The ground floor consists of an elegant salon, a kitchen/family dining room, a cozy TV room/study, two bedrooms (one furnished with a most attractive solid wood bedroom suite), a full bathroom and a powder room. To facilitate a B&B arrangement (if desired), it would be possible to create two smaller suites, one accessed at the front of the house, the other at the rear, by expanding the powder room into a full bathroom.
The middle floor is configured with a very splendid large double sitting room with bookcase arches and balconies, a master bedroom with carved solid wood furniture, a second bedroom, a strikingly elegant main bathroom with beautiful deep green tiles, a guest powder room (which could be expanded to make a second full bathroom), a kitchen (not currently fitted out) opening into a further room which could make either an expanded, very large kitchen, or a family dining room, or a play room etc., etc.
The top (attic) floor has been configured with a very spacious 'L' shaped open plan area together with a kitchen to give maximum flexibility to create living/dining/study/relaxation opportunities. Here, there is the possibility of having one/two further bedrooms and a bathroom. Here also you will find one of the key features of the property: a lovely large covered roof terrace with sweeping views over Carnello to the hills beyond, ideal for al fresco dining or for relaxing in a reclining chair on a summer afternoon.
A garden, garage and cellar space complete the facilities of this most attractive property.
At the foot of the hilltop town of Arpino, Carnello is a quiet and pretty village nonetheless within 10 minutes drive of the nightlife of Isola del Liri (with its international blues festival) and the local administrative centre of Sora. Small but self-sufficient, Carnello has four bars/cafés, the very fine restaurant at the posthouse hotel, two pizzerias, a post office, a pharmacy, a patisserie, a bakery, a butcher, a hardware store, a stationer's/news agent, a tobacconist, a hairdresser, a church, a service station, a particularly good fruit and vegetable shop and an excellent gelateria ... everything within a minute or two's walk.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
