Commentary

Looking back over historical data we’re seeing the same kind of seasonal effects on search patterns as in previous years. Activity took a huge knock at the end of 2008 when the Credit Crunch and collapse in buyer volume was really biting, but some countries have weathered the storm better than others and we’re seeing the first signs that prospects are improving with 4 of the Top 20 countries registering positive growth on last year’s equivalent monthly performance.

Commenting on the climbers and fallers in this month’s search chart Robin Wilson, Head of Overseas at Rightmove said:

“Whilst most countries are seeing declining search volumes in line with the usual seasonal slow down, Australia and New Zealand are ignoring the Christmas hype and throwing another turkey on the Barbie, notching up increases to both their market share and overall search volumes. It’s an impressive performance and bodes well for the New Year when resolutions and emigration dreams really kick in and drive lifestyle buyers.

The stealth success story of 2009, Germany, continues to perform well joining Austria, Switzerland and Australia as one of only 4 countries hitting higher monthly searches in October 2009 than 2008. Germany also recorded 2^nd and 3^rd place on our top trending locations by delivering consistent positive growth month on month and, unlike Austria and Switzerland, may not see a decline as the winter sports season fades. Germany certainly seems one to watch in 2010 and points towards it possibly being among the fastest recovering destinations in 2010.

India makes the leap into the Top 20 for the first time, buoyed by a well received show from Hamptons and positive PR around the commonwealth games they are hosting in 2010. With a huge base of savvy British Indian investors to draw on, Indian property developers and agents seem well placed to capitalise.”

Commentary

As the Summer peaks in searches begin to fade into Autumn and activity begins to cool, we’ve seen some big swings for USA, Australia and New Zealand on our search charts. Of the top 20 countries, Australia and New Zealand were the only destinations on Rightmove Overseas to increase search activity in September. The US on the other hand, dropped nearly 27% over the same period.

Commenting on the climbers and fallers in this month’s search chart Robin Wilson, Head of Overseas at Rightmove said:

“The drop in US searches was mostly driven by big reductions in searches for property in Florida, which is surprising given the extremely keen pricing available there and it’s long term popularity as a destination for Brits. Possibly some of the less motivated buyers have started hanging up their dreams till next year, leaving the committed lifestyle buyers still searching the destinations on the Northern Eastern Seaboard, where New Jersey actually increased searches by 21%.

Of the top 5 countries, Murcia and Costa de Almeria in Spain are holding up the best against the cooling in search activity, dropping only around 6% against the Spanish average drop of 16%. In Italy, of the major destinations, it’s Calabria and Puglia standing out and in France, the Midi-Pyrénées region actually managed an 8% increase against the average French decline of 18%.

The lift in searches for homes down under could well be seasonal as thoughts turn to a new life in the New Year and emigration; the emigration zones at the recent A Place in The Sun show were extremely popular.”

Commentary

Another strong month for activity on Rightmove Overseas resulted in a 32% increase in searches for overseas property and the highest overall volume of searches since August last year. Holidaymakers looking to prolong the magic or combining inspection trips with their vacations resulted into big lifts to the majority of search destinations. Consumer confidence in the UK market is picking up and it seems that overseas is following suit. Agents and developers with good propositions and strong brands are well placed to take advantage of this upsurge in interest before the end of year slow down begins.

Robin Wilson, Head of Overseas at Rightmove commented:

“A second month of strong growth is great news for the industry, but it comes with a caveat that buyers are now being much more picky and considered with their searches. ‘Quick-buck’ investments and flipping properties based on inflated price bubbles don’t hold the same attraction. Buyers we work with now have become much more discerning about the quality of property, features, location and the agent or developer they’re buying from. Advertisers have to invest some effort in their proposition through presentation, pricing or deals, but there’s no doubt that for the summer season, appetite for overseas property has returned."

Commenting on the climbers and fallers in this month’s search chart Wilson said:

“With Skiing season about to kick off, it seems Austria has stolen an early lead on interest with searches in Kärnten, at the Eastern end of the Alps, up nearly 62%. Austria isn’t the cheapest destination, to buy or holiday in, but it does have stability and a premium image which can go a long way to securing investments in property over the long term.

Turkey continues to benefit from good rates of exchange and could be getting a boost from holiday makers returning from summer vacations and looking to buy a property for more permanent options.

Portugal bumping Italy back to 5^th place in our top countries table is probably a combination of continuing nerves about the state of the Spanish market and Portugal’s improving reputation as a quality alternative to Spain with all the facilities and weather but less of the mass market.”

