<h3><b>Commentary</b></h3>
<p>Looking back over historical data we’re seeing the same kind
    of seasonal effects on search patterns as in previous years. Activity took a
    huge knock at the end of 2008 when the Credit Crunch and collapse in buyer
    volume was really biting, but some countries have weathered the storm better
    than others and we’re seeing the first signs that prospects are improving with
    4 of the Top 20 countries registering positive growth on last year’s equivalent
  monthly performance.</p>
<p>Commenting on the climbers and fallers in this month&#8217;s
  search chart Robin Wilson, Head of Overseas at Rightmove said:</p>
<p class="quotes">“Whilst most countries are seeing declining search volumes
    in line with the usual seasonal slow down, Australia and New Zealand are
    ignoring the Christmas hype and throwing another turkey on the Barbie, notching
    up increases to both their market share and overall search volumes. It’s an
    impressive performance and bodes well for the New Year when resolutions and
  emigration dreams really kick in and drive lifestyle buyers.</p>
<p class="quotes">The stealth success story of 2009, Germany, continues to
    perform well joining Austria, Switzerland and Australia as one of only 4
    countries hitting higher monthly searches in October 2009 than 2008. Germany also
    recorded 2<sup>nd</sup> and 3<sup>rd</sup> place on our top trending locations by
    delivering consistent positive growth month on month and, unlike Austria and
    Switzerland, may not see a decline as the winter sports season fades. Germany
    certainly seems one to watch in 2010 and points towards it possibly being among
  the fastest recovering destinations in 2010.</p>
<p class="quotes">India makes the leap into the Top 20 for the first time,
    buoyed by a well received show from Hamptons and positive PR around the
    commonwealth games they are hosting in 2010. With a huge base of savvy British
    Indian investors to draw on, Indian property developers and agents seem well
  placed to capitalise.”</p>

In the last few days we&#8217;ve heard of fresh attempts to scam renters out of money, by trying to solicit money up front on rental agreements for properties overseas that don&#8217;t exist. Typically they are for <a href="http://www.rightmove.co.uk/overseas-property/find/UAE-Dubai/Dubai.html?locationIdentifier=WORLD_REGION^17588&#038;sortByPriceDescending=false">property in Dubai</a>.</p>
<h3>Our advice: if it sounds too good to be true, it probably is, so walk away.</h3>
<p><strong>If  you are in any way suspicious or concerned about doing business with someone, get independent advice and try to verify their identity and operation before sending any money.</strong></p>
<p>A typical pitch is that a landlord is out of the country or moving back to the UK so can&#8217;t meet the tenant directly but has left keys and contracts with an agency in the country and they claim that Rightmove is handling the transaction on their behalf. The prospect is asked to forward the funds in advance and then the keys will be released to them.</p>

<p>The prospect is often sent <a href="http://www.rightmove.co.uk/overseas-magazine/files/2009/10/scam-sample-1.png" target="_blank">official looking emails</a> with lots of mentions of Rightmove as agents for the transaction but requires payment via Moneygram.</p>
<p>The facts are that the Rightmove does not have such a department and <strong>never asks for any money up front from tenants </strong> against rentals or sales. We only advertise properties for owners, developers and agents we do not get involved directly in transactions for sale or rent.</p>
<p>We&#8217;ve had calls from (rightly) suspicious prospective tenants asking us to confirm the contracts are real or to verify emails they&#8217;ve received are genuine. Genuine emails from Rightmove staff will only come email addresses ending @rightmove.co.uk.</p>

  <h3><b>Commentary</b></h3>
  <p>As the Summer peaks in searches begin to fade into Autumn
    and activity begins to cool, we’ve seen some big swings for USA, Australia and
    New Zealand on our search charts. Of the top 20 countries, Australia and New
    Zealand were the only destinations on Rightmove Overseas to increase search
    activity in September. The US on the other hand, dropped nearly 27% over the
    same period.</p>
  <p>Commenting on the climbers and fallers in this month&#8217;s
    search chart Robin Wilson, Head of Overseas at Rightmove said:</p>
  <p class="quotes">“The drop in US searches was mostly driven by big reductions
    in searches for <a href="http://www.rightmove.co.uk/overseas-property/find/USA/Florida.html?locationIdentifier=WORLD_REGION^190499&#038;sortByPriceDescending=false">property in Florida</a>, which is surprising given the extremely keen pricing
    available there and it’s long term popularity as a destination for Brits. Possibly
    some of the less motivated buyers have started hanging up their dreams till
    next year, leaving the committed lifestyle buyers still searching the destinations
    on the Northern Eastern Seaboard, where New Jersey actually increased searches
  by 21%.</p>
  <p class="quotes">Of the top 5 countries, <a href="http://www.rightmove.co.uk/overseas-property/find/Spain/Murcia.html?locationIdentifier=WORLD_REGION^148943&#038;sortByPriceDescending=false">Murcia</a> and <a href="http://www.rightmove.co.uk/overseas-property/find/Spain/Costa-de-Almeria.html?locationIdentifier=WORLD_REGION^221222">Costa de Almeria</a> in Spain
    are holding up the best against the cooling in search activity, dropping only
    around 6% against the Spanish average drop of 16%. In Italy, of the major
  destinations, it’s <a href="http://www.rightmove.co.uk/overseas-property/find/Italy/Calabria.html?locationIdentifier=WORLD_REGION^151748">Calabria</a> and <a href="http://www.rightmove.co.uk/overseas-property/find/Italy/Apulia.html?locationIdentifier=WORLD_REGION^150622&#038;sortByPriceDescending=false">Puglia</a> standing out and in France, the <a href="http://www.rightmove.co.uk/overseas-property/find/France/Midi-Pyrenees.html?locationIdentifier=WORLD_REGION^162163&#038;sortByPriceDescending=false">Midi-Pyr&eacute;n&eacute;es</a> region actually managed an 8% increase against the average French decline of 18%.</p>
  <p class="quotes">The lift in searches for homes down under could well be
    seasonal as thoughts turn to a new life in the New Year and emigration; the
    emigration zones at the recent A Place in The Sun show were extremely popular.”</p>
