The 370 sq.mt. villa is on two levels and has been designed with large terraces linked by balconies on the upper floor to take full advantage of the spectacular view. A labour of love by its current owner, it has been built to an extremely high standard, having been intended as a long-term family home.
The upper floor consists of a small entry hall, a large central living room (opening onto the wrap-around balcony), a well-lit and fully equipped kitchen/dining room (opening onto a large terrace with BBQ and ample room for al fresco dining in summer), a study or small family room (opening onto another spacious terrace), two bedrooms and two bathrooms.
The fixtures and fittings throughout are of the highest quality featuring solid wood internal doors and kitchen cupboards, stone countertops, artistically-laid terracotta floors and artisanal iron-work balustrades and light-fittings.
The balcony wraps around two side of the house, looking out over the valley, and widening at a number of points into large seating/entertaining areas. Sun streams into these upper rooms which benefit from lovely views over the valley and/or the property's own grounds.
Other than a laundry and another bathroom, the even larger lower level of the home has not yet been fitted out, allowing for the purchaser to decide for themselves among a variety of possibilities - an integral garage, more bedrooms and bathrooms, a games room, a home theatre .....
Although the area has little crime, the owner, living much of the year overseas, wanted to be sure the property could safely be locked up and left for long periods at a time, so it already has excellent security in the form of lockable metal window shutters and outer doors, answer phones and security cameras.
The home, private and secluded but not isolated, stands on a large area that has been flattened, providing a very large garden at the front of the house, and a smaller garden at the back. Some landscaping has been already done, particularly in planting trees, but there is still complete scope for the purchaser to design the garden of their dreams. There is ample space for an infinity-view swimming pool either at the front or back of the house or indeed lower down the hill near the old stables; also for a gazebo, tennis court, external shower, etc.
The property also benefits from an expanse of woodland; the ground rises up a small escarpment behind the house, and the property line is over the brow of the escarpment, thus ensuring that no new buildings can overlook Villa Alessandra from above.
As one drives through the entrance gates of the property, past an old well, there is a secondary private driveway leading to the old stable block. This has never been restored and hence is not currently habitable, but its two-storey footprint provides the possibility of building an additional structure on the land should the purchaser so desire.
Both the elegant historic hilltop town of Arpino and the shops, cafès and bars of Isola del Liri, which hosts an international Blues festival each summer, are only a few minutes drive away.

Villa Alessandra is in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
