    Exciting times, buying a property. There's a lot to think about though.There's nothing quite like a face-to-face chat with an expert, but here's a quick summary of useful tips and reminders for you buyers.

    Finances in order?
    Before you do anything else, we say do your research and find how much you can actually afford to spend on a property. Take into account any available cash you have for a deposit and then speak to a mortgage broker, or a selection of providers and find out what they'd be willing to lend you. Make sure they put their 'in principle' offers in writing.Don't forget, you'll need to put money aside for the stamp duty land tax, too.

    Looking at properties
    So, you've scoured the estate agents' websites and windows, poured over the property portals and pounded the streets figuring out where you might like to buy. Time to book in some viewings.

    When looking around a property, use the estate agent and ask questions. You might want to think about things like:

    • The number of years left on any lease (if it's a leasehold property)
    • Does the property have things like gas central heating, modern insulation and double glazing? If not, these are big ticket items to get fitted
    • The council tax band the property falls in
    • Any service charge
    • Local transport links
    • Outdoor space
    • If you like a property, be sure to get in a couple of viewings at different times of the day and invite friends and family along for a second opinion

    Making an offer
    You've found a property you're sure you want to buy. Call the estate agent and let them know how much you're willing to offer. Don't be surprised if your first offer is declined - that's the name of the game and buying a property is all about negotiation.

    If there are a number of people keen to buy the property, you might be invited to take part in a sealed bid.

    Everything in order?
    When your offer is accepted, you'll need to employ a conveyancer. This legal specialist will manage any negotiations to do with the purchase of the property on your behalf. They'll check all the paperwork is in order and look after the details of the contract for you.

    Most people hire a chartered surveyor, too. The surveyor will do a full survey of the property, highlighting any possible problems that might need looking at. There are two types of survey you can buy; a homebuyer's report and a building survey.

    Ben Jesty has been at the helm of Winkworth Westbourne since 2003 and began in the office in 2000. His knowledge of the Westbourne property market is second to none and Ben has taken the Westbourne office from strength to strength over the years with the help of his experienced, long-standing team and has built up a fine reputation within the local community. Ben is often asked to comment in both local and national property publications and his opinion and experience of the local market is valued by many. Ben strives to ensure Winkworth Westbourne remains the top performing office in the area by maintaining the high service levels he prides his office on.

    Ben was born locally and now lives in Lymington with his wife Natalie, daughter Mia and son Jack. In his spare time, Ben is a watersports fanatic and spends most of his spare time either on the Solent or enjoying a long walk in the New Forest with his family and dog followed by a pint in his local pub!

    Fergus Naylor - Associate Director
    Fergus joined the Westbourne office in 2003 and is, after Ben, the longest serving member of staff. Fergus is incredibly driven and prides himself not just on finding the best possible buyers but doing whatever he can to make sure that sales reach a successful, and where possible, swift completion. Quite uniquely, he also deals with a high number of overseas investors who recognise the value of the popular Bournemouth area. Having worked in the area for so long, he is well known by the local community and has even volunteered with a local school where Fergus was the Chair of Governors. 

    Fergus lives locally with his wife and son and enjoys walking with his dog in the Purbecks. He is also a member of The Club at Meyrick Park where he can often be found in the morning before work. Fergus has a wealth of experience in all aspects of the property market and is always available to offer advice whether it be about the sale of your home, development of a plot of land or what sort of property would make the best buy to let.

    William began his career in property with us in 2008 and rapidly worked his way through the ranks building a huge amount of knowledge and contacts along the way and is now the office manager. Growing up in the area and working in Westbourne for so many years, his knowledge of the local market is second to none. The level of repeat business and recommendations William receives is incredible and can be attributed to his professional, yet personal approach to each and every client. 

    When not in the office, William enjoys keeping active playing tennis, golf and long dog walks with the family. He also enjoys spending days out with his daughters, cleaning the cars on a Sunday and catching up with the football when daddy duties permit!
