We decided on a brand new home, and with family close to Chorley it made sense for us to visit Barratt’s Eccleston Park development. We loved the design of the homes there, and Chorley has such a good reputation for schools. We made our minds up quite quickly that this was the right place for us.
<P>
“We were considering how we could get the deposit together as our money is all tied up in our current house, when Debbie, the sales advisor at Eccleston Park, explained to us that we could combine two schemes together in order to make the move happen. With Debbie’s help we were able to combine part exchange with NewBuy, and with everything completed we are now looking forward to moving into our brand new home in April.”

The money Claire, 38, and Wayne, 34, will receive from the sale of their old home meant they could take advantage of the pioneering NewBuy scheme, which offers Government-backed 95 per cent mortgages. The remaining five per cent forms the deposit, which in this case was covered by the proceeds from the part exchange.
<P>
“It was so easy and pressure-free for us,” said Claire; “At every stage of the process, from the valuation to the survey, Barratt were extremely honest and fair about the value they could give us on our existing home. Barratt has given us every opportunity to get as much as possible for our current home - we were even advised we could put our house on the market with an estate agent, to try and get the best possible deal.”
<P>
“It’s worked out really well for us,” said Claire; “We’re so happy with Barratt and all the help they gave us throughout the process. We always felt like Barratt were genuinely trying to help, not just with the part exchange, but with all the support and advice we’ve had along the way to enable us to make the right decision. We’re now looking forward to enrolling our children in school and putting down some roots in Chorley.”

<strong><span style="color: #7dc242;">Lovell and NewBuy help ‘squeezed middle’ couple buy central London home</span></strong>

<img class="alignleft size-full wp-image-14545" title="Lovell" src="files/2013/02/Lovell-Nancy-and-David-Marazzi1.jpg" alt="" width="260" height="175" />First-time buyers Nancy and David Marazzi have moved into a brand-new two-bedroom apartment in award-winning developer Lovell’s luxury Mildmay N1 development in Islington, North London, with the help of the Government’s NewBuy 95 per cent mortgage scheme.

The scheme enabled them to buy with a five per cent deposit and saved them from being ‘squeezed’ out of the market, as City worker Nancy, explains:

“We both have good careers but it was virtually impossible for us to buy somewhere in central London and the reason was the deposit. We would have needed to save between £75,000 and £90,000 for a 15 per cent deposit and when you are already paying a central London rent, that’s not easy.
<P>
“David was born and bred in Bloomsbury and when I moved to London I was keen to live in the centre, not the suburbs, but it didn’t seem likely we would be able to get somewhere of our own.
<P>
The Government has various schemes for first-time buyers but we weren’t eligible because our income was too high. People talk about the ‘squeezed middle’ – that was us.
<P>
“When I found out that Lovell was offering NewBuy at Mildmay it was perfect. The location is amazing but it was also important to us that we found the right property: we didn’t want to compromise on our home when we were spending so much money.  We thought the specification was excellent and when we looked round, the fittings and the finishing were done really well. We love the flat – there’s so much space, including a balcony, so we don’t feel we’ll outgrow it too quickly, and plenty of storage.
<P>
Nancy says that before finding out about NewBuy at Mildmay N1, she and David, who owns a bar and restaurant in Islington, had given up on the idea of buying somewhere. “Before NewBuy came along, we had resigned ourselves to renting. NewBuy has been perfect for us, and to find it being offered on a central London development was fantastic.”<script type="text/javascript">

Despite an increase in optimism on prices, overall opinion remains divided; while 26% expect average prices to be lower and 29% expect prices to be higher in a years’ time, 41% expect prices to be about the same. Many ‘price optimists’ – those anticipating higher prices – point to an improvement in the mortgage environment as grounds for their view of upwards price movement. Those anticipating an ‘improved mortgage market’ are up from 28% at the start of 2012 to 32% as we approach the end of the year.

Miles Shipside, director and housing market analyst at Rightmove, comments:
<BR>
<em>“Those predicting a pick-up over the next 12 months will no doubt have hopes that the Funding for Lending Government scheme will provide the seed-corn that will encourage more lenders to scatter more mortgage products onto the volume-barren housing landscape. The mixed bag of local market conditions however, coupled with this patchy picture of sentiment, does nothing to suggest that an overall housing market recovery is looming on the </em><em>horizon despite the wider economy officially emerging from the double-dip recession.”</em>

			<content:encoded><![CDATA[<h3><a href="http://www.rightmove.co.uk/home-seller-intelligence/" target="blank"><img class="alignright size-full wp-image-12408" title="Intelligence" src="files/2012/10/Intelligence.jpg" alt="" width="293" height="204" /></a><span style="color: #7dc242;">Sellers are being warned not to risk over-pricing during the autumn market, following new research from Rightmove which finds that 62% of home-hunters state they will not carry out a viewing on a property they consider to be over-priced, even if the property ticks all the boxes on their wish-list.</span></h3>
<P>Rightmove’s research, carried out as part of its <BR><a href="http://www.rightmove.co.uk/home-seller-intelligence/" target="blank">Market Intelligence</a> campaign, finds that only 38% of home-movers would actually go and view a property they consider to be over-priced before deciding whether to put in a lower offer, even though sellers often price with a view to negotiating downwards.
<P>
Rightmove director Miles Shipside advises:
<BR>

