Description

La Chartreuse
The approach to the house is from a terrace which overlooks the courtyard and from which there are magnificent views. Entering the house there is a light and spacious hall of 30m² with a fireplace, beautiful stained glass windows and eighteenth century cupboards. The flooring is of white stone quarried in the Dordogne and has underfloor heating.
On the ground floor there is an office of 40m² with a lift; a reception room of 30m² with fireplace and a fitted kitchen of 25m². Next to the kitchen there is a shower room and boiler room. You also have access to outbuildings (an old bakery).
To the left of the front door is a large room of 30m² which is currently a bedroom with a bathroom of 5.7m². An additional room to renovate of 30m² is on the ground floor of the west tower.
From this room a wooden staircase leads to the first floor and a room of 30m² with a cupboard and fireplace. From the landing there's a room with a sink and then three steps lead to two small rooms of 20m² and 15m² which require redecoration.
From the east tower and sitting room, a metal staircase leads to the second half of the first floor. Off the landing is a bathroom of 7m² and a room of 24m²; two rooms of 16m² and 20m², a dressing room of 5m² and a bathroom of 10m². There is access to an attic of 41m² from this bathroom.

Outbuildings and Exterior
On each side of the courtyard and the house are two sets of dependencies including old kitchens with a bread oven in working order, a workshop, a barn, a garage and the old cellars. All roofing has been renewed. There is potential to develop these outbuildings to increase the living accommodation.

The cellars on the western side consists of several unused cement tanks and a vaulted cellar.

Outside the courtyard there is a barn of 270m²and a caretaker's house of more than 80m², to renovate. The garden and an orchard are located to the rear.

In front of the gate, a natural water source flows into a fountain.

A chapel dating from 1846 and which is in very good condition is situated in the park.

Vineyard
The vineyard is 7ha97ca63a around the property. It is AOC Bergerac, Montravel and Haut-Montravel.
Planted varieties, called Cépages, are Merlot, Cabernet Sauvignon, Cabernet Franc, Semillon and Muscadelle. They can produce red and white wines.
The wine is not produced on the property. All work and winemaking are entrusted to an outside company.
A further 8 ha can be bought in addition to the current 7ha97.
