An impressive house built in 2009 standing on a large, sunny plot in the popular village of Weißbriach on the edge of the Weißensee Nature Park. Only 300 metres from the Weißbriach ski lift and within walking distance of the supermarket and all the facilities of this lovely holiday destination.

The first thing one notices when entering this house is the quality of the light. The house stands in a very sunny position and is fitted with large windows, particularly in the triple aspect L-shaped open plan kitchen, dining and living room which is fitted with a number of full length windows that open out onto the terrace which surrounds three sides of the house. The terrace extends to 100m², 50m² of which is covered giving all year round use.

The layout is:

Ground floor: front door which is reached by steps under a covered entrance, entrance hall, L-shaped open plan comprehensively equipped kitchen/dining and living room, a large room which can be a fourth bedroom, laundry room, w.c. The kitchen has an island ceramic hob and work surface with electric and steam ovens being built into the extensive wall units. There is a woodburning stove in the living room area.

Stairs to first floor with large landing and three large double bedrooms, two of which have large windows giving access to individual balconies. The bathroom is fitted with a two person shower cubicle with steam facility and a corner whirlpool bath. Separate toilet.

There is a full sized cellar under the house with a number of store rooms.

The house is heated by an extremely efficient air source heat pump with underfloor heating throughout, including the cellar. The windows are UPVC double glazed units and the house has an energy rating of 'C'.

To the outside, the garden, whcih extends to 2006m², is mainly laid to lawn. The house is approached by its own drive. There is a carport of 55m² with space for 2 - 3 cars and space for two more cars to stand in front of the carport.

The house is only 300 metres from the Weißbriach family ski area. You can see the skipiste in the photographs from the house. This offers a safe ski school environment and two long runs. For more challenging skiing, the Nassfeld Ski Arena is about a 15 minute drive away. There is a regular ski bus service that runs between the Nassfeld and Weißbriach.

The Weißensee Nature Park is on the doorstep and it takes about 10 minutes to drive to the Weißensee lake. The area is very popular both summer and winter with many sporting opportunities on offer.

Weißbriach itself offers many hotels, restaurants and bars. There is a supermarket, a range of shops, doctor's surgery, police station, bank and tourist office all within easy walking distance.

Weissensee

The Weissensee is one of the exquisitely beautiful Carinthian lakes. At 1000m above sea level, this is Carinthia's highest lake. With a temperature of around 24°C, the clear and clean water is refreshing even on the hottest of days, has fantastic visibility and plenty of fish.

As two thirds of the lakeshores are protected by conservation laws, the area offers great scenic beauty. Ideal for those in search of a peaceful break, as well as for families with young children. Exceptional walking and cycling trails.

In summer the lake offers tremendous water sport facilities and in winter, when the lake freezes, the surface is groomed to prepare a magnificent skating area. Horse-drawn sleigh rides are also offered. Crosscountry skiing is available and downhill skiing is catered for in the family ski area. The Nassfeld Ski Arena is only a short drive away.

Sports Facilities: windsurfing, crazy banana, tubing, water-skiing, parasailing, fishing, skating, skiing, cycling, hiking.

Facilities: bathing beaches, pleasure cruises, boat rental, campsites, hotels, almhuts offering local cheeses and Speck.
