Buyers eye up Eurozone properties as Euro loses value

Highlights

56.4% of locations saw an increase in searches,43.4% of locations saw a decrease in searches and 0.08% no change
France remains most popular country but gap is closing with Spain
4 Spanish regions in top 10 climbers
India emerges into top 20 most searched for countries
Investment destinations such as Germany continue to perform well
Turkey and Bulgaria are the biggest fallers of 2011 in the top 20 country chart

Commentary

Commenting on the climbers and fallers in this month’s search chart Shameem Golamy, Head of Rightmove Overseas said:

“With the Euro falling to a 15 month low against the pound, we saw many UK buyers look at property in the Eurozone with renewed enthusiasm in December. Spain has been one of the main beneficiaries, where the little known region of Extremadura rose by 55% in searches in December. This could down to aspirational buyers pursuing their own ‘off the beaten track’ Spanish retirement dream home alongside increased advertiser activity in those areas.

Germany continues to perform well, with the Rheinland-Pfalz region of Germany increasing by 29% in December. Countries not to come out of 2011 that well are Turkey and Bulgaria, having dropped 5 and 4 places respectively year on year in our top 20 countries chart.”

Charles Purdy, Director at Smart Currency Exchange , said:

"The euros recent weakness against sterling has certainly helped increase interest in the euro zone especially in the ever popular markets of France and Spain. Over the last six months sterling has gained nearly 10% against the euro which is a saving of £30,000 when you are buying your €350,000 property in the South of France.

Will the euro weaken further? Difficult to say as we wait for the politicians and their resolution to the euro zone debt crisis. A significant reversal with sterling weakening against the euro seems unlikely though."

France overtakes Spain with most searches

Highlights

56.4% of locations saw an increase in searches, and 43.4% of locations saw a decrease in searches. 0.04% no changes
France overtakes Spain as the most searched for country on site
Italy, Germany, Poland, Bulgaria and Switzerland all rise in popularity as winter approaches
Summer hotspots Spain, Portugal, Cyprus, Greece, Turkey and Malta fall as attention turns to winter destinations
6 of the top 10 falling regions are in Spain

Commentary

Commenting on the climbers and fallers in this month’s search chart Shameem Golamy, Head of Rightmove Overseas said:

“The big news this month is that there are more searches for French property on Rightmove than ever before. The news this year that the French government chose not to tax owners of holiday homes an extra 20% seems to have finally percolated through to buyers. This, coupled with the start of the winter sports season appears to have driven UK buyers to browse properties in France. All but 3 of the French regions have increased in search activity compared with only 2 Spanish regions which showed an increase in activity in November.

Significantly 9 out of the top 10 most popular regions month on month are in Germany and Poland, the most popular being Brandenburg with a 82% rise . This suggests that, as in previous months, the economic stability of the Germany, together with the investment opportunities available in Poland are really attracting UK buyers.”

Charles Purdy, Director at Smart Currency Exchange , said:

"Both France and Spain continue to be popular with property buyers, especially amongst those looking for a bargain. Uncertainty over the euro clearly is a concern but in reality the euro/sterling exchange rate continues to move within a fairly narrow range. In the last 12 months we have seen a high close to €1.20/£1 and a low just above €1.10/£1.

If clients can secure an exchange rate in the top half of this range, they seem to be comfortable with committing to a property purchase in the Eurozone. That our Eurozone enquires are ahead of expectations and Eurozone business is up 30 per cent year-on-year are proof of this."

European Economic Problems Fail to Deter Overseas Property Buyers

Highlights

50.94% of locations saw an increase in searches, and 48.99% of locations saw a decrease in searches
Portugal overtakes Italy as 4th most popular country

Spain, France and Germany dominate increasing regions

Commentary

Commenting on the climbers and fallers in this month’s search chart Shameem Golamy, Head of Rightmove Overseas said:

"Despite the well reported economic crisis in Europe, UK buyers grasp the window of opportunity for bargain properties and this is played out in the top 10 climbing regions which are all located in mainland Europe. The ever popular Spanish regions of Valencia and the Costa Del Azahar continue to draw in the most number of buyers, with searches up 63% month on month. The little known Andalucían region of Huelva has also seen an impressive rise of 255% in searches, likely due to the increased numbers of great below market value properties being advertised in that area.

Investors as well as holiday home buyers are also looking at the opportunities in mainland Europe, demonstrated by an upswing of interest in German regions such as the Bayern, Oberbayern and Rheinland. Following the start of the winter ski season, popular resorts like the Pyrenees have also seen a surge in searches. That is contrasted by the traditional summer holiday destinations like the Balearics and the French Riviera which have dipped in interest as thoughts turn to the fast approaching Christmas holidays."

