August is a historically strong month for search activity on Rightmove Overseas as British buyers return from their summer holidays abroad with dreams of capturing the experience by owning property where they were staying.  August 2010 was no different with a 12% lift on July’s search activity.

Commenting on the climbers and fallers in this month’s search chart Robin Wilson, Head of Overseas at Rightmove said:

“As the summer holidays draw to a close it seems Portugal and the United States have been the biggest winners taking 8 out of the 10 Top Climber places in our chart. The surge in interest for Portugal has pushed it up into 4^th place, back in front of its arch rival Italy for the first time since May. Key regions driving the change were Costa Verde and the Western Algarve, both up 45% with the Silver Coast also putting in a 25% uplift in searches

Across the other side of the Atlantic, the South Eastern United States are also strongly up in search activity with The Keys and Gulf Coast up 25% and Florida in general up 30%.

Poland’s first showing in our trending chart is a positive sign for Eastern Europe, delivering consistent upward performance over the last quarter in searches on Rightmove.

Finally, as memories of the world cup fades, searches for South African property are also on the decline, down 7% on July, probably settling back to a more natural level.”

David Kerns, Private Client Dealing Manager at Moneycorp says that:

“Sterling’s renewed strength against the Euro in August could very well have contributed to the increased demand for property in Portugal. The rate was above the €1.20 level for most of the month and even reached highs of €1.22. At Moneycorp, we’ve seen an 87% increase in demand for property in Portugal between July and August, which certainly mirrors this currency movement. “Across the pond, the property market in Florida seems to be recovering from the disastrous Gulf of Mexico oil spill. While the U.S. Dollar strengthened against the Pound during August, making property more expensive for British investors, a good exchange rate at the start of the month and a stream of negative US financial data may have encouraged UK interest in property .”

“Two years on from when the Credit Crunch first started to really bite, it’s clear that the overseas property market is radically different. Many of the market dynamics that used to be in place have gone, some would argue for good. For example, you’d be hard pushed to find a casual investor looking to make a quick buck by flipping off-plan apartments in out of the way places, availability of mortgage finance is much harder and many businesses have failed to adapt to the new conditions.

However, the appetite for overseas property hasn’t diminished. People are still dreaming about a life abroad, so we rewound our database to look at how the credit crunch has affected interest in some of the top destinations.

What’s clear is that whilst only a few countries have really bucked the trend and gained on their 2008 position, there are big gaps in how fast some countries are recovering, if at all.

Dubai in the United Arab Emirates for example has been hit very hard, struggling to regain the peaks it saw at almost 80% fewer searches than 2008.Eastern Europe has also taken a battering with previously hot destinations for investment returns falling out of favour.

At the other end of the scale, Germany is the undoubted success story. It’s maybe not as glamorous as France or Italy, but has many of the same benefits and seems to be carving out a niche of it’s own. It’s been consistently climbing our search charts and this month again features in the top climbers and top trending areas. On this evidence it’s certainly undervalued and overlooked.

 Spain has proved resilient, recovering twice as fast as France, no doubt helped by continued scent of bargains from its oversupply issues.”

David Kerns, Head of Private Clients at Moneycorp says that:

“The weakness of sterling throughout the recession has certainly contributed to the fall in demand for overseas property over the last two years. The rate of sterling against the euro was €1.24 in July 2008 and fell as low as €1.04 in December of 2008. It has been a bumpy couple of years for the pound and the recession has also raised awareness of the benefits of using a currency broker when buying an overseas property for many individuals.

“Things are looking up for overseas property hunters though. The pound has rallied, reaching highs against both the euro and the dollar in the last couple of months. This could explain why the USA has seen as 13% increase in searches throughout July, and why France and Spain have both seen a 5% increase compared to June of this year.”

Commentary

As the summer holiday season approaches and the Football World Cup begins to dominate popular consciousness, search activity is likely to vary considerably, making it hard to forecast interest. Over June, we expect to see an upturn in interest for South Africa, but it will likely be driven more by browsers interested in getting a feel for the location than serious buyers. Summer holidays are also beginning to ramp up and are great opportunities to combine vacations with inspection trips and think seriously about making a purchase.

Commenting on the climbers and fallers in this month’s search chart Robin Wilson, Head of Overseas at Rightmove said:

“May was a great result for Spain, fed by returning confidence among buyers as the bad memories and headlines of last year fade. It’s always hard to let go of what your property was worth at the peak of at the market and accept times have changed, but vendors also seem more open and have much improved realism about prices necessary to make transactions happen. The improving Euro exchange rate is definitely playing a part, up 10% on January this year and 20% on January last year, meaning buyer’s budgets can go further.”

Moneycorp, one of the UK’s leading foreign exchange specialists, has also seen a rise in enquiries for Spanish properties, which amounted to an increase of 11.8% between March and May.

