    • Contact an independent mortgage advisor to get your mortgage agreed in principle, and to confirm how much you can borrow (we can put you in touch with a local reputable advisor)
    • Contact homes4u and register your details to be kept up-to-date with the kind of property you are interested in.
    • Find your perfect property, and make a formal offer 'subject to contract'.

    I have found a property what happens next?
    • Contact your mortgage advisor and apply for your mortgage, deciding what level of survey you want.
    • Instruct a solicitor to act for you (again, we've relationships with a panel of specialists who can offer you preferred rates, and who we can refer you to).
    • Once the survey report is completed, get quotes for any work needed, and negotiate a final sales price through your agent.
    • Once the mortgage is confirmed, check with your solicitor that the searches are being carried out, and that a contract is being drawn up for you to sign
    • Arrange a meeting with your solicitor to sign contracts and pay your deposit.
    • Exchange contracts- you are now fully committed to buying.
    • Arrange immediate insurance cover.
    • Schedule a completion date with your solicitor, and start planning your move.
    • Completion day- arrange to pick up your keys from your agent, and move-in!

    • You can either arrange viewings online or at a branch, but please note that for security reasons, we can't arrange them over the phone.
    • Either way, you will need to gives us times and dates when you are available to view, the more flexible the better!
    • Everyone who's going to live with you should view it at the same time so you can discuss anything you like or don't like about your potential new home.
    Please note: we have one of the largest lettings portfolios in Manchester so it is not physically possible to view all of the properties we list. Sometimes we rely on the landlord's description of the property - if this is misleading, we would be grateful to you for pointing it out.

    homes4u managed properties     We advertise a wide variety of property to rent across Manchester, for both professionals and students, on behalf of private landlords. Some landlords ask us to find tenants, and after a tenancy is signed, they look after everything else themselves (let-only). Other landlords employ us to take care of the property and tenants for the duration of the tenancy, and this is property management.
