You approach the property through elegant wrought iron gates into the landscaped gardens down a sweeping drive where you can park three or four cars.
From here, you enter the 200 sq.mt. house through a charming vestibule, big enough for a sofa, a couple of armchairs and a coffee table, with a window looking out over the garden. Just off the vestibule is a very light, modern bathroom.
From the vestibule you reach the sitting room. The french doors at the end of this room were originally a secondary door into the building, but the current owners treat them more as a large window, looking across the street at the bend in the river and the old church. From this room stairs lead both up or down.
Going downstairs, you will reach the large dining room, with its custom made wood furniture (the table extends to seat twenty). The crowning glory of the property is the garden. Surrounded by high trees and hedges ensuring privacy (and fenced for dogs and children), the garden runs along the river bank and indeed has a wrought iron gate opening on to the river. The present owners adore their garden and have landscaped it beautifully - it has a large fountain with the jets of water playing over a marble statue, and a number of other small statues emerging from the greenery throughout the 1,000 sq.mt. grounds. There is a stone gazebo with a centre stone table and benches, a grotto with a statue of the Madonna from Lourdes and little paths curving though the shrubs and trees. A well-designed lighting system makes the garden as charming by night as by day, and the irrigation system makes it easy to maintain. The house is being sold fully furnished (with the exception of the few pieces in the vestibule) - and much of the furniture, the light fittings and the soft furnishings were made especially for the house.
When the original house was first built in the early 1900s, it was constructed as a massive property that had a stone staircase taking up the entire centre of the building. All the part of the building to the left of this staircase, together with the entire garden, has remained under one ownership and constitutes the property now for sale. At the foot of the hilltop town of Arpino, Carnello is a quiet and pretty village nonetheless within 10 minutes drive of the nightlife of Isola del Liri (with its international blues festival) and the local administrative centre of Sora. Small but self-sufficient, Carnello has four bars/cafés, the very fine restaurant at the posthouse hotel, two pizzerias, a post office, a pharmacy, a patisserie, a bakery, a butcher, a hardware store, a stationer's/news agent, a tobacconist, a hairdresser, a church, a service station, a particularly good fruit and vegetable shop and an excellent gelateria ... everything within a minute or two's walk.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome.
