    A tenant's financial and personal circumstance may change during their tenancy by either a break up of a relationship, redundancy or a number of other unforeseen occurrences. Such circumstances can cause a number of problems such as; none payment of rent or a tenant refusing to leave the property once fallen into arrears. As a result of this it is likely that you will suffer a financial loss.

    Therefore, we recommend Rental Guarantee & Legal Expenses insurance policy which:· Insurers you against loss of rent prior to and during the eviction process · Insurers you against the legal costs or eviction if your tenant break the tenancy agreement.     Here's how to go about renting a property with Roseberry Newhouse;

    • Register your details with your local office to enable us to help assist you find the right home for you. 
    • Call us to arrange a viewing.
    • Once you find your perfect new home, you can secure the property by paying your application and holding fee over the phone by card.
    • You can complete the Tenancy Application from home using our online application forms.
    • Once the application is completed it usually takes 48 hours for all credit checks and references to be completed.
    • We will then contact you to arrange a move in date.
    •  On this date, we will require you to sign all legal documentation and pay your first month's rent, property deposit and your deposit registration fee of £20+VAT.
    • Once all the monies have been received and documentation signed; we will then handover the keys to your new home.

    Referencing Costs

    Credit Checks and referencing usually takes up to 2 working days but please take in to account that some delays may occur as references are requested from your landlord, employers and mortgage company (if applicable).

    When you apply for the property we do require a non-refundable administration fee. We charge £160.00 +VAT for one tenant, £45.00 + VAT for every additional tenant and £250 + VAT for a company let.

    In certain circumstances, it may be deemed necessary to arrange for a guarantor, if so the relevant paperwork must be completed and returned as part of your application. A guarantor must have a good credit history and must be aware that if you fail to pay your rent, they will be liable to do so. We will require a non-refundable administration fee of £50.00 + VAT to credit check and reference a guarantor.

    We are landlords of a couple of properties and did not use an "agent" when we began leasing our first house. For seven years we dealt with the tenants ( the same tenants) directly and arguably developed a good relationship with them. This is the key....communication.
