Vineyard & Buildings
The vineyard is improving the volume of production. This is to take advantage of the excellent pricing that has been achieved for the wine and increase profits. The newly planted vines are producing this year (2015). Currently plant density is approximately 3,300 producing plants per hectare. The increased density will be close to 6,600 plants per hectare which is the same density as St Emilion. The estate has 34hectares of vines planted with Merlot . The vines are farmed very well and presented in excellent condition on some of the best land in the Bordeaux region.
The strategy of the commercial vineyard is to put all the investment into aspects of the business that return profit. To these ends the wine making equipement and vinifying vats are in excellent condition and offer a turn key operation for the new owner. By contrast the cottage and two studios while habitable, have not been priorities.
The caretakers cottage is 132m2 and each studio is 36m2
There are plans for the developement of a Barrel chai (warehouse) and investment continues on the wine making aspects of the estate.
The property production equals 6000 bottles/ha. Production costs run at 1.5 Euros per bottle using a highly organized and mechanzed farming strategy for maximum efficiencies and returns. Major markets are currently north america with large orders sold to Canada
