Casa Tramonti with swimming pool is a beautiful property with outstanding views in excellent condition in the famous and extraordinary beautiful Valley Dítrea close (3 km) to famous Cisternino and only 8 km to ostuni- the white city. The German owner since 1999 has maintained the property very well during the years and all buildings and the garden is in top condition.
It is currently run as a small B & B business for up to 12 guests renting the guest house building ( formerly a chapel) as one unit (sleeps 2 + 2) and the downstairs apartment (two double bedrooms, sleeps 4 persons).
The accommodation comprises seven bedrooms in the main villa- divided in two floors and the small guest house.

The main building consists on one old part and one new part. the old part is the trullo building, probably 200 years old, which has 3 trullo roof cones, ceiling height of 4,5 metres.. Over the year a large extension was made with all modern facilities.
The accommodation in 3 separate parts is as follows:
The so-terrain villa on two levels has currently the upstairs trullo part as the owner's residence of 115 sq. m. It has 3-bedrooms, 2 bathroom, large kitchen, sitting room, veranda room, outside veranda and a large south facing terrace with marvellous views over the estate.
The downstairs part is an apartment of 60 sq. m; it has two double bedrooms, 2 bathrooms and a kitchen and its own private patio area of 15 sq. m. being close to the pool it has immediate access to the sun deck and pool area.
The two floors of villa could easily be interconnected either by way of an internal staircase or roof cover over the external staircase whichever way you prefer.
To the left of the property entrance is the guest house an old chapel building which has been converted to a residential house; it has on the ground floor one double bed with open plan kitchen a bathroom and a loft second bedroom. It has its private patio area with pergola.
The land is gently sloping into a mini valley and is reached by a nice natural pathway surrounded by beautiful vegetation, olive trees, fruit trees and flowers.
At the lower end of the land is a well- maintained wooden shed which easily could be used as a n extra bedroom. Close to it is a small trullo which could be extended to make one bedroom or just kept as it is as a nice feature.
the garden has all kinds of fruit trees like cherries, plumbs, pears, apples, persimonns, mulberries, oranges, mandarins and lemons. Nut trees like walnut and chestnuts and 65 olive trees

Technical details and outgoings:
The property has independent water system, gas central heating, connected to mains electricity, A/c units and WiFi.

The annual property tax as a resident and "first Italian house" is 300 euro.
The property has, as is normal in the country side, fresh water cisterns, which are fed with rain water and also possible to fill up by lorry transport. there are three such water cisterns; two separate but interconnected 28.000 litres tanks with submersible water pumps. Down in the garden area there is a 42 cubic metre tank which is used for irrigation and top up of the swimming pool. This tank is filled up during winter rains. All water in all three cisterns is pure and in theory drinkable even if most people prefer to drink bottled water.

The swimming pool of 10 m x 5 m is also in excellent shape with a depth of 1,5 metres.
The property has two separate septic tanks each certified for 16 persons.
There is a burglar alarm system connected to security central. the cost is 830 euro per year.
the property has an energy rating certificate of G class, but this could easily be improved as the installation of new windows with double glazing and solar panels with be energy efficient.

Casa Tramonto on Contrada Colongo is located in the famous Valley DÍtria with it s beautiful rolling hills and landscape with many historical trulli buildings. the distance to the nearest town is about 3 km and this is the small and nice town of Cisternino, a true gem with small cobbled streest, many fine restuarnats and shops. To Locorotondo, famous for its round historical old twon it is 7 km Ostuni it is 17 km and the towns are some of the best known towns in Apulia.
To the historical town of Fasano (40 000 inhabitants) it is 15 minutes by car, 1o min to Locorotondo for all shopping needs, bars and restaurants as well as near to the famous d'Itria valley and world famous trullo houses in beautiful surroundings. The drive to the beaches on the Adriatic coast is 20- 25 minutes with the nearby Torre Canne and Savelletri, a small pleasant fishing village.
The coast from Savelletri has very few houses, natural rocky beaches with stretches of sand beaches, At Forcatella there are a couple of small informal restaurants for simple but delicious sea food dishes. The road continues to Torre Cane, also a popular seaside village.
The train station is located south of the motorway at 15 km distance. You can for example take the train from Bari Airport to Fasano and pre book a taxi from Fasano Stazione (10 minutes).

The property has the advantage of being centrally located between areas of interest such as the mile long caves of Castellana; the archaeological excavations of the Roman Egnatia by the Adriatic coast line; the Trullo houses of Alberobello- an UNESCO world heritage site: the medieval town of Oria; the wealthy baroque town of Martina Franca; the Zoo Safari Park of Fasano (lots of fun for children and adults alike); the caves of Polignano a Mare, well known also for its tasty ice-cream; Grottaglie famous for its ceramics and old stone carvings; the famous baroque city of Lecce which is called the Florence of the south.

By air there is a choice of two international airports, served by Ryanair, Easyjet , BA and others, Bari in the north ( 87 km, ca 70 minutes by car) and Brindisi in the south ( 60 km - circa 45 minutes. Both cities have ferry traffic to Greece, Albania and Croatia so it's possible to make weekend trips across the Adriatic Sea.

BARI being the Commercial capital city with 250 000 inhabitants' offers the best shopping, a grand opera house, called the Petruzzelli teatro; a large medical city centre with many museums. Just north of Bari lies a little town called GIOVINAZZO a true gem, right by the sea. Further north is MOLFETTA Outlet, a famous shopping galleria and 20 minutes further is TRANI, a sophisticated town with a beautiful half moon bay & marina. Continue north to CASTEL DEL MONTE, which is the mystical castle built by Frederic II in the 14th Century.
Within a 2,5 hour drive to the north lies GARGANO, the peninsula called the spur of the Italian boot. Gargano forms a large nature and wild life Reserve and offers hiking and scenic trips around the peninsula. From here there are daily boat trips to the small TREMITI ISLANDS.

The Italian lifestyle means many things but especially socializing; the home is used for sleeping and breakfasts, the Italians go out for enjoyments and dining. Based in Laureto there are so much you can experience, like early morning markets in the small towns. music festivals, religious carnivals, the beach life, historical tours in the main towns, cooking classes, learning a bit Italian at language schools, dining at the many country and sea side restaurants, night clubbing at the beach clubs of Capitolo.

As Apulia is a peninsula and surrounded by the two seas- the Adriatic in the north and the Ionic in the south - water sports dominate in the area; sailing, yachting, water skiing, kite surfing swimming & beach life. Golf is available with five good courses and San Domenico is world class (PGA 2014 Challenge Final). Tennis (there is one tennis club just 5 minutes away from the villa in Selva di Fasano) horseback riding, hiking and bicycle tours are other options for the active minded. Squash clubs are located in Bari, Bitonto and other places.
Being south, Apulia has warmer weather than Northern Italy and even in the "winter months" of December to February the average number of sun hours per day is 4 and in June-August 10-11 sun hours per day! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia think of that you will spend a lot more time outside than in the inside compared to at home. Therefore you will need plenty of terrace space, pergolas etc. at your Apulian property and also cooking facilities outside is very practical.
The water temperature in beginning of May is in average 19 degrees, up to 27 degrees in August/September and 19 degrees in November. This means you & family will spend time at the beach. Where ever you are in Apulia you can reach the beaches within 30 minutes!

Apulia has until recently been called the hidden treasure of Italy, unknown to most tourists who come & stay in Rome, Florence, Venice and at the Italian Riviera.
