A large house in the quiet village of Jadersdorf in the Gitschtal, about a 5 minute drive from the main town of Hermagor. The house is currently set up as three apartments but could be used as a large family home. Jadersdorf is a small agricultural community set in the valley with mountain views all round. The Family ski area of Weißbriach is only minutes away by car, the ski bus for both Weissbriach and the Nassfeld Ski Arena and normal service buses stop less than 100 metres from the house. The lakes Presseggersee and the beautiful Weissensee are both in the area.

The house was built in 1984 and has been maintained in very good condition. The accommodation is very flexible and offers opportunities for letting in this popular two season holiday destination.

Ground floor: entrance hall and apartment 1, bathroom with bathtub and shower, separate toilet, kitchen, large living/dining room with open fireplace and exit to the large terrace, double bedroom.

Stairs to 1st floor with apartment 2, kitchen, living/dining room with access to the balcony, bathroom with shower, double bedroom with steps up to a small mezzanine bed space, carpeted floors.

Apartment 3 which has kitchen, living/dining room with parquet floors and exit to balcony, bathroom with bathtub, double bedroom, w.c., single room with w.c and shower.

The attic space could be converted to accommodation.

Outside there is a garage and carport with space for 2/3 cars.

There is a full basement with three rooms and the heating plant room. Heating is via the district heating system (Fernwärme) and there is an oil fired boiler within the cellar as a backup in case of emergency.

The living area extends to 183m² and the plot size is a generous 1230m². The garden is mainly laid to lawn.

Jadersdorf has a village pub and small shop, the main shopping area, schools, hospital and other facilities being in Hermagor.

Hermagor

Hermagor, our home town, is the county town and administrative centre for the central Gailtal and the 30 villages surrounding it. It is a small town but has plenty of supermarkets, shops and restaurants. The famous Semmelrock Konditerei, reputedly one of the best in Austria and where everyone meets for coffee and cakes or a light lunch, lies in the central square, the Gasserplatz. Most Saturday mornings there is a Farmers' Market offering local produce including Gailtaler Speck (bacon), cheeses and honey, the produce for which the area is deservedly famous.

The Presseggersee lies to the east of the town and the fabulous Nassfeld Ski Arena is only a few minutes away by car. The area offers endless opportunities for both summer and winter activities with many kilometers of dedicated trails for walking, cycling, horse riding and golf at the Gailtal Golf Club. The area has good road and rail links. The railway runs the full length of the Gailtal valley and offers regular services to Villach from where there are trains to the rest of Europe.

Klagenfurt airport is about a 45 minute drive away with flights to Vienna, Berlin, Hamburg and Köln and it is only about a 1 hour and 15 minute drive to Ljubljana airport in Slovenia with flights from Luton (Wizz) and Stansted (easyJet). Salzburg Airport is about a 2 hour drive.

Nassfeld Ski Arena

The Nassfeld Ski Arena is the ski-resort in the district of Hermagor. It is located at the Nassfeld Pass and offers 110 km of pistes, extensive off-piste opportunities and 30 ski lifts. The Ski Arena caters for all levels of ability from a dedicated and extensive teaching area to black runs for the expert skier.

The Millenium-Express cable car lift, the longest cable car system in the Alps, takes you to the top (1.919 metres) in less than 15 minutes. The ski resort ranges in elevation from 1300 metres to 2000 metres above sea level. There is also a fantastic 'Snowboard Park' with the ultimate half pipe. The Nassfeld has over 220 snow machines for creating artificial snow and ensuring good skiing conditions.

During 2014, work commenced building more lifts to link the Austrian side of the Nassfeld to the Italian side from Pontebba. The work will include the expansion of the skiing area.

In Summer it is a spectacular destination for mountain hiking and cycling and offers more than 1000 km of hiking ways. It also has one of the longest Sommer Rodelbahns (summer toboggan run) in Austria.

Weissensee

The Weissensee is one of the exquisitely beautiful Carinthian lakes. At 1000m above sea level, this is Carinthia's highest lake. With a temperature of around 24°C, the clear and clean water is refreshing even on the hottest of days, has fantastic visibility and plenty of fish.

As two thirds of the lakeshores are protected by conservation laws, the area offers great scenic beauty. Ideal for those in search of a peaceful break, as well as for families with young children. Exceptional walking and cycling trails.

In summer the lake offers tremendous water sport facilities and in winter, when the lake freezes, the surface is groomed to prepare a magnificent skating area. Horse-drawn sleigh rides are also offered. Crosscountry skiing is available and downhill skiing is catered for in the family ski area. The Nassfeld Ski Arena is only a short drive away.

Sports Facilities: windsurfing, crazy banana, tubing, water-skiing, parasailing, fishing, skating, skiing, cycling, hiking.