<em>“It can be tempting for sellers to price high on the assumption that they are giving themselves room for negotiation. However, our findings indicate that this can be a risky business and is likely to deter some six in ten potential buyers who might otherwise have visited the property without hesitation. Price is obviously a critical issue for both buyers and sellers in the current market, but it’s much harder for a potential buyer to fall in love with a property if the asking price deters them from even setting foot through the front door.”</em>
<P>
Among the 62% of respondents who would not go and view a property they felt was over-priced, 20% stated they would make an enquiry to the estate agent to find out if the vendor would accept offers under. This would indicate that, for sellers, prior discussion with your agent about how much you are prepared to negotiate is important.
<P>
Shipside adds:
<BR>

<em>“Pricing appropriately for your target market is a major part of the equation when it comes to enticing buyers in. We urge sellers to do their homework and research comparable house prices so they have all the intel before they come to sell. Sellers are also advised to remember that the property must also be presented to showcase its full potential and to work with their agent to promote it well to attract as much interest as possible.”</em>

			<content:encoded><![CDATA[<h3><span style="color: #7dc242;"><img class="alignright size-full wp-image-12325" title="newbuy_family" src="files/2012/09/newbuy_family2.jpg" alt="" width="280" height="187" />Rightmove research recently revealed that raising enough of a deposit is the single biggest concern for 44% of home-hunters, but thanks to the Government-backed <a href="http://www.rightmove.co.uk/newbuy" target="blank">NewBuy</a> scheme many people are still able to get onto the housing ladder.</span></h3>
<P>Cristina del Cano Novales and her husband Ulrik are a perfect example of this. The couple have just moved into a detached family house at Bovis Homes’ Chiltern Dean development in Oxfordshire with her their daughter Alba. The couple admit that if it wasn’t for NewBuy, they would now be heading into their eighth year of renting a house they couldn’t make their own. Instead they are setting up home as a young family in their lovely detached property.
<P>
“We just didn't have enough savings for a deposit,” explains Cristina. “We had been renting for the past seven years, and it felt that we were throwing away our money when we could be putting the same amount towards our own house.”
<P>
That’s when the 5% deposit required by <a href="http://www.rightmove.co.uk/newbuy" target="blank">NewBuy</a> – the mortgage backed by the Government and the country’s major housebuilders and lenders – really made a difference and the couple were able to take up a loan with the Woolwich.
<P>
“NewBuy was the only option to buy the home that we wanted,” said Ulrik. “We calculated it would take us three years to save up the 20% down payment that would otherwise have been required but by then the house we liked would be sold. We’ve been careful with our budget calculations and made sure we have enough room to pay a bit extra into the mortgage every month. We’re also very happy with what we have paid for the house as there are very few detached three-beds available in Oxfordshire and even fewer new-builds, so the price is normally quite high, but this one was very reasonable.”
<P>
Cristina, 33, and Ulrik, 34, are now settling into their third month of life at Chilton Dene with their young daughter and are relishing everything that setting up in a first home entails. “Apart from setting up home and walking in our wonderful new neighbourhood we've been enjoying the garden a lot,” Cristina said. “We're also very close to work now, so it saves us lots of time and fuel. It is very nice to be able to decide what you want the house to look like and what you want to do. The location, size, views, the garden, the type of house were all perfect – and we could afford it!"

These price falls demonstrate the impact of the summer’s sporting distractions and highlight a lack of strength in a housing market that was not sufficiently robust to withstand them.</span></h3>
<P>New sellers dropped their asking price aspirations by 0.6% (-£1,402) compared with August, and by 4.6% (-£11,377) in the last quarter. September 14th marked the fifth anniversary of the run on Northern Rock and the visible beginnings of the credit-crunch in the UK. Uncannily, the average price of newly marketed property is virtually the same as September 2007, though an overall ‘prices unchanged’ headline masks some of the extreme changes that have occurred in different sectors of the UK housing market over the last five years.
<P>
Miles Shipside, housing market analyst at Rightmove comments:
<BR>
<em>“Summer sellers have had some very stiff competition, not only from competing sellers chopping their prices but also from the Olympics extravaganza which has been more compelling for many than viewing property. Property coming to market is £11,000 cheaper than it was three months ago and there will be many hoping that this gives a boost to the autumn selling season if buyers leave their starting blocks in a hurry and join the traditional rush to see in the festive season in a new home”.</em>
<P>
September 2011 saw sellers increase their prices by 0.7%, so this year’s fall of 0.6% is a marked turnaround in pricing tactics, especially with estate agents keen to attract fresh stock to showcase after a summer holiday slowdown exaggerated by the Olympics and Paralympics. This year’s extended summer selling-recess has perhaps delayed the onset of any autumn flurry which might have pushed up sellers’ pricing confidence. The net result is that prices are now virtually the same as September last year, up by just 0.7% (£1,719), and market conditions remain very similar.
<P>
Shipside observes:
<BR>
<em>“2012’s extended summer holiday period has left new sellers’ asking prices almost the same as a year ago and, intriguingly, five years ago too. In truth, the state of the housing market is little different now to this time last year, and prices have stagnated as neither buyers or sellers have been forced to change their behaviours in sufficient quantities to stimulate greater activity. However, back in 2007 few would have believed that house prices would still be the same in five years’ time. This would have been in the context of the previous five year period to 2007 seeing an average rise of 55%. Equally hard to predict would be the extreme changes the housing market has undergone. The global squeeze in the credit markets has seriously affected the man on the street’s access to mortgage financing, permanently hampering their ability to finance their journey onto and up the housing ladder”.</em><script type="text/javascript">

