    You can rest easy in the knowledge that your property is in the hands of the Professionals. With all managed properties we ensure that the tenants are aware of their responsibilities towards your investment and we also ensure that they have access to a member of our management team to address all of their problems. We vet all of our prospective tenants and we do seek references, check their personal details and employers. Where we consider it necessary we insist on suitable guarantors.

     Our Management Service is designed to ensure you total peace of mind and a stress free tenancy. Once the Tenants have moved in we will protect the deposit with mydeposits.co.uk unless you are a member of any government approved deposit scheme, then we will transfer the deposit to you (please note deposit should be protected within fourteen days otherwise you may end up paying the deposit plus 3 times penalty).  Each month we will ensure that the rent is collected in time for funds to be clear on the day the rent is due. Our management fee will be deducted each month and the remaining rent will be forwarded to you. (Please allow 5 working days for funds to be cleared in our account or the rent due date fall in on weekends and bank holidays). Every three months one of our Agents will go into your property to carry out a management report. The condition of the property will be checked and the Agent will have the opportunity to check that the Tenants are keeping to the terms of their agreement. You will then receive a written report. We will maintain the property and carry out any necessary repairs swiftly and efficiently. Invoices relating to such repairs will be forwarded to you. Where invoices are likely to exceed £100 for a separate occurrence, your consent will be sought prior to instructing our contractors for quotes. In the event of non-payment of rent or other problems with tenants we will employ a solicitor to take legal action. Your consent will be sought prior to doing so. Solicitor charges related to those issues will be very competitive compare to other solicitor firms in London.

    What you can expect From our letting service
    At home2u you can expect a personal service from a named Lettings Negotiator/Lettings Manager who will be responsible for letting your property. This will usually be the person who first visits your property. With this personal service you can rest assured that your property is being given individual attention. Please feel free to contact your Negotiator anytime during office hours (Monday to Thursday 9am- 7pm, Friday 9am-6pm & Saturday 9.30am-6pm) to discuss how things are going. Once your property has been visited by your Lettings Negotiators and its rental value assessed, your property will be placed on UK's most popular property rental website Rightmove. We will also advertise your property in the local press (The Mercury Newspaper or South London Press). Of course your property will also appear in our window display and on our letting list. In addition to these effective marketing tools we have a constant stream of tenants registering with us in search of property to rent. We will informally interview prospective tenants and accompany them on all viewings to your property. Feedback will be sought from tenants during and after viewings and if necessary one of our negotiators will contact you to advise on any issues that could help get your property rented. Once we have found suitable tenants for your property we will collect the deposit on your behalf and references will be checked thoroughly. Your approval will be sought and if you are happy to go ahead a moving in date will be arranged. At your request we will provide and ensure the Tenancy Agreement is signed by all parties and tailor the agreement to suit your needs. Before the tenants move in we will collect the first months rent for you and if you wish future rent payments to be by direct debit we will set this up for you. When your new tenants move we will offer additional services for a small extra charge. For example you may wish us to do a Check in Report and the Inventory.     TENANTS GUIDE ON RENTING A PROPERTY 

    As soon as you have found the perfect place to live through us, there will be some paperwork to complete and fees to pay. To make things clear for you we have listed our fees below, so you can work out what you will have to pay. We have listed the fees payable prior to and after you take up a tenancy with us.

    When you secure your property by paying a sum as holding deposit we will start the necessary paper works. Complete by filling the credit check form, and give you important information for tenant's leaflet (all the charges you will be paying and all the documents that you need to provide us) and also provide you with a receipt.

    Before you move in

    Holding deposit (minimum £300)

    All offers are subject to contract and the holding deposit will be held against our expenses in processing your application. Please be aware that if you make an offer and later withdraw from this, then you may lose all or some of the above. Please ask us for further details. *If your offer is accepted then this amount will be set off against the initial rental payment, so you are not making this payment twice.

    Admin fee: £150  for each adult (more than 3 tenants further negotiation available)

    Admin fee will be used to reference the tenants (identity, credit check, immigration and visa confirmation checks, Contract

    negotiation, amending and updating terms and arranging a single tenancy agreement , obtaining references from current or

    previous employers / landlords and any other relevant information to assess afford-ability)

    Check-in services: Free for tenants as this will be paid by the Landlord

    Credit check: £30 (This will be deducted from your admin fee, if you decided to withdraw from this or the Landlord decided to not to go ahead with you.

    All applicant references are undertaken by an independent specialist referencing company or by our professionally trained inventory clerk. You will be asked to complete their online application form. You will need to provide us with an original document to prove your identity or Visa (current passport/photo driving licence and visa status) and to prove your current address (such as a bank statement, utility bill, council tax bill, etc. dated within the last 3 months). We will take a copy and return the original back to you.

    Once the offer has been accepted

    Once your offer has accepted and the moving in date has been agreed, before the tenancy starts you will need to make the following payments to us by cleared funds {internet transfer, bankers draft and cheques(please allow 5 working to clear) }such as:

    1 months' rent: less the holding deposit already paid. Further rents will be taken by direct debit from one of the leading UK bank account each month.

    6 weeks Security deposit: All deposits that has been paid to us under the assured short hold tenancies will be protected by the Tenancy Deposit Scheme (TDS) with 14 days of the tenancy commencement date. A certificate will be obtained along with the information to tenants pack will be given to the tenants. The deposit will be used to cover the risk of property damage or loss to the landlord. End of the tenancy once you have moved out of the property and once we have done the checkout report [providing there are no damages, no rent arrears, provide all the final utilities payment made bills] we will unprotect the deposit

    During Your Tenancy:

    Renewal Fee (tenants share): £50.00 for 6 months / £75.00 for 1 year

    Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

    Adding additional extra tenants at the end of the tenancy.

    £150 admin fee plus the check in fee.

    Unpaid Rent / Returned Payments

    £30.00

    Ending your Tenancy:

    Check out Fee (tenant's share)

    Studio / 1 bedroom : £65.00

    2 Bedroom: £75.00 [£10.00 for each additional rooms]

    An inventory provider to attend the property at the end of the tenancy to check the Schedule of Condition prepared at the start of the tenancy and all you keys will be taken from you including any additional copies you have.

    Professional Cleaning (if applicable): £18 per hour Inc. VAT

    Which will be deducted from the security deposit. NB: Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy (Fair wear & tear acceptable).

    Please note once you have moved out from the property you wouldn't have any access to do any cleaning or decoration, so please make sure everything done before hand.

      Our aim is to sell your property as quickly as possible, to the right people, and to achieve the best income possible for your property. There are things you can do to help us achieve this aim. Presentation - Many properties on the sales market remain empty for weeks or months due to minor details that can be easily remedied. We will advise you as to what may need to be done to your property if necessary. In general the property needs to be presented in the best possible light. In addition to making sure the property is clean and that furniture is properly placed (if you are keeping the place furnished), Décor wise, most buyers want properties that are decorated in neutral colours. It is worthwhile making sure your property is in good decorative order. Overpricing - Although our experienced negotiators will advise you on price, ultimately the decision as to what price you want for your property is yours. Ironically many Landlords every year lose hundreds or even thousands of pounds in rent due to overpricing. Please keep in mind that the lower the rent the faster your property will be let. This increases the annual rent on your property. No signboard - without a sign board you will only attract a small amount of people who are looking in the area online, whereas if you had a sign board someone driving past might notice and decide to enquire and potentially buy the property so it's always important to have a signboard.
