    Our Services

    Woolley & Wallis offer a Letting Only Service, a Rent Collection Service or a Full Management Service.

    We can usually find a suitable tenant within 2 - 4 weeks if the property is marketed at the right price and in good condition throughout. We estimate rental values by using comparable local data and agree a price with you. We will visit your property for inspection every 4 months and send you a full reported (managed properties only).

    TENANTS

    We pride ourselves on treating our tenants as clients and not just a number.

    Firstly, you need to decide on the type of property that you are looking for whether it be a flat or a house, how many bedrooms do you need? Is parking a requirement? Do you require a town or rural property? What's your realistic budget?

    We recommend that two months to your desired move date to register your details and search requirements with us. We will keep you up-to-date with all new up and coming properties that we have on our books.

    Funds
    It is wise to consider before your move the funds that will be need to make it happen. Before signing a tenancy agreement we will request one month's rent in advance, a security deposit equal to six weeks rent and an administration fee. This is quite a lot of money to produce, you may therefore need to plan for such a transaction months ahead.

    Viewing
    Once you find a property that you like the look of, and one that matches your requirements, you are ready to book a viewing. You can simply phone our office to arrange a convenient time for a viewing or you can go online to our website and request a viewing by filling in the appropriate form.

    Application Process
    Once you have found the ideal property we then need to complete the application process. Even though a property has been secured, the offer is subject to satisfactory references being completed. We recommend that you complete and return your applications forms to us as soon as possible in order that we can start the letting process.

    We will also require your administration fee at this stage to secure the property. The references are carried out by an independent company who will contact your employer to confirm your employment details and salary. They will also undertake a Landlord reference if you are currently in rented accommodation.

    Deposit
    An amount equivalent 1.5 months is required as security against damage and dilapidations. At no time can these monies be used in payment for rent. This too is required prior to the commencement of the tenancy in the form of cleared funds. The deposit is held by Woolley & Wallis as Stakeholder.

    Inventory, check in and move in date
    A full Inventory & Schedule of Condition of the property will be carried out a day before you move in. The information will give details of the condition of the property (and contents if applicable), along with all relevant meter readings. You will have 5 working days in which to go through this at your leisure to make any amendments that you feel necessary and then to return this to our office. A copy will then be forwarded to you for your records.

    Returning your deposit
    All of our deposits are registered and protected by the TDS (The Dispute Service), you will be issued with a deposit Certifycate at the start of your tenancy. As a guideline we are required to return your security deposit to you within ten days of your check out. Usually, if there are no complications, we can expedite the return much sooner than this, sometimes within 2-3 days. However, if there are some deductions to be made and quotes to obtain as a result, the process may take a while longer

    Dianne joined Woolley & Wallis in 2008 as an administrator within the Salisbury Estate office. She then moved over to the Lettings Department in Salisbury where she sat her ARLA (Association Residential Lettings Agency) and became fully qualified in November 2012.Since 2014 Dianne has overseen the development of the Lettings Agency in the Fordingbridge and the Romsey office and continues to build up the Lettings market within the offices.

    Gracie joined Woolley & Wallis in 2017 providing support for the Lettings Manager for both the Romsey and Fordingbridge Offices.Gracie graduated with honours from Plymouth University with a degree in Tourism and Hospitality. Her background within Customer Services and Lettings has provided her with a fantastic base to excel within this role, enabling her to help maintain an organised and well run office while dealing directly with clients and applicants.In her free time Gracie enjoys swimming, travelling and walks in the New Forest.
