Les Berrets is a former farmhouse on the outskirts of the appropriately named village of Laizy. Laizy is in the southern part of Burgundy. There are two towns close by Etang sur Arroux (4 miles) and Autun (6 miles). Les Berrets is about 6 hours drive from Calais, 1 hour from Dijon and about 1 hour 45 from Lyon. There is a TGV station at Le Creusot 45 minutes away which can get you into London in about 4.5 - 5 hours, Paris 1 hr 40 mins.
Within 40 minutes there are an abundance of local attractions. In particular the town of Beaune which has world renown for top quality wines, the "route de grand cru" is all you would imagine of a wine growing area. The Saturday market is a must.
The nearest town of Autun is not short of attractions also. It has all the the amenities one would expect for a town including a couple of large supermarkets / DIY stores, builders merchants, restaurants etc.

The farmhouse is in exceptional condition set on about 4 acres of land with 3 outbuilding one of which has planning permission for 3 gites. The setting is suberb with open views on the surrounding rolling hills, its the last house on a liitle road. Laizy has a bakery / grocery & bar. Planning permission was also granted for to put 4 wooden lodges into to the larger of the two fields along with a 12 x 6 metre swiming pool. A huge independant barn has planning permission for 3 large gites. The structure is sound, the roof has been checked and new guttering fitted. Opposite the house stands a mobile home with 2 bedrooms in excellent condition sleeps 7, fitted with oven, hob & fridge. Situated next to the mobile home is a BBQ hut which seats 10 people and you can have all year BBQ's with Reindeer skins on the wooden benches.

A single track railway line running by the property has a maximum of 6 - 8 trains per day normally single carrage which is the Autun to Etang-sur-arroux line Monday to Friday. The river Aurroux is 300 metre away going down hill from the property where fishing is available.

The rear garden has a patio area, fruit bushes and strawberry area with grape vines along with a wild flower meadow. Plenty of space is available for a vegetable garden where in past years was a bumper crop. A seating area is also at the bottom of the garden along with a summer house.
