What makes a Marche Property the perfect restoration candidate? The general consensus is that it needs to have a certain size to accommodate any architectural style. Ideally, it has an outbuilding, too. It goes without saying that the perfect house MUST have great views. It would be private, but not isolated, and have a southern exposure, no doubt, for full-day sun. Proximity to hill-towns, a medieval city, a superstrada (but no road noise), sights to see and places to eat would be perfect. Beaches and mountains about 30 minutes from the house would be just perfect. A beautiful olive grove helps complete the picture, as would a sizable, flat, 1-hectare plot. Ready road access and electrical and water supplies close-by are almost too much to ask, right? Wrong. There’s a terrific ruin-to-custom-restore, close to hilltop gems San Ginesio and Colmurano & medieval city Tolentino that offers ALL of the above…we’ve decided to call it CASA PERFETTA – “Just Perfect“…it’s that good and it’s probably the best restoration candidate we’ve seen in years.

You’re first struck by the views. They’re PERFECT. It’s the ideal mix of all the things that make Le Marche landscapes so special. You’ve got perfect views of the mountains, rolling hills and sweeping fields of summer sunflowers. The house faces south and boasts full day sun. These perfect points are accentuated by the fact when the house is built it will sit on a plateau, give it great views for nearly 270º (note the other 90º look out on the private olive grove!).