Commentary

Poor weather in July (more time indoors browsing), improving optimism in the economy and rising dollar exchange rates helped contribute to a 20% increase in overall searches for overseas property on Rightmove in July. Whilst the traditional destinations held firm at high level with relatively small changes in rank, activity further down the search tables was a lot more volatile, indicating healthy interest in alternatives.

Robin Wilson, Head of Overseas at Rightmove commented:

“A 20% lift in search volumes is a welcome boost to the market, particularly as we approach the off-peak winter season. Good Developers and Agents are managing to achieve cut-through, particularly with pro-active techniques like email campaigns to targeted subscribers, but despite improving sentiments for the economy, taking the plunge and buying abroad is still a big reach for many, so it’s important that properties and projects stand out from the crowd."

Commenting on the climbers and fallers in this month’s search chart Wilson said:

“Improvements in the dollar exchanges rates also saw corresponding increases in searches for locations in the USA and Canada, with easy to reach Florida the biggest beneficiary of British interest.

We flagged Germany as one to watch back in our May report and the consistent increase in search performance has earned it if not a ‘hot spot’, certainly a warm place to look at investing. You can pick up apartments in Bavaria for not much more than £30k which would be perfect for winter ski or outdoor summer pursuits.”

Commentary

As we enter summer season, when home hunters and buyers traditionally holiday and thus spend less time online, overall search volumes are beginning to decline. We’re still seeing a lot of movement within the search charts but it largely reflects transferring interests as focus shifts between markets and flavours of the month.

Robin Wilson, Head of Overseas at Rightmove commented:

“Whilst there some indications of a recovery in the UK market, much of the overseas industry is still reeling from the withdrawal of vast swathes of low level investors and lifestyle buyers.

Frighteningly, we’re still having conversations with new advertisers who believe it’s enough to just put a basic promotion out there and expect to just take reservations.

The brutal facts are, to generate interest and secure reservations, developers and agents have to work their advertising and what precious leads are out there hard."

Commenting on the climbers and fallers in this month’s search chart Wilson said:

"The  shine has really come off Dubai now. The harsh reality of coping with the legal climate, business practices in the Middle East and stories of harsh penalties for ex-pats crossing the line, combined with the collapse in prices fed by over-supply and drying up of buyers in volume are graphic (see chart.)

Compare that to Spain where this month our search data shows that people are piling in to the Costas to uncover bargains and below-market-value sales. Despite facing similar conditions to Dubai of a collapse in prices, buyer volumes and an over-supply of standardised properties, Spain has bucked the market in recent months. We think the key difference is the sense of familiar by staying within the EU and traditional British destinations.

Meanwhile, Turkey seems to doing quite nicely, thank you very much, making hay on exchange rates whilst it remains outside the EU zone. New flights and prices are opening up to Dalaman, Antalya and Bodrum which make it even easier to make your money go further.”

Commentary

May was a positive month for searches on Rightmove Overseas, with a 13% increase in searches on April and more chart risers than fallers. The more traditional European destinations took the lions share with Portugal leading the pack, up 28% on last month. Portugal’s Silver Coast region alone almost doubled searches, up 81%.

Robin Wilson, Head of Overseas at Rightmove commented:

“As the markets settle down and people’s thoughts turn to holidaying, it seems interest in classic European destinations is reviving, particularly amongst lifestyle buyers. Emerging markets have certainly lost ground as speculative investors have taken their cash elsewhere (that’s if they have any to spend at all). Serious bargain hunters and disciplined investors are still very keen and targeting relatively safer long term bets in cities like Istanbul or Budapest, or distressed market opportunities in Spain and UK favourite, Florida.

Germany’s search figures are also rising driven in part by the regions of Rheinland-Pfalz, Bayern, Sachsen and Brandenburg. Our climbers chart only tracks destinations achieving more than 100 searches a day so these regions were not eligible for the top climbers chart this month but are trending upwards and performing just under the radar, certainly ‘one to watch’.”

Commenting on the climbers and fallers in this month’s search chart Wilson said:

“At country level we see few radical shifts month on month, but lower down the ranks there’s lots of movement as interest follows topical events or articles, for example May saw Monaco up over 40%, following the Formula 1 Grand Prix there. Recent television advertising promoting the Balearics as a destination seems to have had a positive impact with searches for the party islands of Mallorca, Ibiza and Minorca up 40% on average.

At the opposite end of the scale, Cape Verde had a strong showing in April with news of direct flights from the UK and completions coming on to the market, but has fallen away again in May. I think the message is, whilst there are brief hot spots, the smart money is staying focused on affordable destinations with pedigree and long term potential.”