Back to school season sees serious buyers take action

Highlights

50.25% of locations saw an increase in searches, and 49.64% of locations saw a decrease in searches
India makes it into the top 20 country search table
Ireland climbs to 12^th place
Surge in interest for France, Dordogne searches up 43%
9 out of 10 falling regions are long haul destinations

Commentary

Commenting on the climbers and fallers in this month’s search chart Shameem Golamy, Head of Rightmove Overseas said:

“The summer holiday season is well and truly finished and the feedback from Rightmove Overseas advertisers is that buyers are returning in a positive mood and are booking trips to view properties. The French region of the Dordogne saw a 43% increase in searches month on month, fuelled no doubt by the popularity of the TV series ‘Little England’, which showcases Brits living permanently in the region. Other French regions to have done well in September are the Midi-Pyrennes, Lot-et-Garronne and Charente-Maritime. Meanwhile, the biggest leap in Spanish searches came in the ever popular region of Valencia which has increased by a staggering 113% since August.

At the other end of the spectrum, the USA accounted for 6 of the top 10 falling regions in September. There we 3 Australian regions with big drops in searches and closer to home the Turkish region of Mugla noticeably fell by 27%. With increased travel costs, it appears that on the whole overseas buyers are looking for a safe investment, not too far from home in a country that can offer capital appreciation in the long term”.

Richard Way, Editor at Overseas Guides Company, commented:

“The hike in popularity of Spain’s Valencia region is likely to be down to the high concentration of repossessed property on the Costa Blanca: word is out that some of the country’s most heavily discounted homes can be found there, particularly in the south around Torrevieja. Meanwhile, complementing this trend, Ryanair has just announced a new route to Valencia from Manchester starting next spring.

“Always a favourite with UK buyers, France’s appeal to expats received a recent boost with the announcement that next year the threshold for wealth tax will increase, while a change to its capital gains tax law will abolish the 15-year exemption rule and should kick start more owners into putting their homes on the market. This month’s statistics also show how British buyers are discovering more of France’s lesser trodden areas where property, especially inland, is noticeably cheaper than more established expat areas.”

2.5 Million Searches as Investors Choose Germany

Highlights

Over 2.5 million searches – the public are deciding that Rightmove Overseas is the place to look for foreign properties
4 French regions recieved more than 40% more searches than July
2 German regions in top 10 climbers
Portugal continues to lose interest, as does Australia
Interest widens across the Atlantic as Florida and Ontario both see increases

Commentary

Commenting on the climbers and fallers in this month’s search chart Shameem Golamy, Head of Rightmove Overseas said:

“August reported 2.5 million searches on the site, breaking the previous month’s record. The German region of Rhineland-Pfalz saw a massive increase of 123% in site traffic; Bayern also rose by 50%, continuing the trend we have seen all year with searches for German property shooting up. This possibly stems from the lack of economic certainty this year facing traditional European destinations like Spain and Portugal. We also speculate that buy to let investors have now found their stable market to buy with long term prospects in mind.

Other highlights in August saw a 56% increase in searches for properties in Ontario, 50% increase in searches in Florida and 4 French regions receiving over 45% more interest month on month. Portugal’s decrease continues with 3 regions in the top 10 fallers – Alentejo, Leiria and Maderia.

It seems that more and more people are starting to investigate buying a property abroad, with many looking towards countries with stable economies and potential for long term growth.”

Olann Kerrison, Senior Currency Analyst at Moneycorp said:

“Interest in German and French properties has increased possibly because they are the two eurozone nations who have led the way in addressing the debt crisis, and their economies are comparatively much stronger compared to the likes of Portugal and Greece, who have both seen a decrease in interest due to their worsening debt issues. The pound also gained strength in August as it moved above €1.15 for the first time since May, which might also explain why interest in the two European powerhouses has increased.

Interest across the pond during August can be explained by movements in the currency markets. The US dollar moved above $1.65 for the first time since May, whilst the Canadian dollar reached a 9-month high mid-way through the month – effectively making property in North America cheaper for British buyers."

Record Breaking Month for traffic on Rightmove Overseas

Highlights

52% of locations saw an increase in searches, and 48% of locations saw a decrease in searches

Over 2 million searches for overseas property on Rightmove for the first time!

Searches for Canadian property have risen 64% month on month

Italy jumps into 4^th most searched for country, leapfrogging Portugal

4 Portuguese regions amongst the biggest fallers

Commentary

Commenting on the climbers and fallers in this month’s search chart Shameem Golamy, Head of Overseas at Rightmove said:

“The British appetite for property abroad shows no sign of slowing down as over 2 million searches were performed on Rightmove for overseas property in July; a record number for the site. The big winner was France with 3 different regions receiving 40% more searches than in June, whilst new advertiser stock in Canada has led to an increase in user activity.

