Full description:

Beautiful 18th century chateau on the edge of a peaceful hamlet in eastern Dordogne. Near Hautefort, one of France's finest villages.

The Chateau

The Chateau is accessed from the large walled courtyard to the west. On entering the great old entrance gates, the chateau in all its splendour lies ahead, with wings at right angles to north and south. The north wing provides potential for further development.

The Chateau is built on two floors, with a 300 M2 attic above. The ground floor comprises drawing room, dining room and kitchen, all of generous proportions with excellent natural light provided by tall windows to west and east. A magnificent stone stairway leads to the bedroom floor above; in hard times experienced by the owners in the 19th Century, cows climbed these stairs to gain access to pastures at the rear of the house; such is the quality of the stonework that no trace of their daily journey remains.

There are four bedrooms on the first floor, of which three have ensuite bathrooms. They enjoy lovely views over the rear garden. Superb original oak flooring, elaborate stucco work and wooden ceiling beams lend a sense of quality and antiquity. Two bedrooms have double French doors leading to the garden.

Further accommodation is provided in the North and South Towers, which can be occupied independently of the main house, thus providing potential for rental income.

The roof and stonework are in excellent condition.

The Garden and Park
The rear gardens on the east side of the chateau were planted out in the 1970's to an English design by former visionary American owners. Today we behold the fruits of their inspiration and enjoy the peace and beauty offered by the diversity of flora and trees.

There are three small cottages in the rear garden, which would require modernisation.

There is additional land of XX hectares to the south of this garden which the current owners acquired recently to ensure protection from any future development.

The South Tower

This apartment on the first and second floors has living area of 105m2. Renovated and decorated to an excellent standard by the current owners. Open plan living and dining room 41m2. Double doors to large terrace with lovely views to gardens. Wood panelling to dado height. Central heating radiators tastefully concealed behind painted wooden frames. Original wide guage oak flooring.

Two bedrooms and a bathroom on the upper floor.

The North Tower

Apartment of three bedrooms with independent access to both the courtyard and the road running along the north boundary. Living area 165m2. The lower floor comprises a living room with double doors to a terrace in the rear garden, and a kitchen/dining room. Also an entrance hall, guest lavatory and children's bedroom.

The upper floor comprises two further bedrooms, each with its own shower room.

The North Wing
The North Wing of the house is two storey height and is currently used for storage. It provides ample opportunity for the creation of additional accommodation, which could supplement considerably the rental potential of the North and South Towers.

Roof and stonework are in good condition, and future bedroom suites could have independent access directly to the courtyard and to the road on the north boundary.

A quality renovation of this wing could provide an additional annual income in excess of €30,000.

Bedroom, Ground Floor
This bedroom is accessed directly from the current Dining Room/Kitchen, and has a bathroom adjoining. Logically, this room should be converted to use as the main kitchen, with the bathroom used as a pantry/storeroom. Total area 35m2.

Bedrooms 1, 2 and 3
First Floor, measuring 5.94m x 5.83m, 6.15m x 5.63m and 6.15m x 5.90m. All with wonderful original oak flooring and fireplaces. Tall windows offer glorious views of rear gardens, and ensure excellent natural light. Accessed from spacious passage on west elevation. All with en-suite bathrooms, installed early 1990's.

Attic
Second Floor, above bedrooms & study. Potential to create up to 4 additional bedrooms if required. Access from main stairway.

Bedrooms 4 and 5
South Pavilion, Second Floor. Recently renovated and decorated to an excellent standard by current owners. Measuring 24m2 and 18m2. Beautiful old oak flooring. Shared bathroom comprising shower, WC and wash basin.

Bedrooms 6, 7 and 8
North Pavilion, measuring 25m2, 17m2 and 20m2. The two bedrooms on the second floor have ensuite bathrooms (bath or shower). The third bedroom on the first floor has a WC and wash basin only. Bathrooms were installed in the early 1990's.

Kitchen/Dining Room, North Pavilion
First Floor, 5.48m x 3.38m. Leading to sitting room. Independent Viesmann central heating system, hot water electric.

Garden
The front courtyard is reached through a triumphal stone gateway, with magnificent wooden gates. The courtyard is lined by outbuildings on each side which form a U shape with the chateau itself. The rear gardens were planted out in the 1970's to an English design by former visionary American owners. Today we behold the fruits of their inspiration and enjoy the peace and beauty offered by the diversity of flora and trees. There are three small cottages in the rear garden.

About Maxwell Baynes, Mérignas

A Note from the Partners

Thank you for pausing to read about our luxury real estate service. A lot of thought has been put into this note in the hope that it will tell you a bit about us as an organization. It could also help with your decision as to whether Maxwell-Storrie-Baynes is a good fit for you, or indeed whether you even need a service such as ours.

Maxwell-Storrie-Baynes is not seeking to be just another Agency. Our model is different to traditional French agencies in an effort to be focused on clients. We do this by removing conflicts of interest that are systemic within French agency. Our commitment to you is to provide a service with professional ethics (underwritten by both qualifications and reputation) placed at the forefront of our behavior. Your satisfaction and willingness to refer us to others will be our measure of success.

A quality that we admire in others is a willingness to take responsibility for their actions. Accountability therefore is important to us and it is why we have intentionally put our names on the business to be available and visible to both our clients and our community.

So, why are we your best choice?

•We love what we do and the place that we do it.

•We are very focused and offer a niche-boutique service for beautiful properties in the city of Bordeaux and surrounding regions of South West France.

•We love wine and wine properties.

•We care what you think of us.

•We believe that good agency is good advice.

•We understand the importance of discretion and confidentiality that many of our clients demand.

•We prequalify our inventory because we have learnt what you like.

•We have earned top real estate qualifications from France (Carte Professionnelle), the US (Broker/Realtor) and the UK (M.R.I.C.S).

•We intentionally practice at being good listeners and we ask good questions.

•You will never wait more than a day for a return call or email.

•We are over 40 years of age, we understand business and are skillful negotiators holding deals together that otherwise might not make it to a successful conclusion.

•We enjoy property, people and bringing them together.

•We take marketing very seriously and carefully research what works and what is a waste of time and money.

•We think good photography is a non-negotiable in real estate agency and so we regularly engage a professional photographer to take outstanding photos of MSB clients’ homes.

•As partners we are a true partnership team. We share all the costs and commissions equally so you always get all of us and all of our properties. All of us are equally here to help you

•Each territory we cover has only one agent in it – this ensures that there is no internal conflict of interests within MSB getting in the way of client service.

•We believe in showing up on time; doing what we say; finishing what we start; and saying please and thank you.

•We like what Albert Einstein said: “Make everything as simple as possible, but not simpler.”
