Ground floor

Château and Manoir
The château is entered through the welcoming light and spacious entrance hall with stone tiled floors and exposed stone walls, and giving way to an elegant stone stairway with a wrought iron banister leading to the first floor, and to the vaulted ceiling dining room and kitchen to the right and in to one of the formal reception rooms on the left. This elegant reception room, known as the 'salon de musique' has high ceilings, parquet flooring 'à la Versailles', traditional French fabric wallpaper and a decorative stone fireplace. This leads on one side to the dining room with traditional wood panelling, a monumental fireplace, parquet 'à la Versailles' and French doors opening on to two facades, and through to the office on the other side, with wood panelling, double aspect windows and floor tiles featuring inlaid decoration. This then leads to the final reception room on this floor - the library room with a very large stone fireplace, parquet flooring 'à la Versailles' and large French windows. On the first floor there are 5 spacious bedrooms, each with full bathrooms and several with dressing rooms. On the second floor there are a further two large bedrooms with their ensuite bathrooms.

The manoir
This listed 15th century traditional stone manoir with its round tower, stone roof, mullion windows and with views over the traditional formal garden. On the first floor there are five bedrooms with ensuite bathrooms. This building has been used to host wedding receptions, incorporating marquees on the lawns in front. There is a large covered storage area at the back suitable for use by caterers. On the grounds behind the Orangerie is a very picturesque 18th century stone pigeonnier tower, a symbol of nobleness.

Farm
The farm
The farm is at the service entrance to the property, and is entered through a stone pillars in to a courtyard. The buildings consist of part accommodation with two bedrooms, kitchen, living room and bathroom, and the rest barns. It is in need of renovation, but would provide a perfect guardian's cottage, or provide further accommodation for a commercial activity at the property. There are 20 hectares of land, mainly pastures.

Commercial potential

A Note from the Partners

Thank you for pausing to read about our luxury real estate service. A lot of thought has been put into this note in the hope that it will tell you a bit about us as an organization. It could also help with your decision as to whether Maxwell-Storrie-Baynes is a good fit for you, or indeed whether you even need a service such as ours.

Maxwell-Storrie-Baynes is not seeking to be just another Agency. Our model is different to traditional French agencies in an effort to be focused on clients. We do this by removing conflicts of interest that are systemic within French agency. Our commitment to you is to provide a service with professional ethics (underwritten by both qualifications and reputation) placed at the forefront of our behavior. Your satisfaction and willingness to refer us to others will be our measure of success.

A quality that we admire in others is a willingness to take responsibility for their actions. Accountability therefore is important to us and it is why we have intentionally put our names on the business to be available and visible to both our clients and our community.

So, why are we your best choice?

•We love what we do and the place that we do it.

•We love wine and wine properties.

•We care what you think of us.

•We believe that good agency is good advice.

•We understand the importance of discretion and confidentiality that many of our clients demand.

•We are over 40 years of age, we understand business and are skillful negotiators holding deals together that otherwise might not make it to a successful conclusion.

•We enjoy property, people and bringing them together.

•We take marketing very seriously and carefully research what works and what is a waste of time and money.

•We think good photography is a non-negotiable in real estate agency and so we regularly engage a professional photographer to take outstanding photos of MSB clients’ homes.

•As partners we are a true partnership team. We share all the costs and commissions equally so you always get all of us and all of our properties. All of us are equally here to help you

•Each territory we cover has only one agent in it – this ensures that there is no internal conflict of interests within MSB getting in the way of client service.

•We believe in showing up on time; doing what we say; finishing what we start; and saying please and thank you.

•We like what Albert Einstein said: “Make everything as simple as possible, but not simpler.”
