Waiting until you have accepted an offer can delay the process unnecessarily.

Make sure you have all of your paperwork in order as this can really speed things up. So, if your property is leasehold or share of freehold, make sure you have the papers ready to pass on to your solicitor. Likewise, obtain any planning or building consents well in advance - these can help clinch a sale. Your estate agent and solicitor will be able to advise you on the type of paperwork you need to gather.

      When the buyers are in

It is usually best to let your estate agent show the buyers around whilst you go out - they will feel more comfortable if you're not there. This means they can have an open discussion about your house without fear of causing offence. They'll also be able to take their time imagining how your home could become their home.

It's a tricky one, but try and work around viewings. It really helps matters if buyers are able to view your home at a time that suits them. If not, there's the risk they'll see another property and forget yours.

If you have tenants in the property, give them plenty of notice about your plans and keep things friendly. That way, they're more likely to keep the place looking tidy and accommodate viewings.

If at all possible, pack your pets off for a day trip to the neighbours or in-laws. Another nice touch is to leave any parking space you may have free for the buyer. Something as simple as an easy park will help ensure they enter your home in a good frame of mind.

Avoid strong cooking smells and don't smoke in the house in the run up to viewings. Open windows and place a few bunches of fresh flowers around the house to freshen things up and demonstrate that you care about what the buyer thinks.

      Post-viewings

Do take feedback on board - if all the feedback from viewings points towards a particular issue - do something about it.

      Book a market appraisal

Thinking of selling or letting your property, or maybe you're just interested to know what it is worth in todays market? We'll happily provide you with a valuation.

    TIPS FOR BUYERS
    • paragraph

Getting to know the local agents

Get to know your local estate agents and make sure they understand exactly what you are looking for. Be proactive, too - chase them every now and again. This will make sure you are at the forefront of their mind when a new property comes to the market.

      Legal advice

Line up a good solicitor from the outset. Get recommendations from friends, family, colleagues and even local estate agents. Don't necessarily opt for the cheapest either - it could prove to be a false economy. Keep in regular touch with them.

      Arranging your finances

Research what mortgage deals you can get. Price comparison websites can be a great resource if you have the time to keep checking them. Alternatively, find a good mortgage broker - seek recommendations from friends, family and colleagues. Winkworth recommend Trinity Financial - click here to read more about their services.

Make sure you have a written 'in principle' mortgage offer from the start, as this can really speed things up once you have an offer accepted. Likewise, you'll be in a much stronger position if you find yourself in a bidding war with a buyer who doesn't have their financing in order.

      Budgeting

Set a budget for the entire process and stick to it. There are many other costs to consider outside of buying the property itself. Think about stamp duty, solicitor's fees, removal costs, any work that may need doing on the property, the first month's council tax and utility bills, possible service charge and ground rent etc.

      Do your research

Fully research the area you are interested in buying in. Think carefully about the things you need and the things you would like, such as good local schools, transport links, green spaces, shops etc. Research the types of properties that are available in your price range and be realistic about your expectations.

      Viewings

Try to be as flexible as possible when it comes to viewing times. Evenings and weekends may be best for you, but possibly not the seller. It might be worth taking a day or two off work and lining up multiple viewings. Be punctual for all your appointments, otherwise you risk missing your slot and annoying the seller, who is likely to have gone to some effort to get the property ready for you.

View the property three or four times and do so at different times of the day, so you get a real feel for what it is like.

After the viewing, be sure to give the estate agent some honest feedback. That way, they get a better idea of what you will and won't accept. Keep an open mind though; very often, people end up buying something that is very different to the 'dream' home they imagined.

      Making an offer

When you make an offer, make sure you let the estate agent know your position, like how flexible you can be on moving dates and whether or not you have a mortgage offer.

If you really love the property, try not to make very low offers that will no doubt be refused. You could end up annoying the seller and this might make future negotiations that bit harder.

      Offer accepted

Book a survey as soon as your offer is accepted. These can take a few days and you want to keep the process moving.

Although it's an additional cost when you're already throwing money about left right and centre, a survey could identify any serious problems with the property and ultimately end up saving you £thousands.

      Moving in

Try to avoid moving on a Friday. The roads tend to be busier and removal firms often charge more because Fridays are the most popular time to move. If you can, take some time off work and move mid-week.

On moving day, make sure you have a box with all the essentials like milk, teabags, coffee and loo roll close to hand.

      Testimonials from Sellers

      • Seller Testimonial

        we had a positive experience
The team at Winkworth in Greenwich were not the ones who found a buyer for our flat in the end but yet we still think they deserve a great review!Of those who came to value the place, Guy seemed most enthusiastic about selling it. Due to their "press 1 for sales..." phone system I rarely struggled to get hold of who I wanted. Responses were always quick. If Nick left a voicemail saying he'd email something it would happen immediately. When viewings were frequent but no offers were coming, Guy was kind enough to come and take a look at the flat again to see if there was something we were missing. At one stage we had an offer on the flat and were offering on a house ourselves. But it came on the day of my grandmother's funeral. Nick was in contact with the other agent directly. We weren't bothered by phone calls all day. In all, we had a positive experience from friendly, professional and sensitive staff and I'm sure I could think of other examples to demonstrate that. Thank you to Guy, Nick and Mauro. We'll be recommending you to our friend and neighbours.

We felt really pampered throughout the process
Working with Winkworth on the sale of our property and the purchase of a house has been a wonderfully smooth experience. Guy and Nick in particular were always very helpful and friendly, and clearly had our best interests at heart, which is not always the case with estate agents in my experience. We have felt really pampered throughout the process, and our queries were always met with a smile and a prompt answer. The team did a fantastic job at chasing other agents and solicitors in the chain to move things along for us. We have now exchanged and know we owe it all to the awesome team at Winkworth!

I had a wonderful experience working with Winkworth Greenwich Team, in particular with Mauro and Guy. While the process of buying a new home can often be challenging, they were very professional and supportive during each step. The team was always very understanding and willing to help - I have had a number of occasions when I wanted to view my new flat at inconvenient times but the Winkworth team made everything possible to make these viewings happen. Both Mauro and Guy were very proactive reaching out, providing updates, asking for necessary information and were genuinely tried to help as much as possible. I really appreciate your help and looking forward to work together in the future again! Having had 7 years of experience using London agents, I would definitely recommend Winkworth for the best in class service.

        truly went above and beyond
We are truly grateful to have worked with Guy, Nick and Mauro for the purchase of our new home - the vendors of the house chose their agents very well! Guy has the business running like clockwork, and was prompt and effective throughout the progress of the sale. I was happy to take a proactive approach in getting us to exchange, and Guy supported this seamlessly - never treading on anyone's toes but ensuring that progress was swift. In the final few days before exchange, we hit upon some unexpected snags - this is where the Winkworth team came into their own, and truly went above and beyond to manage all of the communications up the chain and assure a successful outcome. We are delighted with our new home, and offer our sincere thanks to Guy and Nick especially for all their help over the last couple of months. Great job!
