The main residence has a strong floor plan centred on a wide entry and hall providing access to formal rooms either side. The rooms are large and light with floor to ceiling heights of 3.20m. To one side is a large elegant living room with original floors and fireplace 5.0m x 6.5m. To the other side of the main hall is the dining room of 5m x 6m also with original fireplace and a door to the main kitchen 6.72m x 4.46m. Adjacent to the kitchen is the utility room with laundry 2x6m. Although part of the main residence there is a self contained ensuite bedroom with its own private entrance.
On the upper floors there are five bedrooms, providing large bedroom accommodations. The master bedroom has a walk-in wardrobe and large ensuite bathroom and is situated in the centre of the building with views over the formal gardens.
The estate was originally a farm holding dating back to 1664. The original farm buildings today form the core of the real estate and are centred on a courtyard. The buildings include: a 3 bedroom gite or guest house closest to the main chateau residence as well as a 3 bedroom cottage that is closer to the main entry gates. Both are presented well and offer spacious rooms with original features and fireplaces. Within the courtyard there is also access to the main winery and offices, as well as garaging, a former chicken coop and possible kennels.
Part of the original farm building has been converted into a summer house entertaining area with kitchen. The summer house opens to a large salt water swimming pool that is private and well designed for family events and summer living. Within the main courtyard there is a fresh water well with pump that provides water to the house and gardens including a stone walled vegetable garden. The formal gardens of about 2 hectares frame the main chateau and provide for the main driveway accessed through large stone gates. A small pond sits within the main lawns. There are significant shade trees and an elegant terrace for outdoor dining completing the exterior and gardens.
Vineyard to develop
The vineyard was been completely removed in 2006 and is planted to sunflowers today. However the parcels are situated in very favourable positions with good drainage and excellent aspect providing the perfect template for replanting. There are about 9 hectares of parcels that could be returned to vines either immediately around the chateau or within a few hundred metres. The potential for European planting grants is always a possibility in such cases and since the land has been "rested" for several years it would provide for an excellent resurrection of the former vineyard estate. Although the day to day equipment has been sold the main vineyard infrastructure is still evident and again offers potential to re-launch the wines.
The property has been making wines for many generations and so it offers a strong history of quality from its terroir. Of particular note are the sweet wines made with the botrytised grapes (perforating the grape skins allowing evaporation slowly practically turning them into raisins on the vine). With 90% Semillon and 10% Muscadelle and Sauvignon Blanc the sweet wines were aged for 18 months in barrels and provide an outstanding wine for ageing into the long term also.
In addition to the sweet whites, the estate also produced a Bordeaux red with a cepage of 85% Merlot and 15% Cabernet Sauvignon fermented in stainless steel vats and aged for 12 months in barrels. Finally the estate also produced a traditional Bordeaux rose with 5 months of barrel ageing.
