Full description:

A unique character property built into the rock. With easy access to the river and a short walk into the centre of a pretty village with commerce. Built on many different levels, providing 3 bedrooms, terraces and all mains services. Terraced gardens and partly converted outbuilding. Good fishing!

The House

3.80m x 5.60m (12' 6" x 18' 4") One of the entrance doors leads into the kitchen with a feature open fireplace in full working order. The kitchen is fairly basic and provides a sink, gas hob and worktop. This room boasts the original wood flooring which has been painted and exposed timbers. With entrance door to the side, window to the front and double doors leading onto the terrace. The terrace is raised above one section of the garden and provides stunning views over the grassy river bank and over the river - ideal for al fresco dining and entertaining. Ten steps lead up to the hall.

1.60m x 2.10m (5' 3" x 6' 11") The small hallway provides exposed stone walls, exposed timbers and a wine cellar built into the rock. An original oak staircase leads up to the next level and the hall also provides access to the office.

3.00m x 2.00m (9' 10" x 6' 7") The office is also built into the rock and provides exposed stone walls, exposed timbers and concrete floor. The small window to the front overlooks the garden below and offers views over the river. This room provides an electric heater. This room would benefit from a small amount of work, such as covering the waste water pipe running from the bathroom to the mains drainage system.

Sitting Room
2.60m x 5.00m (8' 6" x 16' 5") The oak staircase leads up to a small landing with wood flooring which offers access to the sitting room which is full of old world character. The staircase continues to another level. The sitting room offers a feature open fireplace in full working order, original wooden flooring, a window and door to the rear overlooking the pathway and garden beyond. This door acts as the second entrance door. The sitting room provides a large storage cupboard and a further cupboard housing one of the immersion heaters.

Second Sitting Room
3.80m x 4.60m (12' 6" x 15' 1") Four steps lead down from the sitting room into this second reception room. This room features a tall window to the front, and small arrow slit window under with natural carpet flooring, and provides a more formal sitting room.

4.20m x 2.80m (13' 9" x 9' 2") Four steps lead up from the first sitting room into the bathroom. An unusual fox=cal point in this room is the rock that juts inti the room! This spacious bathroom offers a corner bath, heated towel rail, WC, wash hand basin and painted concrete flooring. Natural light is provided from an opaque window to the rear overlooking the path and the room also provides exposed timbers.

Bedroom 1
3.00m x 5.70m (9' 10" x 18' 8") The oak staircase continues up to another small landing with yet another oak staircase leading up to bedroom 3. This bedroom offers a dual aspect with two windows to the rear and a window to the front overlooking the river. Carpet has been laid over the wooden flooring.

Bedroom 2
2.60m x 5.00m (8' 6" x 16' 5") Bedroom 2 is accessed from bedroom 1 and offers the original wood flooring, and a feature ancient fireplace with carved mantelpiece and traditional wood burner. This delightful room also boasts exposed timbers, a wash hand basin and window to the front and rear. Finally, this room also boasts a door to the front with balcony overlooking the grassy river banks, river and countryside beyond. The balcony further leads to a small garden area and then to stone steps leading up to a gated entrance a few metres from the village church.

Bedroom 3
2.80m x 5.70m (9' 2" x 18' 8") The narrow oak staircase leads up to the third bedroom which is built under the eaves of the property. The bedroom access provides reduced head height, and the room offers exposed timbers, and Velux-style roof windows to the front and side. The flooring is original wood.

3.40m x 4.50m (11' 2" x 14' 9") The cellar is situated directly underneath the kitchen and is accessed from the exterior via the lower garden level. The cellar provides exposed stone walls, exposed timbers and is built into the rock. The small electric immersion heater for the kitchen is also housed in the cellar, which provides good dry storage or workshop area.

Outbuilding and Gardens

2.40m x 2.70m (7' 10" x 8' 10") The small, attractive stone outbuilding has been partly converted into living accommodation (with the necessary permissions). The stable door opens into an entrance area with two steps leading down to a small sitting area with window to the side. Next to the entrance area is a small shower area with shower, vanity unit and WC. This area would benefit from being closed in by partition walls. The ground floor is all tiled with terracotta floor tiles. There is also a small mezzanine area accessed from a new wooden staircase. The mezzanine 4.90m x 3.10m (16' 1" x 10' 2") is built under the eaves and produce severely reduced head height. This would be ideal for occasional use, entertaining or for children/adolescents. Natural light is provided by two Velux-style windows to the side. The outbuilding is ideal for entertaining, however the roof needs to be re-insulated and plaster boarded.

This interesting property boasts gardens on various levels. The first garden at the lowest level is hedged and is situated to the front of the house, around 25 metres from the river. The garden is easily accessed from the close by parking area and steps to the side lead up to the side of the house and continue up the steep slope to the church and village centre. The garden offers a flat lawn area, access to the cellar (at ground level), which is built into the rock, as well as a small pond under the raised terraced, again built into the rocky hillside.
The garden continues on this side, further up the rocky hillside, with access from the balcony leading off bedroom 2. This leads to a small garden area with stone shed (previously the exterior WC!) and then steps leading up to a gate which accesses a small path leading to the village centre.
The remaining garden is situated on the other side of the steps to the side of the house. The garden is terraced to provide a lower level flat lawn area, and then sloping gardens with trees and mature plantings. Towards the top of the garden is another seating area and small vegetable plot. The outbuilding is situated opposite the house across the pathway to the side.
