Overview & Gallery
Located just on the edge of the traditional wine-making village of Lezignan-La-Cèbe, the sixteen exclusive properties at the Château des Roches Fleuries represent a unique melding of heritage and charm with modern comfort and peace of mind.

The Château, built in the 19th century during Languedoc's 'wine rush', is currently being renovated by a team of local artisans. Its spectacular spires and turrets will form the centre-piece of the development, with a number of properties with gardens built within a private 6,400m2 park.

The estate will be landscaped with lush banks of lavender, oleanders and roses, and Cyprus pines and olive trees will be planted to compliment the existing Mediterranean oaks and towering parasol pines. A large pool and sun deck space will offer the perfect place to while away warm afternoons with a chilled glass of local Picpoul wine.

The location of the development couldn't be better. The properties are a mere 3km from Pézenas, probably Languedoc's most desirable town. The capital of the region in the time of Louis XIV, its intricate carved stone façades, cobbled squares, excellent restaurants and bustling weekly market draw visitors and locals in from miles around. The beaches and fishing ports of the Mediterranean are only 25 minutes away, and the cities of Béziers, Narbonne and Montpellier are all close by, with their sophisticated boutiques, restaurants, bars and cultural attractions.

    Discover France's best-kept secret

Blessed with over 300 days of sunshine, some of France's best wines and endless sandy beaches, the Languedoc-Roussillon has long been one of the country's best-kept secrets. Development came relatively late to the area, ensuring that its traditional wine-making villages, medieval towns and verdant, rolling countryside haven't been blighted by the over-development seen in nearby Provence and Spain.

Just five minutes from the Château des Roches Fleuries lies the pretty town of Pézenas, which was the capital of the Languedoc back in the 17th century. Both Louis XIV (who visited here) and the playwright Mollière (who lived here) were drawn to its 'circulade' of cobbled streets that open out suddenly on to large sunlit squares, where you can eat 'al fresco' while admiring ornate façades and elegant balustrades. The Pézenas weekly market is one of the best in the area and the town hosts some excellent restaurants, tapas bars and artisanal boutiques.

    A region steeped in history

The beaches and bustling fishing villages of the Mediterranean are only a short drive away, as are dramatic Cathar Castles perched on rocky outcrops and that riot of fairytale spires and towers that is Carcassonne Castle.

Superb wineries abound - some of France's top-rated wines now come from the Languedoc region, which is reputed to be one of the world's most exciting wine-growing areas. Languedoc also offers excellent cuisine, in charming fishing ports along the coast, in the leafy-squares of countless villages and in smart eateries in the region's towns and cities.

Access to the region is excellent and surprisingly economical - making even popping down for the weekend quick and easy. RyanAir, EasyJet, FlyBe and others offer a continual stream of flights to the area - to nearby Carcassonne airport, as well as Perpignan, Béziers, Montpellier, Nîmes, Toulouse and Girona just over the border in Spain. Train and road connections are also excellent.

The Languedoc-Roussillon is still one of France's best-kept secrets - blissfully untouched by the over-development of Spain or the garish 'bling' and high prices of the Côte d'Azur. This is still a region of working wine villages, with endless sandy beaches, bustling fishing ports and some of Europe's most picturesque countryside - dotted with medieval castles.

      Europe's Luxury Resort Pioneers

In 2004, the founder of Propriétés & Co, Miguel Espada, developed a bold idea - to reconvert the best of the crumbling châteaux, abbeys, monasteries and other heritage buildings lining the Mediterranean, and transform them into luxury seaview and vineyard estates.

Braving regulatory hurdles and the challenges of building in southern Europe, Miguel and his passionate team of architects, artisans, designers and builders have since achieved something that no one had dared attempt before - to bring some of Europe's most elegant historic properties back to life while transforming them in to tasteful boutique residences and 'spa resorts'.

This pioneering approach, which we call 'authentic development', combines the best of modern sustainability, convenience and luxury with the elegance of a by-gone age, to create upmarket estates that have been carefully integrated into the local culture and natural environment.
