This is a very rare and unique piece of property. It has a lot of potential to be beautifully restored. As it has been abandoned for many years, it needs to be completely renovated, including a new roof.
Please note that this is an exceptionally large property of over 10,000 square feet. It could easily be made into a number of apartments, and because of its sheer size, renovation costs are would be high. It has a great potential in terms of the return on the investment, but the initial investment would be large if one would want to renovate the whole building. It could be possible to renovate a part and resale the rest or keep it for future development, but in any case, the roof would need to completely rebuilt as a first step and that would be quite a large expense to start with, probably somewhere between 50,000 to 100,000 euros.
There are many options as to future possible uses of the property. It could be made into a large residence, separate apartments to be rented out or sold off or it could be made into a bed and breakfast.
The store fronts also give you the possibility to run your own business from the property or to rent them out for an income.
Pieve di Teco
This property is located in Pieve di Teco, a medieval village. It has an arcade from the 1400's that is lined with local shops and family run restaurants. It hosts markets throughout the year and is home to one of the smallest theaters in the world.
Only 20 minutes to the beaches and town of imperia on a wide main road. 25 minutes to Albenga and Aaessio. 40 minutes to the ski resort of Monesi. 1 hour to either the Nice or Genoa International Airport. The surrounding countryside is mostly forested with some wine and olive cultivation. It is a beautiful and picturesque area with many rivers and hiking trails.

Liguria is situated along the Italian Riviera, bordered by France to west, Piedmonte to the north and Emilia-Romagna and Tuscany to the east. As a popular destination for tourists from both Italy and abroad, it is known for its beautiful beaches, forested hills, picturesque towns and quality of food. It boasts a 350 kilometre long coastline dotted with coves of and beaches. It is home to beautiful unspoiled nature in the forested hills and mountains and is where you can enjoy hiking, cycling or a swim in the pristine rivers. The hills and mountains are a popular countryside destination.
The region is characterized by its geography. Boarded by the Ligurian sea to the south and the Alps and Alpini mountains to the north, it is know as the region where the mountains meet the sea. Liguria's land is 70% forested and its Natural Reserves cover 12% of the land. The way in which these mountains are situated protects this region from continental weather and creates a very mild climate year-round, with plenty of sunny days. It is considered to have one of the most comfortable climates in Europe. The average winter temperatures range from 7 to 10 C (45-50 F), and summer temperatures average from 23 to 24 C (73 to 75 F), with extreme temperatures being virtually non existent.
There are many small, local boutique wineries as well as small production, high quality olive oil makers in the region. The famous Pesto (Genovese) originates from the area, as do other famous dishes. The region is well connected with a main motorway (highway) which runs the length of the coastline from Nice (France) to Savona, Genoa, La Spezia and Tuscany as well as to Milano and Torino. Liguria’s location makes it a perfect home base for exploring Europe, with France right next door, and even Switzerland Austria and Germany are only a half a days drive away.
