There are many places of interest to visit in the area with Grantown being the gateway to the Malt Whisky Trail. The Grantown Heritage Centre is open through the summer and Highland Games are held at different venues throughout the Spey Valley. Within easy reach are the Cairngorm Mountains for winter sports facilities and hill walking. The sandy beaches of the Moray Firth are also close by.

Description

Constructed in 2011/2012, Hillside enjoys a rural location in a large site extending to over 2.5 acres, with surrounding open views. Particular attention has been paid not only to the design of Hillside, but also to the materials which have been used. Externally there are dry dash and part exposed stone walls, a slate roof, timber triple glazed windows and timber facings, with some areas having lighting which illuminates the building at night.
Internally, the fixtures and fittings are to a high standard and include extensively tiled bathrooms and en suite facilities. The kitchen has good quality integrated appliances.

A particular feature is the oak staircase which divides in two and gives access to each end of a galleried landing. Two of the bedroom suites have bi-folding doors which lead to seating balconies, giving impressive views over the surrounding countryside.

A glazed door with side screen leads to the reception hall. Ahead is an oak staircase which has a mid landing and divides in two to access the first floor. The reception hall is flooded with light from a full height window above the mid landing.
Off the reception hall is a WC with wash basin set in a vanity unit. It has an illuminated mirror above. There is a very large understair cupboard with doors at either side of the staircase, and a further storage cupboard by the front door, ideal for hanging coats.
The large sitting room takes full advantage of the views. There is a wall recess to mount a TV. The sun room is open plan to the sitting room, and has bi-folding doors leading outside to a timber decked seating area. The galleried landing above overlooks the sun room.

The family room is open plan with the kitchen. It also has bi-folding doors leading out to a timber decked area at the rear which has power for a hot tub and sauna, and a wall recess to mount a TV.

The dining kitchen has ample space for a table and chairs. The kitchen has an island, and is fitted with base and wall mounted units with wood block worktops. The integrated appliances include a Bosch induction hob, cooker hood, coffee machine, steam oven, combination microwave oven, dishwasher, warming drawers and a fridge. There is an inset stainless steel sink with mixer tap, corner storage units, pan drawers and pantry cupboards. Off the kitchen is a utility room with base unit and worktop, a stainless steel sink and a rear door. Off the utility room are a boot room with a window, and a wet room with WC, wash basin, shower and tiled walls.

Also on the ground floor is a study or fifth bedroom.

First Floor
The oak staircase gives access to both ends of the galleried upper hall which provides seating or office space. The large window above the mid landing not only provides natural light, but provides wonderful views over the Cromdale Hills to the rear.

There are four double bedrooms, all with built in wardrobes. Two of the bedrooms have en suite shower rooms and have vaulted ceilings with exposed beams, large windows and bi-fold doors which lead to seating balconies, giving panoramic views.
There is a family bathroom comprising WC with concealed cistern, wash basin with storage below, corner bath with mixer tap, and wet room style shower with screen, two shower heads and tiled walls.

Outside
The sweeping driveway leads to an integral double garage with two remote access roller doors. The garage has power and light and houses the oil fired boiler. There is a side window and a connecting door to the utility room.

Grounds
The grounds extend to over 2.5 acres or thereby. They have been levelled and are ready for landscaping. There are a number of timber decked seating areas and external lighting.

Services
Mains electricity, private drainage and water, oil fired central heating which runs an underfloor heating system on both the ground and first floor. Broadband is available in the area.

Approaching Grantown on Spey from the west via the A9 and the A95, on reaching the Inverallen roundabout, take the second exit signposted for Elgin. Travel for 0.6 miles, and at the Speybridge roundabout take the third exit signposted Elgin. After 2.3 miles turn right signposted Balmenach. After 0.5 miles, Hillside can be seen off to your right.
