Casale del Lago - the Lake House - is a fully restored original stone country farm house, located a short 10 minute drive from the centre of Arpino in the beautiful contrada, or suburb, of Vignepiane.

This wonderful property was 'created' some years back by its successful & passionate owner, as the perfect place to entertain and relax in, while indulging his love of gardening, on weekend visits with family and friends. The home and grounds have many surprising features that have been well designed and built. While the main home is in very good condition, the grounds and some of the water features will require some work to bring them back to good repair, to regain the splendour of when they were built.

A long planted driveway brings you the main home, which has been fully fenced and gated.

The main house has 2 large double bedrooms and 1 single bedroom, which is currently set up as a study with custom built cabinetry. There are 2 bathrooms - 1 on each level, a kitchen & pantry room, a separate dining room, a spacious living room with an open fireplace and another upstairs sitting room which very nicely opens up onto its own covered verandah. The verandah has a lovely stone staircase which leads directly down into the garden.

The ceiling of the upstairs bedroom level follows the line of the roof, giving it some incredible height, and is very nicely finished in wood.

The front of the home uniquely features an original built-in wood fired pizza and bread oven. Throwing open the doors of the living room onto the large paved terrace entertainment area in summer and enjoying a BBQ with friends and family couldn't be simpler.

To the right hand side of the home is an original 'aia'. Constructed of stone in a large circular shape, these 'aias' were originally used by farmers as a place to dry their harvested grains. Today they make a fine terrace area, a place to relax in, or hold parties, and take in the views.

A short stroll from the main home brings you to what was built as the gardener's cottage. This simple but charming little freestanding cottage has its own bathroom and could be used as an artist's studio, a study or as a guest room.

A path which was once a vine covered arbour, quite easily replanted, leads directly to the swimming pool area. This concrete pool has certainly seen better days and will need some restoration work to bring it back to life. The site of the pool was chosen very well to be within close distance to the main home and to have fantastic views over the beautiful countryside and mountain ranges in the distance.

Adjoining the swimming pool is a stone and wood cabana, which has been plumbed for a bathroom and kitchen. This cabana is currently used as a storeroom of sorts, stacked with building materials. However, it's easy to look beyond this to see it has been well designed With some work to finish it off, this cabana will become a perfect place to relax in by the pool on long summer days.

From the pool area a lovely path takes you to a beautiful water feature. The stone and iron pergola has a little moat for water to flow around it, and is a charming & romantic find amongst the olive trees.

Another path from the main home leads you to this home's private chapel. Another beautifully restored stone building, with fantastic views.

To the rear of the home are the independent cantinas and the store rooms. Following the stone path to the left of the home, brings you to the large fish pond area, which has a central fountain.

Further along this path are more custom built areas to relax in, and also a series of gardening rooms. One large potting shed and another orangerie which is planted with citrus trees that are fully protected during colder winter months. All areas of the property are fully irrigated, included these 2 dedicated gardening rooms.

The house is set upon some 10 hectares of land, which includes gardens around the immediate area of the home, as well as olive groves and some forested areas. A small lake with a natural spring supplies the property throughout the year with abundant water.
