Your first question might be "Why haven't you sold the house yet?" because it doesn't have a garden. It's a gorgeous house, no question, but there's no outdoor space apart from the balcony. However, this shouldn't stop you from considering the house. It's perfect for those of you who want a pad in France which requires no maintenance when you're not there. Or else maybe you are into outdoor pursuits and by the time you get back to the house, you just want to flop, eat, and rest. We enjoyed doing that - and we loved it!

THE BLURB - The whole house has around 155m2 of living space. You enter through a large hall (entrance 10.60 m²). The ground floor is tiled with gorgeous Domus tiles, very hardwearing, which go through to the sitting room and beyond.

The ground floor is designed as a sociable, open plan living area (Living / dining room 31 m² kitchen 15.10 m²). From the hall, you enter into a spacious sitting area. There is plenty of room for 2 sofas and armchair, if you desire, and a TV aerial socket for TV, DVD player. There are fitted shelves in one corner of the room and an original French grandfather clock that is in full working order. The dining area used to house a long barn table that seated 14 people! The kitchen is modern with a wooden work top, 90cm hob with 2 ovens, washing machine and large fridge/freezer. The kitchen was designed to be practical as the house was owned by a Top London chef. There are just base cabinets and shelving above, which means that you can easily access all day to day crockery and glasses.

From the hallway, you go up the original narrow, curved wooden staircase. All the flooring upstairs are the original, wide beamed wooden floorboards. Lovingly scrubbed and varnished by ourselves. To the right of the landing is the master bedroom (bedroom 12.92 m²), which leads onto the balcony. The balcony comfortably takes a table with 2 chairs. Directly ahead of the top of the staircase is the separate toilet and large family bathroom (bathroom 8.60 m²). The bathroom includes a roll top bath with shower head, double sink and a 120cm shower, with rain shower head and a normal one. It's pure luxury in here.

There are two other bedrooms off the landing, a twin bedroom (or it can be used as a double) and another large double bedroom (bedroom 10.88 m², bedroom 14.22 m²). All bedrooms have sunlight streaming into them at different times of the day. The size of all these bedrooms are great, no-one will feel that they have the 'smaller' or not so nice room, as they're all as nice as each other. From the landing you can then go up a second curved flight of stairs to the unique 43m2 loft room. We had the bannisters built, and they were extremely well done. So the stairwell is old, but the surrounding bannister is new. Top floor provides a double bedroom under original beams, with an en-suite shower room and toilet (shower room 5.44 m²), plus an extremely spacious sitting area. It's quite a luxury to have such a unique space as this, so if you require more rooms, then this area could be partitioned to provide at least another two rooms, depending on your needs.

The whole house has been modernised. It has an energy rating of D. The old walls have all been covered with plasterboard, and skimmed over. The roof is new and the best looking in the village (that's what the locals say!). Heat is provided by electric wall heaters, which are super efficient, and the plumbing and electrics were all re-done during refurbishment. Hot water is provided by a hot water tank which is situated in a discreet cupboard in the hallway. If the neutral decoration is not to your taste, it will be very easy to re-paint, without any additional work.

Location-wise it could not be better. The house is situated in the centre of the village, close to the attractive church. Amenities include a local grocers, supermarket, butcher, bakery, post office, bar, pharmacy, bank and hair dresser. During peak season you can make use of their very well kept swimming pool, with stunning views of the valley and they have a tennis court which is open all year.

You are just 10 minutes from picturesque Pompadour, with its Chateau and race course. In the opposite direction you are 10 minutes from Objat which is a busy little town with many shops, bars and restaurants, plus a very good swimming pool with water slide, paddling pool for toddlers, lake restaurant / bar. Both these places have pools and tennis courts. Objat holds one of the best markets I've been to, every Sunday, where you can buy anything from meat, cakes, fruit, flowers, mattresses, pans, clothes...just about anything!

The area provides many things to do, especially if you are into outdoor pursuits. There are plenty of local walks; biking is very popular (you will see many people training for the Tour de France in this area); fishing; kayaking; other watersports; horse riding; Quad bike racing; hot air balloon rides! There is so much to do. The Correze region is proud to boast 7 of the most beautiful villages in France, and I believe 6 of them are in the Limousin area. St Robert is the closest to Juillac, at just 15 minutes drive away.

To reach Juillac is easy. It's one hour from Limoges airport and 35 mins from Brive-La-Gaillarde. Both airports can provide cars to hire, and the roads are easy to follow. It's 30 mins by car from Brive to the house and 1 hr by car from Limoges. It's still possible to get really cheap flights, if you're clever with your journey times and dates.

From the photos you'll see it as fully furnished. We have now brought some of that furniture back with us to the UK, but some furniture still remains, and we're happy to sell these pieces with the house. But if you prefer it to be totally empty, then we can arrange that too. If you need to see photos of the house looking empty, just get in touch, and I can send them through to you.

There is no garden with this property so is ideal as a holiday home (no need to worry about maintenance whilst you're away). Who needs a garden when there is so much surrounding beauty to explore? If you want to sit out with a glass of wine in the evening, you can always use the balcony.

Location :

Limousin is one of the most beautiful unspoilt regions of France, an area of gentle rolling hills, woodland, valleys, rivers and lakes dotted with many picturesque towns and villages. A region heavily influenced by the medieval architecture of its many chateaux and churches. The stone houses have a simplicity of rural living with those special features that are so pleasing to the eye.

The area is alive all year round and is not solely reliant on tourism, making it very attractive for those of you looking to make a permanent move or looking for a holiday home for year round breaks.

The region is perhaps most well known for its fine cuisine and the accompaniment of fine wines from the neighbouring Bergerac region.

Flight Information

There are regular flights all year round from Stansted, Southampton, East Midlands and Liverpool and there are summer flights from Bristol, Bournemouth, Edinburgh, Leeds/Bradford, and Newcastle into Limoges airport and London City airport into Brive; giving the region wonderful accessibility from the UK.

If you prefer to drive we are just 6 ½ hours drive time Calais or alternatively you can travel by Eurostar / TGV direct from the new St Pancras Eurostar terminal via Lille or Paris to Limoges.