David Kerns, Head of Private Clients at Moneycorp says that:

‘Throughout May, sterling gained good ground against a weak euro. Having started the month at €1.14, the rate eventually reached €1.18 towards the end of the month. The pound has benefitted from economic data which continues to support the view that the UK recovery is gaining traction. In contrast, the euro has continued to weaken, following news that Spain’s AAA credit rating had been downgraded. It was sent even lower when the European Central Bank warned that eurozone banks faced writing off another €195 billion of bad loans. The increase in the sterling/euro exchange rate would have made properties within the euro zone an increasingly more attractive prospect for euro buyers, and explains the surge in interest in Spain.

The United States also saw some interesting trends in the Rightmove Search Report. On top of a fall in the sterling/US dollar exchange rate from $1.53 to $1.45 in May, which would have made US property more expensive to British buyers, the effects of the oil spill in the Gulf of Mexico seem to be impacting on property searches in the region too with a 15.5% fall in Florida, 9.11% fall in the Gulf Coast and 6.05% fall in the Orlando/Central Coast region.”

Search activity continues to pick up in 2010 with overseas property searches up 73% on 2009 and approaching early 2008 levels. Commenting on the climbers and fallers in this month’s search chart Robin Wilson, Head of Overseas at Rightmove said:

“It’s exciting to see search volumes picking up as it seems Brits are coming back to overseas property. There’s no doubt absolute traffic volumes are down on the bubble peaks of 2007/2008, but there’s a ground swell of consumer confidence and resolve amongst serious lifestyle buyers to put into practice the purchase plans they put on hold last year.

It’s not clear yet what effect the hung parliament will have on attitudes towards purchasing overseas. Some buyers we speak to say it’s given them even more incentive to move, others are playing a more cautious game to see what effects on currency rates the expected economic measures might have.

Sardinia and Sicily are absolutely the stars of the Mediterranean property right now and deservedly so. They both possess fabulous unspoilt coast and interiors and are only a short hop from all that mainland Italy has to offer. The mainland was trending strongly in April indicating it could be a bumper month for property in Italy in May.”

Moneycorp, one of the UK’s leading foreign exchange specialists, has also seen a fall in enquiries for Australian properties, which amounted to a drop of 62.5%. David Kerns, Head of Private Clients at Moneycorp says that:

‘Throughout April, sterling traded higher against the euro than it has done in past months. Both Greece and Portugal suffered credit rating downgrades, further fuelling fear that the Greek debt crisis was actually spreading to other southern European nations. The rate became even more favourable for the pound as the month went on, hitting levels of €1.16. This would have made properties within the euro zone a more attractive prospect for euro buyers, and explains the surge in interest that Rightmove Overseas has seen in Italy.”

He added that:

‘The GBP/AUD rate of exchange has also been caught up in the global crisis affecting the euro zone. When market confidence is affected, investors tend to shun commodity currencies (like the Australian dollar) and run for cover towards the US dollar and Japanese Yen. The volatility caused highs of A$1.67 during the month of April, but the rate finished the month lower at A$1.65. This continued uncertainty could account for the fall in enquiries for Australian properties as other destinations looked more favourable for buying properties.”

Searches are up 60% on March last year and much improved sentiment amongst both advertisers of property overseas and buyers bodes well for the industry recovering from the recession faster than expected.

Commenting on the climbers and fallers in this month’s search chart Robin Wilson, Head of Overseas at Rightmove said:

“Never mind the arrival of Spring, the arrival of sunshine seems to have set buyers racing for the sun, with big gains for classic Mediterranean destinations this month. Portugal has surged past Australia and reclaimed it’s 4^th place in our chart as the seasonal peak in emigration interest fades. Historically, Italy has rounded out the top 5 countries, but strong performances from Cyprus and Turkey could see an upset as interest builds into Summer.

It’s striking what a difference 12 months have made. At the recent A Place in The Sun Show at Earls Court we had non-stop enquiries from both people looking for help buying and businesses who have survived the casual investor drought and learned to cope with changed conditions. Transaction volumes may be well down on last year, but we’re seeing strong improvements in the numbers of serious ‘ready to buy’ purchasers.”

Moneycorp, one of the UK’s leading foreign exchange specialists, have also seen a similar trend in property related enquiries between February and March with an 18.5% rise in people looking to buy or sell properties in Portugal and a 16.6% rise in Cyprus.  Like Rightmove Overseas, Moneycorp also saw a fall in enquiries for Australian properties which amounted to a drop of 11.7%.

“The GBP/EUR rate improved during March and is currently showing more signs of life, pressing higher towards the €1.15 level.  Compared to February’s low of just under €1.10, properties within the eurozone would have appeared a more attractive prospect for euro buyers in March which could account for the rise in enquiries that Rightmove Overseas has seen.

The pound has dropped dramatically against the Australian dollar since the beginning of the year, though we have now at least witnessed a halt to the decline. A new low in the interbank market of A$1.62 was recorded in March, as investors shunned the pound following concerns over the size of the UK’s public borrowing deficit. This could account for a fall in enquiries for Australian properties as they became more expensive for people being looking to sell sterling for Australian dollars.”’