<P><span style="color: #333333;">The research highlights the impulsive nature that many home-hunters apply to one of life’s major purchase decisions, and underlines the narrow time-frame sellers have to land the right first impression in the challenging UK property market.</span>

<span style="color: #333333;">Rightmove surveyed over 3,000 consumers as part of our <BR><strong><a href="http://www.rightmove.co.uk/home-seller-intelligence/#home" target="blank">Market Intelligence</a></strong> campaign, quizzing respondents on when they knew the property they own was the right home for them.</span>

	<li><span style="color: #333333;">29% admitted they made up their minds either when they first arrived, or when they first set foot in the door</span></li>



		<li><span style="color: #333333;">8% stated they decided after seeing the property online</span></li>

		<li><span style="color: #333333;">4% after seeing the property advertised in a newspaper </span></li>

		<li><span style="color: #333333;">41% of home-owners decided to buy the house they live in before getting past the hallway</span>

<span style="color: #333333;">Similar results were seen for those currently renting:</span>

		<li><span style="color: #333333;">42% of tenants made up their minds before going past the hallway.</span></li>

<em><span style="color: #333333;">“It’s strange to think that one of life’s most important purchasing decisions can be made before going past the hallway. Nothing stirs the emotions of the British public quite like home-hunting and many buyers already have a picture in their heads of their ‘dream home’ as they begin the property search process. When a property ticks all the right boxes straight away, many buyers can make quick, emotionally-led decisions. A further third of buyers made their decision to purchase at some stage during the first viewing, so stirring those initial emotions is vital but it is important to cover all bases and deliver a good all-round property-viewing experience.”</span></em>

<P><span style="color: #333333;">Our research finds that just under two in every five first-time buyers state that the introduction of NewBuy means they are more likely to get on the housing ladder over the next 12 months.</span>

<span style="color: #333333;">Rightmove surveyed over 2,750 potential buyers on their awareness of NewBuy and how the scheme will affect them. Amongst buyers who are looking to buy for the first time, 38% stated they would be more likely to purchase a home over the next 12 months once the scheme is launched. The scheme also looks set to benefit ‘second-steppers’ - those looking to sell and trade up for the first time – with 24% of this group stating they would be more likely to purchase over the next 12 months.</span>

NewBuy helps address this challenge, and we’ve found that the knock-on effect is that, as of today, nearly two in five first-time buyers will be more likely to get on the housing ladder via thanks to this initiative.”</em></span>

The UK’s leading property website, with a market share of 84% of the top four property portals*, served over 34 million pages of traffic on Monday 16<sup>th</sup> January**.</span></h3>
<P><span style="color: #333333;">This was the second time in the space of a fortnight that the record has been broken, after a high of 33.4million pages was set on Tuesday 3<sup>rd</sup> January.</span>

<span style="color: #333333;"><em>“It seems like a popular New Year’s resolution must be to move home in 2012. The obvious next step for the British public is to jump onto Rightmove to see if they can turn their resolutions into reality – or realty as the Americans would say! The record traffic on Rightmove is also an indicator of underlying demand, if and when the mortgage famine should ease.”</em></span>

<span style="color: #333333;">The record day included around 15%*** of traffic from Rightmove’s highly successful mobile platforms This early-year activity on Rightmove mirrors 2011 when a new record of 28 million pages was set on January 10<sup>th</sup>, representing an uplift of over 6 million pages in the past 12 months.</span>

The code will take you straight to a webpage, without the hassle of typing in a long and complicated web address.</span>

<span style="color: #333333;">The eagle-eyed ones amongst you will have noticed that QR codes now appear on every single property listing and agent/developer page on Rightmove.</span>

<span style="color: #333333;">If you’re <strong>selling your property</strong> then you can save and print the QR code for your property and use it further promote your property – perhaps in your front window, on your car dashboard or wherever else you can think of!