This month has seen a decrease in searches for Portugal, which benefits Italy by allowing them to become the 4^{t h} most searched for country on the site. Both Southern Mediterranean countries, Portugal has already received a bail out from the European Union and has had their credit rating downgraded to ‘junk’ status which makes investors nervous, whereas Italy, although still in a precarious state financially, still seems to have the buyers confidence.

Overall, even in this economic climate; and maybe because of it, Brits are still chasing the overseas dream.”

Olann Kerrison, Senior Currency Analyst at Moneycorp said:

“The decline in interest in Portuguese property is most likely related to concerns about the economic situation. However, an increase in searches for Italian homes would suggest that buyers are still struggling to reconcile the possibilities of clinching a deal in an uncertain climate, against the risks of the host country’s economy declining further.

The euro has remained relatively strong against the pound throughout the crisis across Europe, which might explain why investors are expressing a strong interest in countries as far afield as Canada. Despite the dollar also strengthening against the pound in July, the Canadian property market is seen as a safer bet at the moment, having been largely un-affected by the global financial crisis.”

Island locations jump in popularity

Highlights

53.4% of locations saw an increase in searches, 46.4% of locations saw a decrease in searches and 0.09% of locations saw no change in searches.

Interest in Greek property increases rapidly – 21.7% rise in searches

New Zealand searches fall away – down 5.8%

Croatian property continues to rise – up another 17% this month

Cape Verde rises 33 places in our top 10 trending searches table

Commentary

Commenting on the climbers and fallers in this month’s search chart Shameem Golamy, Head of Overseas at Rightmove said:

“In June, we saw searches increase for idyllic island locations as people look to escape the traditional UK summer downpours. Greek islands, most notably the Dodecanese island group – which includes Rhodes and Samos - attracted over 50% more searches month on month. With Crete also increasing in searches by over 20%, it’s clear that the problems with the Greek economy are helping drive attention to the investment opportunities located there.

Other island locations that have risen in searches include the Balearic Islands, with both Ibiza and Minorca rising in popularity, along with the Italian island of Sardinia. The Cape Verde archipelago in the mid-Atlantic has always been attractive for canny investors and with some airlines currently offering direct flights from Manchester to Boa Vista from £246, it’s no surprise that searches for properties there increased by over 46% last month.

No matter where buyers are looking, they are still interested in getting good value for money in the short term with the prospect of making a bit of money over the long term.”

David Kerns, Dealing Manager at Moneycorp said:

“Savvy Britons are seeing the debt crisis in Greece as an opportunity to take advantage of a fluctuating housing market, with the potential to yield significant returns down the line, once the Greek economy is in a healthier state.

However, until Greece has got its economic house in order, and it becomes clearer to investors how the country will fare in the future, it’s unlikely that a lot of purchases will take place. Should things begin to crystallise, Greek property could prove to be a great investment opportunity.”

Back to work blues boost overseas property searches

Highlights

56.2% of indexed locations saw increases in searches, 43.7% decreases, 0.1% no changes

Searches for overseas property rose 15.3% in May

Poland has broken into the top 20 countries for the first time, searches increasing by a huge 248%

Top ten climbers include several French regions: Dordogne (up 74%), Aquitaine (up 47%) and Limousin (up 39%)

Italy continues to attract interest – 17 out of 20 Italian regions see increased user activity in May

Bavaria in Germany is the top climber for May with 82% more searches month on month

Commentary

Commenting on the climbers and fallers in this month’s search chart Shameem Golamy, Head of Overseas at Rightmove said:

“After the bank holidays in April, searches for overseas property increased by 15% in May as people settled back into their normal routine. Properties in France received a healthy growth in interest, especially properties in The Dordogne region, as users combine looking for a bargain with a complete change of lifestyle. Properties all over France are being advertised at realistic pricing levels, with 2 bed houses starting at around £75,000. With transport costs reportedly on the increase, it’s logical that people are starting to look closer to the UK.

Rightmove’s new partnership with Polish property firm Morizon.pl, which has led to an increase in properties displayed in Poland, has caught the imagination of UK buyers with a surge of users gaining access to the attractive investment opportunities available.”

David Kerns, Private Client dealing manager comments:

“The post-bank holiday blues clearly led to a large increase in interest in overseas property last month, as sunny shores and a new life abroad tempted UK workers.

“The euro seems to have set its sights on becoming the world’s premier bipolar currency, fuelled in part by the indecision over what to "do" about Greece. As a result, there’s been more and more interest in non-eurozone economies, such as Poland and Turkey. Turkey in particular has become one of the fastest growing economies in Europe and many property investors here have been attracted by its stability against a backdrop of uncertainty closer to home.”

Spain and Italy dominate as bank holiday fever sweeps UK

Highlights

The province of Valencia in Spain is our top climber for the second month in a row with rise of 69% in searches

Spanish regions dominate our top climbers table with 7 entries out of the top ten

Italy overtakes Australia into 5th place on our country chart as 19 out of 20 Italian regions see a rise in searches – Le Marche and Tuscany seeing the biggest increases

Australia sees a decrease in searches for the third month in a row

Searches for Croatia rise 20% month on month

Commentary

Commenting on the climbers and fallers in this month’s search chart Shameem Golamy, Head of Overseas Sales at Rightmove said:

“Countries on the Mediterranean coast, especially Spain and Italy, were the big winners in April as searches for Australia fell away once again. Buyers are still fascinated by the Spanish province of Valencia – not only is the Spanish Grand Prix coming to the region in June, it’s also been included in Lonely Planet’s top 10 beach cities once again. The allure of reduced priced properties are still attracting extra interest in other regions in Spain, with Malaga, Alicante and Minorca all seeing increased user activity in April.

Increased property stock from Italian advertisers has led to virtually all Italian regions seeing an increase in searches. Regions in the centre of Italy have seen the largest increases, especially Le Marche, where you can pick up a renovation project starting from around €10,000. There are also great investment opportunities for people looking to relocate and start a business, such as a bed and breakfast, due to the availability of large country homes at discounted prices. Recent TV programmes aired in the UK highlighting Italian food and culture have no doubt helped increase the interest, with Italy rising to become the 5th most searched for country on Rightmove Overseas.

Price and location are again the dominant factors for UK based buyers looking to purchase in the next few months – they want a property not too far from home and for a bargain price.”

David Kerns, Dealing Manager at Moneycorp said:

“With Australian interest rates currently standing at 4.75% and the potential for further rises ahead, the Australian dollar remains extremely strong, driven in part by global investors looking for that interest rate yield advantage. This currency strength has resulted in the waning appeal of Australian property to Brits over the course of this year. Australia’s commodity exports have also proved to be a source of great strength to its currency, making property in the country relatively more expensive to British expats. Interest has dropped by 14% compared to last month as a result.

On the other hand, falling property prices in Italy have contributed to an increasing number of Brits eyeing up opportunities there. Though there are bargains to be had in the recession-hit countries of Europe, the euro remains stable and house prices will not continue to fall forever. Potential investors should plan carefully and be aware of the risks involved with the debt-ridden European countries.”

Holiday hotspots climb the rankings as people dream of a summer getaway

Highlights

Overseas searches are up by 1.2% this month.

The province of Valencia in Spain is our top climber this month with a massive rise of 166.78% in searches.

Other top climbers include the islands of Ibiza in Spain (+24.73%) and Sardinia in Italy (+18.32%).

There is big switch in interest between Southern Europe/Mediterranean countries and countries from other continents: (Portugal + 14.36%, Cyprus +5.20%, Greece +6.03% versus Australia -17.91%, New Zealand -21.76%, USA -0.33%, Canada -12.99% )

Commentary

Commenting on the climbers and fallers in this month’s search chart Shameem Golamy, Head of Overseas Sales at Rightmove said:

“The summer sun in the UK has brought out the European property hunters, as the traditional emigration destinations such as Australia and New Zealand fall away in searches. Buyers looking for reduced priced properties in traditional lifestyle and holiday hotspots have been notable during March, with the Spanish province of Valencia seeing a massive surge in searches. The current climate means that if you are a buyer, you are spoilt for choice amongst the hundreds of properties with huge price reductions available, all over the Mediterranean.

Searches for properties in countries that have been downgraded on the international financial markets have also seen an increase, with both Portugal and Greece rising sharply in searches. This could be from savvy investors looking to cash in on the economic uncertainty in those territories, or simply those looking to research property prices before flying away to enjoy the holiday season.

On the flip side, it seems that the early year interest in emigration destinations seems to have waned as temperatures rise in the UK and cold hard reality of moving half way across the world sinks in.

David Kerns, Dealing Manager at Moneycorp said:

The difficulties seen in certain eurozone economies such as Spain and Portugal have not dampened the interest from people in the UK looking to escape overseas. It seems to have had the opposite effect, in fact, with savvy investors here making the most of the vulnerable property markets in Europe. Although the euro remains stable, interest in houses in Portugal has risen by 14% and in Spain by 4% due to the bargains to be had with property in those countries.
